No rights for a considerable rent

I joined Dressage Court on April 2018 and at the beginning it seemed good: rooftop, pool, well maintained and secure.

What I didn’t know is that I was giving away my privacy and rights with it: when they want to enter the apartment, or they need maintenance personnel to access your flat… they MIGHT ask you about it, or not (as I found out). And since you cannot replace the lock, because it’s managed and a breach of the contract, you just need to understand that anybody can, apparently, enter your apartment anytime.

That’s what happened to me, one item I own has been damaged, and, to date, I received no reassurance about the future, reasons why it happened, or compensation for the fact.

So if you are looking for something halfway a hotel and a flat, in which you have limited privacy, this might be the place you are looking for.

Also internet is communal, so it sometimes works and some other time it’s jumpy (and I chosen to pay the maximum internet subscription, called BUSINESS. So guess the others…)

The area is not bad, well connected, reasonably safe and vibrant with new shops and pubs opening.

Please share one thing (or more) which you wish you had known before you moved in:

– There is no B plan for Internet: either what is given works for you, or you stay with no internet (you can chose your provider), and for me it doesn’t work very well
– No privacy, no rights of rent: You might be requested permission for access (for maintenance or check), but it happens that they’ll just enter the place without your knowledge
– gym is usually crowded, and people behaviour exceeds the bad behaviour you could find in commercial gym so it’s very frustrating
– communal areas might be booked but there’s no way to know so it’s either you book them (and pay) or you may need to leave any moment because somebody did
– despite the cooling system, my apartment is very warm. Even with heating system turned off the temperature won’t fall below 25 degree, I had them check and this cannot be changed. Way too hot, and you can’t open the window ( in my case) because of the trains

Service sells it

The service here is really the selling point. The reception staff are super friendly, welcoming, and accommodating, and having them available 24/7 really sets this building apart from others in its caliber. The convenience of having one payment (rent + bills) and of not having to negotiate your own internet/electricity/water providers can’t be understated. The view from the rooftop is absolutely phenomenal. Tenants having pets should be mindful that the building itself doesn’t have a green space (aside from the roof terrace where pets are not allowed), but the nearest park is next door. Additionally, depending on the side of the building the flat is located, there might be limited privacy as it looks directly into the student housing across the road, which can be annoying in the daytime. The furnishing is nice, but leaves a something to be desired as it’s a little basic.

I’ve grown to love Bethnal Green as a neighborhood; it’s very convenient for access to the City and Dressage Court is under five minutes’ walk to the Central line. The immediate area is under constant development which means new bars and restaurants are opening constantly. I wouldn’t necessarily recommend the area to a family with young children as Tower Hamlets can be a little rough around the edges and it’s important to have your wits about you at night.

Relative to the size of the flat, the kitchens (which are open plan) don’t have a ton of counter space, so be mindful of that when bringing cooking equipment with you.

Happy tenants :)

Overall the flat, location and experience is great.

The reception team are AMAZING.

The building is quite loud from the trains with the windows open though which is unfortunate.

The gym is set up great but as a female I don’t use it since the weights are set up for men (large, heavy squat bars with no lighter alternatives, no lighter weights (hand weights start at 5kg) which is too heavy for a lot of ladies to start with.

The flat itself and finishings are beautiful though, very happy living here.

Loud trains ,but very close to all amentities.

sleeping with the windows open at night when it’s hot is next to impossible due to the noise from trains

Easy peasy

It’s great. The staff are particularly welcoming. The only downside is the building is incredibly hot in summer. We pay £15/mo for ‘cooling’, but I have no idea what cooling we actually get.

Seconds from the central line and a few minutes from other links and a major supermarket. 5-10 minutes from zone 1.

Amazing facilities, staff are all brilliant, would recommend to anyone

The staff are absolutely incredible. They go out of their way being super supportive and are always friendly and very attentive. The staff make Dressage Court what is.

The building and facilities are brilliant. However the surrounding roads aren’t the nicest. Great transport links all over London.

Rent is over market rates for similar properties in the area though.

I like the easy travel links. I don’t like the drug addicts outside and noise.

Lovely staff

Great location with proximity to stations but also parks and gardens. Staff are amazing, friendly and so helpful.

Please tell us what you like and dislike about this area:

Transport links are good due to being very close to Bethnal Green underground but also close to Whitechapel and Bethnal Green overground station for other options.
Bethnal Green gardens and Victoria park also close by for lovely open green space.
Unfortunately with the proximity to the train line and road it is very loud when opening windows and balcony doors!
Small but good selection of restaurants/cafes nearby for eat-ins or take away coffees! Small Sainsbury’s close by but large Sainsbury’s around a 10 min walk away which has everything you would want. Good walking distance to Shoreditch and Spitalfields (20-30 mins) so many more options open up!
Main road (Cambridge Heath Road) is fine – could do with a little TLC!

Building can get quite hot and is difficult to cool down, especially in the summer. Maybe to consider if your flat does not have comfort cooling.

Easiest rental process ever and great apartment

Good sized apartments, great facilities. Very close to railways so can be quite noisy with doors open. Standard of furnishings is great and staff are really friendly and helpful.

Smooth enjoyable experience from the very start

The flats are very modern with stylish furniture. Facilities are top notch, the concierges are incredibly polite and helpful.

