Great area – great connectivity

The area is modern, clean and safe. Close proximity to great transit stations and retail variety. There are many options of different outdoor spaces for families. I consider this a family-friendly and pet-friendly development. Parking tends to be the only tricky and expensive thing. I love the options for food delivery and dining.

Local amenities are modern and very comfortable to get to. It’s easy to get around because the streets are safe and well lit. It’s also easy to walk around indoors when the weather isn’t great. Views are nice. Plenty of construction going on but they tend to not disturb.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how much value there is in this area and I would’ve narrowed my apartment hunt from the start.

How has the building management responded to any problems or issues you have raised:

Building management is usually quick to solve any issues. Happy with the service so far

I keep discovering Dollar Bay building shape every time I look at it. It stands out from other skyscrapers in Canary Wharf. Flats are really well designed and functional. I love winter garden / balcony area.
It is very quiet, I can’t neither hear traffic from Manchester Rd, nor my neighbours. Just from time to time I hear noise from cooling vent, like someone dropped some v. heavy object.
As for management company, I am waiting for cooling system to be fixed for 5 months now. Other than this issue, they are keeping the building in very good condition.

Dollar Bay has everything required to live in a dynamic area: restaurants, bars and pubs. Plenty places to walk and discover.
Jubilee line and DLR guarantee perfect transport. It’s a pity that Elizabeth Line is still not working and we have to wait another few years.

Keep hearing strange noises from cooling vent.

What is the best feature of your home:

Very functional layout, a lot of cupboard space. It is very quiet.

The building is very modern designed. I have lived in several flats in this building, and I am sure to say that all flats are beautiful designed and very well planed. Because of the large terrace and huge windows flat is very bright and warm, that’s why even in November – December you don’t feel cold even when you are not using additional heating. The view is also amazing and I still enjoy it after 3 years leaving in the same building.

I really like Canary Wharf area. First of all this area is very clean and beautiful. Another thing which is very important to me, that there is large shopping center available with a lot of shops, coffee shops and nice restaurants. Streets are very clean, nice people and it’s always a pleasure to walk around. The only thing which is missing, in my opinion, is a large park for a long walks. So that’s why I usually have to travel to Greenwich or City Center Parks.

To be honest I am happy that I have chosen this building, for me everything in here is in a very good level – 1. Staff 2. Flat Design 3.Location

If there is one thing you would change about your flat or property what would it be:

Unfortunately the building has very small Parking area and it’s almost impossible to get the parking space.

All good a few improvement ideas

I like the building so will focus on constructive feedback here. There’s no trolley at the concierge which is a problem with bigger parcels. That’s a really low hanging fruit. The water pressure is bad. The fire alarms go off all the time because someone installed them over the oven. The back door to the garage is sometimes open because it does not close automatically. There’s no community. In other buildings I lived in there was an app which connected residents so that we can resale things, exchange ideas etc.

The retail space below has never been rented. Pub/restaurant space is rather poor.

Evinox charges. This is a joke. Also water pressure is very bad.

What is the best feature of your home:

The winter garden is a huge win. Plenty of storage space with big wardrobe.

Great place to call home – just a few things could be better!

The design of the building is nice, especially exterior and we absolutely love the winter garden. We really like the open plan.

Kitchen has too little useful space. Lights, however, inside the flat are too cold and too ‘spaceship-like’. Also the lights are pointy, rather than blurred and therefore giving harsh light.

Facilities are not the greatest – the lifts often fail and the gym is very basic and not very useful – there’s no barbell or squat rack. Even though the gym is here, we still use a Nuffield Health and it’s not because we need some extra special equipment – it’s just gym in our building has a very poor choice of machines. Building management is okay, concierges are helpful, although the fact that there is no trolley to help with heavy things when carrying them.

Also, the water pressure both in the toilet and shower is very poor.

Lastly, the worst experience about the building is the heating/hot water company Evinox that WE CANNOT CHANGE. The customer experience of Evinox is absolutely disgraceful, there’s no way to check how much you owe and they make mistakes all the time. Plus the prices are outrageous and therefore wanted to take them to Energy Ombudsman – we can’t because they are not a part of Heat Trust.

Please tell us what you like and dislike about this area:

I like the proximity of the river and Canary Wharf. I dislike the fact that there’s no restaurants in the closest proximity and the fact that the retail space in the ground floor has never had any tenants (it could be some Pret a Manger or a shop, whatever!). I also dislike the fact that sometimes there are shady people in this area.

I would make sure before we moved in that the landlord accepts dogs or not – still trying to find that out through the agenc.y

We have had no issues so there was nothing to raise.

I started my property search three years ago and throughout my search I was always looking for a development with an X factor character, something that differentiates from other high-end properties in the area. The building architecture is stunning, with generous spaces and a beautiful winter garden with electric Louvres that always wows my guests. There’s also plenty of natural light flooding the flat which I love even though my flat is on the lower floors. The views are also breathtaking across the river.

I like the Closeness to Canary Wharf . I don’t like some of the random people that hover around the area. I also like to see more areas lit at night.

