Deptford Foundry is a mixed-use development by Anthology London. The development is set on the site of an old metal foundry, which was built in the 1800s.  The development offers more than 300 homes with a mix of private and social housing apartments. It welcomed its first residents at the end of 2018. In addition, Deptford Foundry is in the middle of south-east London’s lively Deptford district. It is close to Deptford and New Cross stations, offering easy access to Greenwich. Prices start from £455,000.

You hear so many horror stories about buying off-plan, from delays to lack of communication, but none of this was the case with Anthology – they surpassed all expectations. The team kept us up to date with monthly emails explaining progress and what to expect from the process as you move towards completion. I’ve spoken with friends who have also bought new builds and they got none of this.

What has been a particular highlight has been their promotion of the local area, from discounts offered when the flat was reserved to a really lovely bound book at exchange recommending places to eat and shop. It’s encouraged me to explore the area before moving in and goes to show that they really do want to create a community.

The fact that the ground floor is now full of artist studios is a great touch and really in keeping with the creativity of the area. Overall a fantastic experience, a really high quality build, and a great team. Thanks all!

Buying in London, no matter how deep your pockets is a challenge. There is a lot of choice and many areas with new builds popping up. I’d lived in Stoke Newington for over 15 years and my wife and I wanted to buy something bigger and in an area that was up and coming (better value essentially). I didn’t know the area at all and like many here we actually put a deposit down on a Deptford Foundry apartment three years before we actually moved in.

We must have seen 10 different developments, different areas and price points. Most off-plan so you are essentially judging a new home from a show home, a model and a well trained salesperson. We knew what we were looking for and it wasn’t till we discovered Anthology that we saw something that felt right. The concept of residential, mixed with artist studios (we have a friend here already who is renting studio space with Second Floor Studios), the quality of the build and the whole approach Anthology take is really exceptional. Small things like the way they’ve’ selected furniture for the show flat was in a different league to many other big developers. You could see they cared about the quality of the build and the thought around how this old Metal works site was being reused was obvious.

Communication was flawless during the years between our initial contact, deposit and then the completion process. I must have seen or spoken to 4 or 5 members of the team and all were extremely helpful. There was a slight delay in our building being completed, but this was clearly communicated and I felt if we had any questions, the team at Anthology were quick to answer.

We completed in April 2019 and our move in was effortless. We’re so happy with our new home, the quality and finish is outstanding. Even though the site is still in a construction phase with other buildings being completed, there is already a nice vibe here. The artist studios mean its not the ghost town you get in other new builds. There are frequent private views and I love seeing the work in different studios appear in the windows on my way home. All the staff we’ve met have been great, especially the concierge at Casting House who go out of their way to help.

There is an intuitive online system for reporting any faults or issues in your home and this has proved extremely helpful with swift responses and excellent work on any snagging, which has been minimal.

We love living here already, especially our daily sunsets over the city. The trains are frequent, but the soundproofing of the windows is really good and we’re used to the flow of them already. I know this area is changing, Deptford Market Yard is a good example of that, It feels good to be a part of all that is happening in in this area and we’re looking forward to seeing how Deptford Foundry develops over the coming months and years.

We have a Waitrose! Although its a quite a trek from the development its right on the river and with a safe place to lock a bike, its easy to get to with mostly traffic free riding along the Thames path. There are some great places to eat and drink on Deptford High Street and among the arches. Transport links area great, I can get into Shoreditch in under 25mins from here.

There is no food waste recycling here yet, it would be good to look into sorting that.

Our concierge are friendly and reliable however R&R, the site management company are very questionable. They take several weeks to do the basic things, such as providing bins and fixing issues around the site. They are also charging us for things that shouldn’t be charged such as the water fountain that is under warranty but adding 12k to our service charge last year alone.