Please tell us what you like and dislike about this area:

The good: 3 different stations within walking distance which is a huge bonus. A large Sainsbury’s and a Tesco Metro nearby. Good pubs, good restaurants, and Shoreditch is never too far away.

The bad: Heading westwards on Three Colts Lane, especially when cycling, is a bit of a horror show as there are loads of cab repair shops and the cabs like backing out onto the road without really looking.

The amount of storage space in the flats for books, cooking equipment etc. is quite lacking. Also the wardrobes basically only support hangers for clothes.

The Good Life at Dressage Court

Me and my roommate recent moved in and everyday we get impressed with the cordiality and professionalism of the staff. The manager who we get in contact with is always helpful and available. For me, that’s what makes the biggest difference on living here. Also, the gym and the rooftop gives it an extra charm, but having someone receiving you with a smile at the front door changes my day.

Please tell us what you like and dislike about this area:

The area is great and in close proximity to under and over grounds as well as many bus stations, just a 5 minute walk from good coffee shops and supermarkets and next to a beautiful park, having mentioned that, you do need to get to know the area before wandering alone because some streets can be a bit shady specially at night.

Please share one thing (or more) which you wish you had known before you moved in:

The train passes right next to the building but with the windows closed is barely noticeable, and a good surprise is all the great activities and events that the building plans for all the residents.

Great Staff and Petfriendly

Perfect London Apartments

We knew as soon as we walked into the building. Dressage Court has great facilities and the quality of the apartments is exceptional (it stood head and shoulders above the previous flats that we have rented and viewed). Most important to us, and why we have recently renewed our tenancy, are the fantastic Residents Team who are a friendly and very helpful bunch and the building’s wonderful rooftop that overlooks London. It has been perfect for sharing barbecues with friends and we love yoga on the rooftop in summer.

We really enjoy the proximity to both Bethnal Green tube and overground stations, as well as the frequent buses. There are also more and more cool restaurants opening up under the railway arches in BG and Hackney is a quick jaunt on a bike or bus.

We didn’t realise a gym was being put in Dressage Court when we moved in, so it was a very pleasant surprise to know that after doing one £10 induction session we had our own gym to use free of charge!

Very good value for money

Very pleasant to live. Many services offered: rooftop, gym, common relaxation room, bike storage, WiFi everywhere, concierge 24/24…
Modern and comfortable apartment (pets friendly).

Quiet area but all the comforts nearby: restaurants, pubs, supermarkets … Transport nearby. Between Shoreditch (to party) and Victoria Park (to relax)

A wonderful place to rent!

Dressage Court has been a wonderful place to live in the last two years. The staff are what make it a fantastic place. Points were lost as the gym facility could have been better and the rise in rent may not truly reflect the area the building is in.

Great experience

Well designed, stylish modern development in Bethnal Green, close to vibrant Shoreditch area and a short trip to the centre of London. We loved the magnificent roof terrace and BBQ area, which was also great for hosting. I highly commend the fantastic residents’ team who are available day and night and go the extra mile to be helpful. They are a very professional team, welcoming and friendly.

Great location and fab facilities

I have lived at Dressage Court for 2years now and have loved it. The facilities are great in particular the gym and everyone that works in the concierge is lovely and extremely helpful. The rooftop is my highlight, it has amazing views and never gets too busy. The social events for residents is also a nice bonus! The location is really convenient as you are so close to the city and Shoreditch, but also have lovely green spaces nearby as well as the canal. Really recommend living here.

I really like being so close to the City as well as having so many green spaces nearby. Great little bars and restaurants around to explore, and a short walk to markets in Victoria Park and London Fields. Tennis courts right outside is a bonus.
There are a few dirty and disused areas on the walk back from Bethnal Green which I don’t like, but are quite normal for London.

Train lines are noisy overnight, but that is shutout by the double glazing. Flats can get quite hot when it’s a warm summer night, so we bought a fan!

Outstanding experience

First of all Dressage Court has the most amazing staff ever. They are always very friendly and problem solving. Before renting the apartment I was seeking a pet-friendly one with 24 hours concierge (you feel very safe) therefore DC was the one. There is a small gym area, lounge and game area. During the year there were couple of events (e.q. Cheese&wine tasting) organized by essential living for the residents and each were very nice. My overall experience with dressage court is outstanding. I completely recommend to everyone.

Location is very close to Bethnal Green underground and overground stations. Grocery shopping is very near as well. It is also very close to Shoreditch. 20 minutes walk. There are many restaurants and shops.

There are train rails in front of the building and especially when the windows are open it is loud. You get used to it though after a while.

Great Living Environment

the communal spaces are very well designed, clean, and user friendly. The room interior design is light, fresh and clean, though some small inconsistencies throughout the building depending on the flat. Staff is amazing and friendly, and keep the building extremely safe and secure.

Not enough brunch locations nearby, or small cafes. Need more gyms as well offering specialty classes, such as yoga or pilates.

Please share one thing (or more) which you wish you had known before you moved in:

Would love a communal kitchen space that could be rented out to host dinner parties! Would also love if there was an option to have additional furniture added (for example, my one bedroom could have used a wardrobe or bookshelf for additional storage).