Please share one thing (or more) which you wish you had known before you moved in:

I can hear some water noises in my bedroom which I which I knew about.

If there is one thing you would change about your flat or property what would it be:

I would like to see more facilities such as saunas or steam rooms.

Good place to rent. Not sure would want to buy a flat here as you can get much better value (and new facilities) elsewhere in Canary Wharf. The view is to die for. Winter garden is amazing throughout the year (wish it had windows that could be fully closed in winter and an easier operating mechanism). Gym and Lounge are good and solve the purpose.

Drainage smell in the bathroom. No blinds in some of the flats facing east. Even though in an amazing area, you’ll find people smoking weed every evening near the south dock, which is quite frustrating.

Awful building management company (Y&Y Management)

The development itself overall is fine. However, as in any development, some issues will arise later on and mount anvil was not helpful in resolving these. Once the development was sold, they disappeared and left the residents on their own. Very disappointing.

The building’s management company (Y&Y Management) is the worst I have ever seen. They ignore residents’ complaints, they don’t do their job and on top of that they’re rude and lazy and incompetent.

Don’t buy or rent a flat in a building managed by Y&Y management. They’re useless, lazy and incompetent.

The buildings management company (Y&Y management) completely ignored my problem. And still does. After 3 years.

Dockside winter gardens

Beautiful architectural building with iconic south Quay views and the winter gardens are like a bonus room and really bring the outside in. The building is quiet, well appointed, and doesn’t have too many flats on each floor.

Need more security, more free weights in the gym and prettier tiles in the apartment

First of, here is what I dislike:
– the walkway surrounding the building on the ground floor should be made private. There are too many odd people passing by, some of which can be quite dangerous (either because of physical danger or because they are doing drugs downstairs) and it is annoying for those of us living here. The walkway in front, sides and back of the building should be privatised and incorporated as part of the development, a fence should be build around and have a gate with a key only residents can access. AKA the building is too vulnerable to threats/vandals because the security (through having fences) is lacking.
– the gym has very little option for exercises. A squat rack/more free weights would be nice.
– 2 elevators are not enough for this building. One of them is almost always broken or used by random services which leads in me and my partner unnecessarily wasting a few minutes of our lives every time we wait for the elevator.
– the material that the sink in our bathroom is made of is very odd. It seems quite porous, easy to get dirty and difficult to clean. A ceramic material rather than the weird plastic would have been a better option.
– the floor design. Although I am aware that tiles are best when there is floor heating, they are quite unsightly. Wooden floors would have looked nicer. Or at least a nicer looking colour for tiles. The mid-grey colour of the floor makes me feel at times that I live in a place that is unfinished/an indoor construction site.
– the portion where the wall joins the floor easily gets cracked
– the door to our flat is not hermetically closed. There is space under the door and on the sides of it, which makes it not soundproof and we can heal EVERYTHING that is going on in the hallway.
– the placement of the over directly above the fridge and below the wine cellar, because of temperature difference reasons?
– the shelving inside the cupboards is weird and not well utilized. Could have had more shelves, with less height aka more compartmentalization.
– the thermostat doesn’t seem to give an accurate reading of the room temperature

Ok now here is what I/we like:
– our apartment is quite spacious inside
– the winter garden/closed balcony is an amazing concept. It blocks off the wind and provides some noise protection as well.
– speaking of the balcony, the space is very well utilized as it isn’t just a floating balcony like other regular buildings, rather it is an extension of the room itself, and the panels dividing each balcony are great as I am not fond of seeing my neighbours or have them see me
– the floor heating is a great addition. It seems efficient and saves space by not requiring the existence of radiators throughout the apartment
– the concierge is very helpful, not just in picking up the packages, but in offering great advice and guidance overall when there is an issue with our flat
– the no-smoking rule. I am not a smoker myself and neither is my partner and it is great to know that we don’t have to put up with people who smoke
– the internet provider is great. Internet is really fast.
– the garden at the back of the building is a great feature, although it seems rather underutilized. Also I would like to specify that in my previous mentioning of a lack of security around the building overall I made a comparison with the fence placed around the back garden. It would be nice if that fence would surround the building all the way from the garden to the sidewalk on the left side (Lawn House Cl), reaching to the water/canal (Thames Quay) , then also the walkway to the side (still Thames Quay), where the stone benches are, and the big ball statues. This are should be entirely fenced. No trespassers wanted.

Please tell us what you like and dislike about this area:

I like:
– the access to the DLR and Canary Wharf station
– the easy access to ASDA and Waitrose

I dislike:
– the fact that the space downstairs is not well utilized (the empty shop behind the concierge). It would be nice to have a cafe down there to chill and enjoy some nice tea or coffee + cakes. There are enough restaurants in the area but no decent cafe.
– the fact that the parks in here are not great.
– some areas around the building seem dodgy and I feel unsafe

There isn’t anything in particular that I would have liked to know before I moved in, more than I already knew.

How has the building management responded to any problems or issues you have raised:

They responded in a very professional and quick manner, especially Greg and Daniel. We had some issues with our neighbours nextdoor being loud and smoking. It is not longer an issue, thankfully.