As for Anthology, I would never buy from Anthology again- my main issue being that the tower in the development where my flat is located has creaking walls. The creaking is loud enough to keep you awake at night even at lower wind, this is due lack of screws (a fellow resident had his wall opened and was informed that the noise was due to the lack of screws and metal on metal friction). This is ongoing for the last 8 months, I am unable to sleep and Anthology have done nothing to fix or even provide with a time line of when they will be coming to correct this issue. I have appealed to them as this is impacting my ability to work efficiently as I am a remote worker but most importantly it is impacting my mental health as the stress this issue and many other problems I have had with my flat have fallen on deaf ears (ironically). Considering I live in Cobalt Tower and winter is coming (wind is picking up) you would expect that they would try and take action in correcting this problem, but there is no care for their residents – I have even been told that if the decibels are not over a certain level they will not be looking into fixing the creaking sound.

For the communication I have had so far from Anthology it seems like they are reluctant to fix this as other residents of Cobalt Tower may also want to get the this issue looked at (so far 70% of the residents in Cobalt Tower have complained they have the same loud creaking sound)  and this will come at a cost to them. I have gone as far as speaking to the director who was incredibly rude and did not want to provide a date to when this would be fixed, he did however, tell me that if I was to go public with the issue it would impact the price of our property and it would be our loss and if I am not happy I should go to Premier Guarantee, leaving me feeling trapped and really showing that they will not be looking into fixing this.

The area is lovely with several places near being developed, therr is a real feel of a community to it. Great links to central London making everything very accessible

– Quality of the finishing are poor
– Creaking walls but they will not tell you that at viewing or are willing to provide you with a solution

How has the building management responded to any problems or issues you have raised:

They haven’t, it has been ignored and when not ignored they made sure I felt at fault by blaming me saying I caused the damage. Please avoid Anthology, any of their sites this has been an ongoing issue for the last 8 months so just be warned that this is how Anthology operates!

I’m a first time buyer, having bought a flat with the hep to buy scheme in London. As a result the house-buying process was always going to be fraught and anxiety-ridden for me!

Anthology have not only delivered an amazing building but almost more importantly have made the experience as stress-free as it could be. Unlike the many other suppliers involved in the process – brokers, solicitors – they seemed to want me to understand what was going on, and help me feel less at risk.

The staff and managers at Anthology have held my hand throughout. When i reserved my flat, i received a letter and a personal phone call from the MD, which was so encouraging. They helped me understand the financial arrangements, even though it isn’t their job to do so. Georgia has been my main point of contact and has been friendly, responsive and efficient with all the many random questions and requests i have sent her way!

They have a series of digitally-delivered services for managing everything about the flat, which is great and just what you’d expect from a modern service. These services don’t always work! But as they manage everything with real, accessible people too, this has never become much of a problem.

There were a series of issues with my heating on moving in – pretty fundamental in December! This was really disappointing, and it was fortunate I had elsewhere to stay. However – Anthology sprang into action immediately to resolve it, and Georgia communicated with me throughout. They did go the extra mile to try to sort it out, and whilst it was a bad start to the move in they did personally apologised to me. I was satisfied with how it was resolved.

The build quality of the flat was above and beyond what i’d seen in dozens of viewings across London. Fitted appliances of a very high grade. No corners have been cut, which you’d be amazed how often you see that in flats priced upward of £430k. There have been snags on moving in, but these have been quickly resolved.

PS the concierges are an absolute godsend. and they are lovely, polite, helpful people.

Deptford is great – an up and coming area, with its own little ‘scene’. its a bit on the student-y side, but that’s no bad thing. plenty of nice bars and cafes. the saturday market is outstanding. where the flat itself is located is an 8 minute walk to the nearest tube (new cross). it’s close enough to things to do, but still very quiet. can’t barely hear the nearby railway line. transport takes a bit of getting used to, as there’s no direct tube line so its overground, some limited domestic services and buses. Green spaces nearby – hope to enjoy those when the weather is finally nice!

Please share one thing (or more) which you wish you had known before you moved in:

This is more of a general tip about moving into an unfurnished home: I wish I knew how much furniture you have to buy to get set up! It’s really hard to feel at home when you have nothing to sit on…and sofas take literal months to arrive! There are a lot of set up costs in buying storage furniture, chairs, tables, stocking the kitchen etc.
Also I really wish that i had been able to double check all the appliances. I just didn’t have time when we did the ‘home demonstration’. As i mentioned the heating and hot water situation sucked. And it took me a while to figure out some of the appliances. But that’s a smaller thing.

