Please tell us about the good and bad aspects of living in your local area:
Dolphin Square is located in a very convenient and pleasant area of Pimlico. There are plenty of local shops, supermarkets, cafes and restaurants within walking distance, which makes everyday life very easy. Transport links are excellent and there are many bus routes nearby, making it easy to get around London. The street is generally quiet and feels safe, and bin collections are regular.
How has the building management responded to any problems or issues you have raised:
The building management team has been responsive and helpful whenever issues are raised. Maintenance requests are usually handled quite quickly, and the staff communicate clearly about the progress of any repairs or solutions.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known earlier is the timeline for the planned major works across the development. Having a clearer schedule would help residents better understand how long they might be able to stay in their current flats and plan ahead accordingly.

I have been living in Dolphin Square for three years, and these three years have been the best living experience I’ve had in London. I’m especially grateful to Mickey Mahmoud, who has always patiently answered my questions. Every staff has been incredibly friendly. Last year, when I was injured, the security team helped me carry my luggage, and the reception staff comforted me.

My tip for a new neighbour would be to introduce yourself to the staff early on and take a little time to explore the surrounding area — the location is fantastic and everything you need is within easy reach. Overall, it’s a comfortable, well-managed place to live, and the positive atmosphere makes settling in a very smooth experience.

Please tell us about the good and bad aspects of living in your local area:
Pimlico is a great area. Central but quiet, with excellent transport links and good amenities. It is generally safe, although there are instances of anti-social behaviour (ASB). There are lots of restaurants and a small selection of supermarkets. The closest supermarkets aren't great - the better ones are in Victoria or Vauxhall. NOTE: the down escalator at Pimlico tube breaks regularly, which means the station becomes inaccessible to anyone with mobility issues, or with a pram or heavy luggage etc., as you have to walk down the steep fixed staircase to reach the platforms.
How has the building management responded to any problems or issues you have raised:
On the day I moved into my unfurnished flat, I discovered that it will still full of furniture from the prior letting. This was extremely stressful, but was resolved the same day. Maintenance are very good at resolving issues - you can report them by email or via the portal. If you give them permission, they will come while you are out to fix things. The Security team are less good, especially re ASB.

The restoration works are extremely noisy - make sure to visit on a weekday and not at lunchtime (when they take a break) to judge if the noise will affect you.

We are truly pleased to hear that you continue to enjoy living here and appreciate the strong sense of community Dolphin Square offers. We are grateful for your balanced feedback and would like to respond to the points you have raised. With regard to anti-social behaviour, you are right that this has been an increasing concern not only in London but across the UK more broadly. We are actively working to mitigate this wherever possible. Measures include enhanced security patrols, expanded CCTV coverage across the Estate, and since Summer 2025, locking the garden gates between 11pm and 6am to reduce late-night disturbances. We have also strengthened our relationship with local authorities to further support both the Dolphin Square community and the wider Pimlico area. We are currently progressing through Phase 2 of our Restoration Programme and recognise that building works can at times be disruptive. When the current landlord took ownership in 2020, a number of significant issues were identified within the legacy homes, making essential repairs and upgrades unavoidable. This long-term investment is designed to preserve Dolphin Square’s heritage while ensuring it remains a safe, modern and sustainable place to live for many years to come. Phase 1 was successfully completed in 2025, allowing us to reopen newly restored homes and introduce new amenity spaces, including the Terrace Bar & Café, call booths, a juice bar and co-working areas. The Spa & Fitness Club is also due to reopen later this year. While we understand that restoration works can be noisy, we have limited noisy working hours to 9am–5pm, Monday to Friday, with a break between 12:30pm and 2:00pm. These reduced hours are more restrictive than standard council-permitted construction hours and reflect our commitment to minimising disruption wherever possible. Residents are also welcome to make use of the quieter spaces within Dolphin House during working hours. In relation to Section 21 notices, we would like to clarify that these are not issued in the manner described. As part of the phased restoration programme, certain homes do need to be vacated temporarily or permanently to allow works to proceed. However, all actions are taken in accordance with our legal obligations as a landlord and in line with tenancy law. Our Tenancy Management team is based on-site and available to support residents through any changes. While we are unable to comment on individual circumstances, we take our responsibilities seriously and aim to manage all matters professionally and fairly. Great complex, only challenge is ongoing works. Beautiful Gardens, stunning lobby and workspace/cafe and great community of people. The neighborhood on all sides is great, with everything you need at your doorstep.
How has the building management responded to any problems or issues you have raised:
Any small issues that arose, were always dealt with quickly by security, reception or maintenance. It was always worry free living there. Other than ongoing works toward my first year of tenancy, it was a great experience. My daughter loved living there.

Wish was more prepared for intensity of the works going on in complex in the first of my 3 years of tenancy.
