Please tell us about the good and bad aspects of living in your local area:

Pimlico is a beautiful area: conviniently close to the Victoria line and surrounded by restaurants, it is a beautiful and very comfrotable place to live. One of the biggest perks of living in Dolphin Square is definitely the location, close to the Thames, very well connected to public transport and with access to many Italian, Spanish, Georgian and a multiplicity of other restaurants. Also, there are very large Sainsbury's and M&S supermarkets within less than 15 and 25mins of walking distance respectively. Also, the area counts with nearby Tesco and Waitrose smaller supermarkets. Apart from the construction noises from Dolphin Square itself, the area is very quiet while coviniently in the core of London's zone 1. Even though the house of commons is just 20mins away, turism in this area is scarce, making Pimlico feel comfortably local and calm. The only bad thing I can think of is that some houses in the area could be better maintained. I think Pimlico is in the midst of a transition, one very much spearheaded by Dolphin Square, where renovation and infrastructural improvements will hopefully elevate the zone even further.

How has the building management responded to any problems or issues you have raised:

Every time I found an issue, the building management team was very proactive and solutions arrived extremely fast. The last one I can remember of was an issue with our smoke alarm: we reported it during a Monday morning and no more than 3-4 hours afterwards a maintenance person had come to diagnose and then fix the issue.

Please share one thing (or more) which you wish you had known before you moved in:

- I think the volume of people coming from outside the building and using Dolphin Square facilities, most importantly cowork areas, is pretty big. This is something I don't like and would have liked knowing a bit more in advance. Although the administration is working on getting tenant only benefits up and running (like the recently announced grills), the free riding of tenant paid amenities (like cowork spaces) is probably something I don't like and did not know well in advance. - Pimlico, as a place to live, is remarkably better than what I expected before I moved in. One thing I did not mention at the beggining is how close Dolphin Square is to Battersea Park and the Power Station. Walking every weekened from DSQ to Battersea has become a one of the things we love most. Also, I think I never expected to love this building's atmosphere so much. As a history geek, I do feel myself beign part as a small yet very relevant part of British political and social history. Final point, pub quizes in Dolphin Square are amazing!

Please tell us about the good and bad aspects of living in your local area:

Dolphin Square sits in a great spot in Pimlico, central London, with easy walking distance to the Victoria Line for tube access, plenty of bus lines in the immediate vicinity, and train stations with Victoria, Vauxhall and Waterloo a stone's throw away. Local shops and restaurants along Pimlico Road and Warwick Way cover most day to day needs, and the river is a lovely quiet spot for a walk. The street itself is calm, parking and bin collection have been no issue, and I haven't experienced any anti social behaviour or noise. It feels like a genuinely peaceful part of London while still being close to everything. I love St George's Square and the dog park nearby. I struggle to find bad aspects to share, but like with everything in life, there's always room to improve. So far, a very good experience!

How has the building management responded to any problems or issues you have raised:

I haven't had any real issues to raise, but on the couple of small things that have come up, once contacted, whether by phone, email or in person, the team has been quick to respond and follow through, with updates provided throughout the process and a visit note afterwards. General communication is clear and they keep tenants updated regularly, especially while parts of the estate are still being renovated.

Please share one thing (or more) which you wish you had known before you moved in:

Honestly, I have nothing to add. It was made clear to me that parts of the estate are still undergoing renovation, so as a new tenant I set my expectations accordingly. That said, the management team communicates well about timelines and progress, so it hasn't been a real inconvenience. Mickey did a great job explaining the ins and outs when I visited the estate the first time around. No stones were left unturned.

Please tell us about the good and bad aspects of living in your local area:

Living in this area has been a great experience for my family and me. The location is excellent, with a wide range of shops, supermarkets, cafés, and restaurants within walking distance. There are also beautiful open spaces nearby, making it a great place for families and outdoor activities. Transport links are one of the biggest advantages. The Underground, bus routes, and other transport options are all easily accessible, making it very convenient to travel around London. The neighbourhood feels safe, clean, and well maintained. We have not experienced any issues with anti-social behaviour. Bin collections are reliable, and although this is a busy part of London, traffic noise has not been a significant problem for us. Parking is well organised, and overall, the area offers a very comfortable and enjoyable place to live.

How has the building management responded to any problems or issues you have raised:

Every issue we raised was handled promptly and professionally. The best example was when our family needed to move to a larger apartment. The team reacted quickly, organised everything efficiently, and made the transition smooth and stress-free. Communication was always clear, and we felt that our concerns were genuinely listened to and addressed.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how much the facilities and community would improve our daily life. The gym, swimming pool, gardens, restaurants, and other amenities make Dolphin Square feel much more than just an apartment complex. I would also recommend speaking with the tenancy team if you have any specific requirements—they are very helpful and genuinely try to find the best solution for each resident.

Please tell us about the good and bad aspects of living in your local area:

Dolphin Square is in Pimlico, which means it is very centrally located and well served by both the tube and buses, as well as Uber boats (the property is moments away from the river). You are also within walking distance of lots of great neighbourhoods and attractions. For such a central location, Dolphin Square is incredibly safe, quiet and peaceful. You get the best of both worlds - peace and quiet at home and all the action of central London on your doorstep.

How has the building management responded to any problems or issues you have raised:

Building management has been excellent to deal with. They have been very responsive whenever I have raised any issues and have resolved any concerns in a timely and professional manner, without any need to chase them up. It is great having people you can speak with in person on-site, if needed, rather than simply relying on emails / phone calls as one often has to when renting.

Please share one thing (or more) which you wish you had known before you moved in:

Two pieces of advice for anyone considering moving in - (1) when choosing between different apartments at the property, give some thought to the location of the apartments that you are looking at in relation to the sun, particularly in the summer when the days are longer (e.g. if you are someone who wants lots of sunshine streaming into your windows in the morning Vs preferring a darker apartment to aid with sleep, etc) + (2) keep in mind that it's surprisingly easy to walk to / from central London (so e.g. if you work centrally, don't necessarily assume you will need public transport to commute).

Please tell us about the good and bad aspects of living in your local area:

I have lived in The Square for many years and to be honest it would be a real wrench to move away. It is so convenient, lively, general stores locally are fantastic and friendly. The building is a secure quiet oasis in Central London with lots of parking available locally, easy reach of the west end, walkable in 15 minutes.

How has the building management responded to any problems or issues you have raised:

The maintenance team lead by Joseph deal with any problems that may occure quickly and efficiently. The management and their teams from leasing department through to security are there to assist you in whatever way they can. I recently had to deal with an issue which was complicated to organise, I received brilliant advice and help from Akitah who lead me through the process with lots of help, patience and hand holding

Advice for a new neighbour would be living here has many benefits to offer. Be happy and safe.