I was apprehensive about buying off-plan, terrified of all the things that might go wrong buying somewhere that hadn’t yet been built. I’m naturally risk-averse and skeptical, so assumed things wouldn’t be quite as perfect as Anthology’s glossy sales & marketing material suggested.

The reality has completely surpassed expectations, and I’ve found the entirety of the process from contracting to buy (almost 2 years ago) through the after-sales cycle, completion and moving in nothing short of flawless from Anthology’s side. Communication and updates throughout the process were genuinely helpful (pay attention to the timelines telling you what you need to think about and when!); moving in was seamless; and, of course, the flat itself is stunning. The finish/workmanship is perfect – no weird wonky bits or cut corners to be found!

What’s been particularly exceptional for me was the level of support, help and care Anthology have provided throughout. Georgia in particular provided relevant and useful updates/timelines right up to completion and was always on hand to quickly, coherently and comprehensively answer any questions/assist with any issues or concerns. And even after moving in the team continue to be helpful – from Georgia answering whatever questions pop into mind to the welcoming and personable concierges and the cleaner who welcomed me as I moved in (even as I traipsed over his newly mopped floors!).

Please tell us what you like and dislike about this area:

Great transport links, being well served by multiple train stations. Trains from New Cross to London Bridge are frequent and not particularly busy (by London standards), even at rush hour. It takes me only 40mins door to door to get to work, which I never thought would be possible for a first time buyer in London.

The area is fine, though local amenities aren’t great (In terms of shops it’s mostly small off-licences in the immediate vicinity. There is a big Sainsbury’s at New Cross Gate, but it’s not that short a walk and closes at 10pm Mon-Sat, with short Sunday hours). Deptford High Street can also feel a bit dead at times. It’s a bit livelier between New Cross and New Cross Gate.

Please share one thing (or more) which you wish you had known before you moved in:

– Pay attention to the timelines and considerations Anthology send out so you’ve got your ducks in a row when it comes to completion (my mortgage took way longer than I’d planned for)
– Take advantage of the site visits to start planning furniture shopping (if you don’t own anything) so you can be truly settled in your shiny new flat ASAP
– I regret having not gone to the social events Anthology organised to meet neighbours etc. prior to completion

A lovely home, helped with brilliant customer service

We never thought we’d be able to buy a home in the area we’ve lived in for six years, but Anthology made it happen. From helping us through the help to buy process, to welcoming us into the building, it’s been a really smooth process.
Thanks to Georgia and the team at Anthology for clarifying things to first time buyers so well, and for offering us the chance to meet our neighbours. I have a brother who works in development who assures me that we might not get that service elsewhere.
Any snagging issues we’ve had have been dealt with by professional on site staff quickly and the team check in to make sure everything has been sorted.
The concierge team Terry and Binto make an effort to know who you are and help in every way they can – it makes you feel cared for and many of the neighbours too have shared how much they like interacting with them both everyday.
We’re really impressed with the finish of our 2 bed flat, and are so happy to have made it a home.

Deptford is the perfect balance of community – with parks, a brilliant market and a friendly locals – as well as pubs bars, restaurants and a burgeoning creative scene of makers, music and more. Commuting to Central and East London is super easy too.

Everything you could possible want and more!

I bought the flat off plan meaning I was slightly apprehensive about the flat not meeting my expectations. As it transpired, the the flat is everything I wanted and more!

In the run up to completion, I had various queries regarding specific features of the flat and other ad-hod questions. I dealt with various people during this time (particularly Georgia) and I can conclusively say that all of the employees are passionate, diligent and attentive. The person who takes the initial query will make sure they are the person to provide a response, no matter how trivial. This really eased my concerns on the run up to moving in.

