Fireworks go off in the park outside constantly, but the general area is convenient for shops and to get into the city centre.
How has the building management responded to any problems or issues you have raised:
When they responded to issues raised (which was rare) it was usually weeks or even months after the issue occurred. There was once a pile of vomit in the communal corridor that wasn't cleaned up for THREE DAYS. They genuinely hate their tenants.
Please share one thing (or more) which you wish you had known before you moved in:
I wish someone had told me how horrible they were. Never would have moved in.

Thank you for taking the time to leave a review, and for the detail you've included, which has allowed us to locate your records. Having reviewed those records, we can't find any issues logged at the point you moved in, our records show one maintenance issue raised during your tenancy, which was attended to and our building manager does not recall any reports of sick that had been left for three days. We also have no record of a formal complaint being submitted. If you have correspondence that isn't showing on our system, please do send it to us and we will look at it properly. On the end of tenancy check-out, deductions are only proposed where a home hasn't been returned in good condition, and they take reasonable wear and tear into account, in line with the length of the tenancy. Having reviewed the check-out report, we are satisfied that the proposed deductions are fair. If you disagree with the amount, you're entitled to raise it with the deposit protection scheme, who will assess the evidence independently.

Living in this neighborhood has its ups and downs. On the positive side, there’s a nice, clean park nearby where you can relax and escape the noise of the city. Unfortunately, that’s where the good things mostly end. Recently, a bike was stolen from a supposedly “secured” parking area, proving that safety here is questionable. There are also frequent break-ins, with thieves stealing packages right from the building. Even at night, peace is hard to find — fireworks often go off after 11 p.m., disturbing everyone. It’s a shame, because the area has potential, but the lack of security and order really affects the quality of life.
How has the building management responded to any problems or issues you have raised:
The building management ignored the problem for almost a month, doing absolutely nothing. Now they finally sent a company to fix the roof leak, but after two days of “work,” the only thing they managed to do was create a huge mess on my balcony and my neighbor’s. Nothing has been repaired, and the situation is just getting worse.
Please share one thing (or more) which you wish you had known before you moved in:
I really wish I had known before moving in how unprofessional this agency is and how unreliable they become when problems arise. If I had known this earlier, I would have thought twice — or even several times — before renting this apartment from them.

Public transport in the area is mainly limited to buses, though the city centre and Blackfriars Road are only about a 15-minute walk away. There’s no nearby Metrolink access — the closest stop is at Exchange Square, around a 30-minute walk. Local shops and restaurants can feel a bit rundown, but there are two convenient LIDL supermarkets nearby — one on Cromwell Road near Castle Irwell and another on Lower Broughton Road. The neighbourhood isn’t the best in terms of safety and atmosphere, with occasional issues such as antisocial behaviour, including incidents like the “Salford mayhem” in June 2025.
How has the building management responded to any problems or issues you have raised:
The building management was generally responsive to residents, though the level of service provided was fairly minimal. Rather than arranging direct repairs, they often offered guidance on how tenants can resolve issues themselves, such as replacing ceiling downlights or clearing blocked drains. Routine maintenance tasks such as corridor carpet vacuuming, window cleaning, and car park cleaning were carried out regularly.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I’d known that the flat was right next to a meter room. It gives off a constant low-frequency vibration, almost like living beside a server room. I became more aware of it during my last month due to the recent change to the meter room (I reckon), and it became quite annoying and mentally draining. Definitely a reminder of how important it is to view the flat in person before moving in.

The check-in inventory process allows residents seven days to report any items that may have been missed, and we’re pleased that the team was able to arrange a replacement bed within a week and complete all necessary repairs within our advised maintenance timelines. We always recommend that customers view their home before moving in. Communal areas are cleaned at least once a week. As outlined in the tenancy agreement, the replacement of light bulbs and cleaning of drains are the tenant’s responsibility, and we’re glad to hear that the team provided videos to help you with this. Our records confirm that your check-out was completed within seven days of your move-out date. We’re pleased that the inventory accurately reflected the property’s condition, as that is the purpose of the report. We apologise if there was any misunderstanding that caused a slight delay in the process.

Shops are within a reasonable distance with a Lidl not far. Parking is not free and is charged at £50 a month on top of already pricey rents.
How has the building management responded to any problems or issues you have raised:
Simple life haven’t been helpful most of the time. Repairs took ages and there are no other facilities on site to justify the high rents.

How poor the flat was. Paint missing and broken bits was not a sight I was expecting.

We'd like to take the opportunity to run through some of your comments you have raised. Furnishing - our furniture packs are provided by LOFT and are reflected clearly in all the advertising and marketing provided for our apartments. They are also present at any viewings taken place so residents can see and feel the good quality of our furniture before they opt to rent with us. We're sad to hear that this doesn't meet with your standards - this is the first piece of negative feedback we have had regarding the look of the furniture. All new properties are built to building regulations, which means as a standard, they are air-tight, keeping them warmer in winter months. This does therefore mean that in much warmer months, residents may need to open windows to assist in keeping the apartment to their preferred temperature. Our rents are comparative to that of the local area rents - as we are a private landlord, and not an Affordable Housing Provider, we are unable to avoid rental increases in line with the market each year. This is standard for the industry and is outlined in your tenancy agreement. We completely appreciate that situations change and our team are happy to assist in finding you a new property that better suits your budget if your apartment is no longer suitable. We're sorry to hear that you have had maintenance issues around your apartment and you're not happy with the service provided to get these fixed.
