Great location, but lower-floor living is disappointing

The local area is very convenient and well connected. The development is close to shops, restaurants, cafés, bars and everyday amenities, which makes day-to-day living easy. Transport links are also good, and the central location is one of the strongest positives of living here. The main downside is that the immediate environment can be affected by noise and disruption, particularly around the communal areas. As someone on a lower floor, this has sometimes made the area feel less peaceful than expected. However, purely in terms of location, convenience and access to amenities, it is a strong place to live.

How has the building management responded to any problems or issues you have raised:

In my experience, responses have been polite but not effective. Issues are acknowledged, but there is often little visible action or meaningful follow-up, and at times it can feel as though concerns are being fobbed off rather than properly addressed. This has been particularly frustrating in relation to repeated noise, disruption in the communal areas, and privacy concerns, all of which have affected my ability to fully enjoy my home.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how much the lower-floor experience can depend on both the floor you are on and the neighbours around you. If you are affected by unruly or inconsiderate neighbours, management may not take meaningful action, which can leave residents to simply put up with the disruption. If you are sensitive to noise or want a peaceful home after work, I would strongly recommend choosing a higher floor. The location is excellent, but your floor and surrounding neighbours can make a major difference to your overall experience.

Thank you for taking the time to share such a detailed review. We’re sorry to hear that your experience has not fully met your expectations, and we appreciate you highlighting the areas where you feel improvements could be made. We understand that noise can sometimes be more noticeable on the lower floors, particularly near the communal areas. These shared spaces are intended for all residents to use, and a reasonable level of noise from people (including families with children) is expected as part of normal community living. As long as this occurs outside of the designated quiet hours of 10pm to 8am, residents are not in breach of building rules. Regarding concerns about children being unsupervised, we do take this seriously. However, in order for us to intervene effectively, we rely on residents notifying us at the time the issue is happening, rather than after the fact. Real time reports allow us to attend, assess the situation, and speak to those involved where appropriate. Regarding your comments about the communal areas and ventilation, we appreciate you raising this. The corridors and shared spaces are cleaned thoroughly at least once a week, and the windows at the end of each corridor are kept open where possible, within the limits of the safety restrictors required for compliance. The building also operates a mechanical ventilation system that cycles fresh air through each floor for 20 minutes at a time. With seven floors, this means each floor receives a full ventilation cycle approximately every two hours. This setup is standard for high rise residential buildings and is functioning as designed, but we will continue to monitor the communal areas to ensure they remain clean and comfortable. We would like to reassure you that all feedback and reports management receive are logged and reviewed, and issues are addressed where appropriate. However, not every concern raised constitutes a breach of building rules, and in some cases, we are unable to intervene without sufficient evidence. To remain fair and impartial to all residents, our aim is always to handle matters consistently, appropriately, and in line with the building’s policies. If you would be open to discussing your concerns further, we would welcome the opportunity to speak with you directly so we can better understand the issues you’ve faced and explore solutions. Great location and it was easy to get around. Fantastic management, super welcoming and supportive throughout stay!

They responded excellently, couldn't give them more praise!

The flat could have done with some more sturdy furniture as some needed fixing after a few weeks stay.

Great area to live. Very safe, convenient access to the mall and easy to get to the train station. Also quiet and not too much going on, making it easy to live.

How has the building management responded to any problems or issues you have raised:

Very quickly and efficiently, without any hassles.

Allocated parking spaces, if could be chosen based on the building block I was in would be more convenient.

Best location we have lived ever. Walking distance to medical facilities,parks,best primary schools,malls,local stores,supermarket,library,play areas.Lot of activities and happening location. Bad part is there is no good secondary school around. Academically good children cant live in this locality. What a pity! Though there are lot of parks and green spaces around, they could have had some gardening space within. Many residents do not recycle. I dont know how this works. Best car parking, External bike storage, Garbage room, Easy postage and parcel collection facilities. So safe compared to any other bldg in MK.

How has the building management responded to any problems or issues you have raised:

The reception team instantly respond. Though the outsourced maintenance people arrive once a week to address any issues. But nonetheless they have always solved the issues, be it replacing the appliances or changing furniture. Top service.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I had known that there are no good secondary schools around. And wish I had known that this place is too good to leave after living here for a while. Its rare to find so many facilities in a bldg, events, community living and in city center.

I loved the area and highly recommend it to any young couples looking for a great night life and things to do on the weekend!

Everything was handled brilliantly with the exception of Tina and the bugs.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that the paint on the walls scratches so easily and that the color is so easily affected. When we moved in, I tried to gently clean some scuff marks left by the previous tenants using only water, but I quickly discovered that even that changed the color of the paint, which we were then responsible for fixing upon moving out.