The flat itself is great and has all of the high-end appliances you would want when moving into a new property. There’s also pre-installed wifi which can be activated within minutes which also helped smooth the moving in process. Although I haven’t really had any major issues with the condition of the property, there is a user-friendly portal which allows you to efficiently log any defects upon moving in. The couple of minor snagging list items I did have were resolved within 24 hours.

The concierge is really helpful and will accommodate any requests you may have.

Overall, there aren’t any aspects which I can think of which would have improved the buying experience. Thank you Anthology, for making my first property purchase a special one!

Situated equal distance between New Cross and Deptford station. As I work in London Bridge, my door to door commute is 20 minutes. Plenty of cool bars and places to eat.

When looking for a flat to purchase through Help to Buy scheme, I knew it had to be within budget and within cycling distance to work. Little did I know that I would get so much more than that through purchasing with Anthology.

The support provided by Georgia and the team was always very timely, friendly and efficient. Being the sole occupier, and never having bought anywhere before, often meant that I didn’t have another person to bounce-off or ask questions to. Therefore feeling less alone throughout the process was a huge weight off my mind, particularly given some difficulties I was having on the Mortgage side of things which Anthology were very understanding about.

Living in the building itself has met all hopes and expectations. You can report issues, if there are any, via an online portal and they are very quick to follow up. For example, some window glass had been scratched in the build, and the top of a radiator dented slightly. This was fixed very soon after moving in.

In the lead up to moving in, everything was communicated very well, both in terms of the wider development as a whole, but also the spec on the flats and time-lines for getting everyone into their apartments.

Lo and behold, Anthology were running a bit ahead of schedule, and I was in the flat before Christmas.

Deptford is great for so many reasons. There’s a quiet cycle route that takes you straight to the heart of London in less than 45mins. There are three key stations (New Cross, New Cross Gate, Deptford). The range of food shops on Deptford High Street continues to delight and surprise. As does the market at the weekends. There’s a theatre, many art spaces, two independent cinemas nearby, restaurants and places for a boogie. You’re also walking distance from Greenwich for spending time outdoors in the park there.

Amazing view, great design and friendly staff

I’m a first-time buyer and have been living here since June 2019. The design of this development is smart and modern (love the spacious kitchen/living room), and the 2-bedroom flats are especially perfect for first-time buyers who occasionally have family visits.

Location: I heard about the Deptford area being ‘rough’ before moving in, and we did recently experience a bike store break-in (thankfully the management quickly responded by applying an extra lock). But other than that it feels perfectly safe and convenient (4-min walk to shops and bus stops). The only downside being it’s slightly far away from any tube (nearest overground is New Cross, 10min walk. Convenient if you’re heading to London Bridge/Cannon Street though).

Service-wise, the sales staff has been very helpful and patient during the quite painful legal process of my flat purchase (more than my solicitor!). After moving in, the customer care team were helpful and responsive, which I appreciate very much. It’s worth noting that the concierge (Terry) is absolutely brilliant and he and the team really helps you to resolve various daily issues.

The repairs of the flats, however, are managed through an online system, and it can be quite slow because you’re not sure when the tickets will get picked up – but eventually things get resolved (just need a bit of patience and chasing). *My flat was a show room, so that might have been the reasons to the various repairs so far (esp window and lights).

Overall I enjoy living here, and I’m sure with the completion of the development early next year, things will get more convenient (hearing about a new cafe and a bar?).

The view on the southeast (Deptford) and north (Isle of Dog and O2) of this development was the prime reason for my purchase.

I want to congratulate the team at Anthology. I have spoken to numerous friends who found the process of buying and moving into a new property extremely stressful. I, on the other hand, found the start to finish actually enjoyable.

I first contacted the generic sales email on 15th June 2018, with absolutely no idea how I would go about buying a property. I had a rough figure in mind but no contacts to confirm this was even possible. A lovely lady Grace responded to all of my frantic questions, sent me a mortgage advisors contact details and scheduled a time for me to visit the show room. She kindly stayed an hour late on a Sunday to initially show me round, then also arranged a suitable time (late one evening) to walk my parents through the development design & marketing suite. With Grace’s help I had reserved a property by the 28th June 2018.

Following a discussion around affordability, I ended up switching plots. The communication between Torc24 & Anthology made this so much easier. At this point, the fantastic Grace stepped in and guided me through everything, this should have been stressful and exhausting, but instead, it was far from that.

Once everything was all confirmed, I received constant email updates regarding the stage the development was at. I was able to visit the site three times. One of these visits was at a BBQ where I was able to meet other buyers and discuss more details around my soon-to-be home and its current position.

I completed on the 13th December 2018. To my excitement, the completion date was early but there was an option to delay if needed. Everything to do with moving in was booked through the app – move in parking, handover demonstrations and key collection. I ended up collecting my keys after a work event, and concierge waited late to hand them over!!

Grace is still answering my random questions via email, responding within minutes and generally being such a friendly and accommodating person to work with. All in all – a 10/10 service. A service which I doubt can ever be beaten. Thank you so much Anthology!

All I can think would be a list of exact measurements for curtain fittings and to help know whether other furnishings will fit before moving in. Grace sent me these very quickly, but it would have been very useful to get a detailed measurement PDF similar to the floor plan to help work out whether furniture would fit etc.

As first time buyers and buying off plan, there was a lot of convincing to do. However after seeing Anthology’s flag ship development in Hoxten Press and then Anthology Deptford Foundry, we were very impressed and Grace and Georgia were always ready to answer any questions and address any concerns.

We were regularly kept up to date on the construction and the whole process, from buying to moving into the flat, went very smooth. The concierge, Bintu and Terry, are very friendly and made efforts to learn the resident’s names. Any snagging issues have been dealt with swiftly and professionally.

A tiny complaint would be solicitors which were recommended by Anthology- communication was difficult with them but we understand this is not within Anthology’s control.

All in all we’re very happy with our flat and would highly recommend any new developments by Anthology!

There’s a Lidl, Sainsbury, Asda, Iceland, and Tesco within walking distance to the flats and several very good Vietnamese restaurants around. Deptford Yard has some coffee shops, a yoga studio, wine bar and market on Saturdays. Brockley Farmer’s market is a bus ride away and Greenwich park is not too far either.

While there are a lot of transport options, none are less than 5 minutes walk to the flats but it’s not as inconvenient as imagined. With the Bakerloo line planned to arrive by 2030, the area will be better linked and it would be quicker to get to the City. The trains are the quickest way to get to London Bridge but you will be battling for space with the morning/evening work rush hour crowd. Otherwise there are several buses going into the city but would just not be a quick as tube/train.

One point to bear in mind is the proximity of the flats to the rail line. The Overground and trains run along both sides of the development and while you will hear very little with the windows closed, the noise can be quite disrupting with the windows opened. You can get used to it over time but it’s definitely something to consider if you are sensitive to sound.

I am so happy with my new one-bedroom apartment. The Anthology team have been excellent – particular stand outs for me have been the designated help from Georgia Cannon who has been always one telephone call away whenever I have had a query and secondly, how quickly the team dealt with snagging (which to be very honest was not much at all). I was very particular and all of the snagging was rectified in the interim between the handover and moving-in. I would not hesitate to recommend them.

Moving in was amazing, the quality and design of the apartment was second to non, with little features you wouldn’t even think about, that makes the apartment even more perfect.

Firstly, the development itself and the flats are generally well designed, with finishes I didn’t see in other similar developments. I fell in love with the kitchen and bathrooms, and the amount of space we have in the flat.

We have a concierge onsite 6 days a week from 7 to 7 which has been a god send – especially in the normal times when we’re based in the office.

However, there are some quite major downsides to this development. Rendal and Rittner have done a sub standard job at managing the development (slow to communicate, slow to send service charge demands, heavy handed with small issues but seem unable to fix the quite major issue with the development).

Coupled with this, the security built into the development though looks like it should be good, but is very superficial. We have had countless number of break ins to bike stores (pretty much every bike store in the development has been broken into, and owners / residents bikes stolen). The most recent exposed the vet flimsy mag locks we have on the main doors into the development which were able to be pulled open with just some brute force. These issues have been ongoing for at least the last 6 months of not more, and neither Anthology (who point towards R&R), or R&R seem to be taking this seriously.

It is the responsibility of that developer to ensure that the development is safe and secure, in this they have failed.

It’s a shame, because if this was fixed, there is a great community here and the flats are generally really nice. But, until Anthology step up and fix this – be very wary about buying here.

Being between Deptford and New Cross means you have access to two vibrant areas, with plenty of shops, bars, and restaurants. The area has a quirky vibe to it which I love.

Would have thought twice if I had realised security on the development was so poor.

If there is one thing you would change about your flat or property what would it be:

Security – we need to feel like we won’t have our possessions stolen when using the facilities we pay for in the development (or god forbid, that someone actually ends up getting into one of the flats which I’m sure is next!).

Anthology are working with Rendall & Rittner to provide a longer term solution to the security. The bike store doors are of an approved standard, agreed with Building Control and Premier Guarantee but we understand that we are being targeted by opportunistic thieves.

Mag locks have been changed, night security has been trialled and all residents have been provided with an additional key to the bike stores. When the dead bolt has been locked, break in’s have been deterred so we need to ensure everyone is completing this action.

Each additional security measure is being evaluated by Rendall & Rittner to ensure it is effective and we will be working hard alongside them to ensure all our residents feel safe and secure living at Deptford Foundry.

The process of buying a flat with Anthology was professional and the customer experience was personal.

My experience with Anthology from day one gave me the confidence that this was the developer I should choose to make my purchase. From reserving a flat at Deptford Foundry, through to moving in, Anthology have been superb and always professional. They have provided regular updates on the development and information about the local area. Plus, there was a dedicated point of contact who was available to answer queries and arrange viewings. The concierge service is fantastic and the My Anthology online portal is a valuable resource to access information about the development, local area and to submit queries. The flat has been finished to a high spec, with plenty of storage and a really spacious balcony!

The transport links are fantastic! New Cross and Deptord railway station are a short walk away. There are plenty of independent cafes and shops in the local area, plus all the standard ameneties. Deptford Market Yard is great in the summer, with pop up food stall and live music. Plus, Greenwich is only a short bus ride if you fancy a wander around!

We are chuffed to bits with our one (and half) bed flat. We’re still wondering how long it’ll be before we get over how much we love it.

We’d bought off-plan nearly two and half years before we finally moved in this August – so had a long time to anticipate and plan for it. Anthology were great at keeping us up to date with developments. This was our first buy so we had all sorts of questions (so many!) that Anthology staff always responded to in a quick and friendly way, which reassured us. Thank you, Georgia! We really enjoyed the opportunities for site visits. It all added to the excitement of seeing the finished product.

The flat has proven to be every bit as good as we’d hoped in terms of finish – and we had high hopes on the basis of the show flat. It’s definitely lived up to them. Any snagging or issues we’ve had have been quickly resolved, and we’re already impressed with how friendly and helpful the concierge is.

If you walk to Deptford High Street, it has all sorts of great places to eat nearby – Marcella, Taproom, The Tapas Room and Villages are all regular spots. The summer Saturday food markets are also great. The only thing lacking is a decent convenience shop or little supermarket close to the development.

Being so excited to move into our first flat, we were desperate to get in. It would have been great if we hadn’t got our hopes up for a quicker move. Perhaps a more pessimistic estimated completion date would have helped us!

I am a first time buyer, and have found this to be a really positive experience. I bought off plan in March 2018 and from that point until I completed in March 2019, I found the Anthology team always available and always reassuring if I had questions. More than just answering questions, I always felt like the team was on hand genuinely to help – and that it was never just about making a sale or deal with a buyer.

I have also been hugely impressed with the quality of the build. When I attended my home visit prior to completion, I could only find 3 minor snagging items – which were instantly addressed. Since moving in, I continue to be impressed by the high quality of the finish throughout and know from other friends who have recently purchased new builds that this is not always the case. I think Anthology have helped to contribute to a community feel to the development, and am really grateful to have had such a happy experience.

We loved the look of the develop before the shovels even broke ground. After viewing them for the first time we knew we really wanted to own a property here. The facilities provided are excellent and we could not be more happy with our new home. Our apartment has a great feel to it and it’s lay out and design make it feel like the ‘swanky’ London flat we always wanted to own.
The community is great and since moving in we have made some great friends and thoroughly enjoy living here. Add to that the friendliness and awesomeness of the anthology staff and you can really understand why it feels like home!

Deptford is very much an up and coming area with lots of small businesses popping up all over the place selling all types of things from food and coffee to whatever else you wish to buy.
Transport links are excellent and you can be at London Bridge or Shoreditch With 15 minutes as well as it’s close proximity to Greenwich and everything Greenwich has to offer!

We have recently purchased at Deptford Foundry and are very happy with the flat and the experience we’ve had from the outset. We have found Anthology to have a very strong ethos of how they want to run their company and the experience they want their customers to have. We’ve had a great experience so far and I’m sure it will continue. Build quality and finish of the development is high, and the pedestrianised central through-way along with the studios in some of the lower floors really makes it feel like its own space.

Building management and concierge service have been good at informing us of things going on with the development, though sometimes forget to update regarding packages being delivered through the web portal.

On the whole, we love our apartment, the development and the area, and are looking forward to seeing it grow as the final few buildings are finished.

Great train links into central London. Also a cycle quiet way which is good for a cycle commute. Some great shops and pubs near to the station and along the Deptford Highstreet and more just around the corner in Greenwich, New cross etc, well worth exploring off the beaten track. Lots of green space close by in the form of Greenwich, Deptford and Southwark parks.

Overall I like the development but there are consistent issues that Anthology and Rendall and Rittner refuse to resolve – primarily the fact that the development is used as a through road for motorbikes (and normal bikes), which is prohibited, although the signage is tiny. This, coupled with limited efforts to improve the security of bikestores and the function of the intercom make me conclude that Anthology and/or R&R don’t care sufficiently about residents’ safety.

The area is overall excellent – good bars, restaurants, etc.
Transport is convenient for me, easy to get to London Bridge, St Pancras etc. from Deptford, New Cross, New Cross Gate, Deptford Bridge…
Bin collections could be better & there is often rubbish left on the street.

How R&R can unilaterally decide to increase the service charge for things that residents don’t want to pay for (£12k per year for maintenance of the water feature!) or think are overpriced and could easily be sourced more cheaply (the window cleaning).

It’s a lottery – sometimes well and very quickly but they also have a bad tendency to pass the buck to others/ignore queries rather than stating that they don’t know the answer.

I’ve invested in a few new build buy-to-lets, but none with the personal touch that the Anthology developers brought to this one. The regular updates throughout the development process were great, as were the events they put on for new owners in advance of completion, which included a barbecue for neighbours to get to know each other, local walking art tours around Deptford, etc. The standard of the development/finishing itself is very high and the customer service from start to finish (Georgia Canagon in particular) has been absolutely brilliant. I’ve been incredibly impressed overall.

The property I purchased from Anthology was sold to me by a member of the sales team that categorically lied in the sales meetings. I was informed that I would recieve a stamp duty rebate as a first time buyer as an incentive to purchase early in the development launch. This was not put into my contract and therefore not done. More fool me for not fact checking the sales pitch.

I was also assured this was the perfect hands off investment of which it is not. Anthology have an agreement with the billing company that only the owner can have a payment account or a direct debit for bills. Therefore, on a monthly basis, as a landlord you are expected to send bills to the tenant and chase payment (they can only pay online or over the phone) which can be difficult if your tenant travels a great deal for work.

Regardless of what the sales team say THIS IS NOT A HANDS OFF INVESTMENT and FACT CHECK THE SALES PITCH!!

As for the development itself, it is a decent development apart from the continuous issues with access control. The properties are well built but ensure you carry out your snagging to a high standard!!

A superb development in a great location

Anthology have done so well to create a development that is full of quality and is a place you can feel proud to call home. It immediately has a strong community feel with such a pleasant exterior and layout. One thing I like is that it doesn’t stick out as a new development and actually blends well into it’s surroundings. The properties themselves are finished to the very best level and are great value considering the space that you can get. The development is managed effectively with a reliable concierge and timely replies if you have any issues. I genuinely cannot fault my experience so far.

This area is full of hidden gems. There’re countless restaurants, bars and cafes close by that all offer genuinely great quality and I was surprised to see such a high concentration. It is clear that money has been invested into Deptford with the Deptford Market Yard being the most visible result of this. On top of this, the walking distance to Greenwich and Greenwich park means you’re never left wanting. Transport is great too with multiple station choices (overground and mainline) that can get you into London Bridge within minutes. Couldn’t be happier with all aspects of the area.

The noise from the trainline really is minimal. This was something I was concerned about but really isn’t a problem at all.

Fitting into the much used “up and coming” category, Deptford is a fantastic area that despite being so centrally located is still a bit of a secret spot. A nice community bustle, plenty of places to eat and drink, the rest of South London at your fingertips, and very easy to get into town. The commuter train from Deptford can be too busy in the mornings but they are adding another service at the end of the year and besides New Cross + other options are very close by.

Paige was an exceptional guide through the process from reservation to completion and the quality of the flat, communal areas and studios/ gallery is many leagues above all the other developments we viewed.

Deptford/ New Cross has an incredible artistic vibrancy, something I knew already from teaching at both Trinity Laban and Goldsmiths (both walking distance!), so we were particualrly excited to be able to buy in this area.

Overall a very good development. The insulation is excellent so you rarely need to heating in winter and the doors are high and wide. You can get really nice morning/afternoon sun at your balcony depending on the location of the flat. However the sound does carry somewhat so you will hear your neighbours a bit if they are playing music/chatting on the balcony or have their windows open. Concierge service is always helpful and available 6 days a week. Building management could use some improvement though- communication has not been clear and consistent and complaints are not well handled. There have been security concerns around the development and these have yet been addressed in a satisfactory manner. However all the neighbours are lovely and there is a great sense of community. Everyone helps and look after each other.

Location of development is close to 3 train and overground stations, all within 10-15 minutes walking distance and less than 5 minutes to bus stops. If you work around London Bridge then it can be as little as 12 minutes on the train. There are several supermarkets close by, including Sainsbury’s, Waitrose and Lidle. Also Brockley Market is a few bus stop away and the Little Bread Pedlar (one of the best sourdough and croissant in London) is within 12 minutes bike ride away. There are several nice cafes to grab some coffee or brunch as well as an excellent selection of restaurants to choose from. The area has changed and continues to change so there is always something new to discover and enjoy.

To look around for conveyancing solicitor instead of just settling on the ones recommended by development.

The design if the development is quite modern but also boring. It looks like any other development in London, without any heart or passion behind the architecture. That said, it is still very well finished, well isolated as the train passes by very close (cannot be heard with closed windows) and very enjoyable to live here as many families and dogs inhabit the development. It is quiet as it is a private area without cars passing through which also allows you to freely walk outside or let your kids play in the “front yard”.

The local area is quite rural, it’s a 10 minute walk to New Cross main road where most restaurants and convenience stores are located. Also a 7 minutr walk to the nearest train station and as a student who goes to Goldsmiths it is perfectly located near my uni.

I was very suprised how tight of a community the development is.

I have not raised an issue yet however I keep seeing my neighbours being upset with the management.

The development is very nice and aesthetically pleasing. It is contemporary but not super modern where it will be out of style in a few years which I think is great. The landscaped garden areas are well looked after and beautiful. It is also appealing that there is not a street running through the development so the flats are rather quiet from street noise. The only drawback is that it seems to be a bit of a wind tunnel because the fact that the buildings are close together and sound travels a bit from other flats.

The area is brilliant. So many nice independent bars, restaurants and shops. So many transport links into central London.

While the bathrooms are nice the toilets are awful. It is impossible not to splash when using it because there is no rim on the toilet bowl.

The large balconies and contemporary design. I think the bathrooms are also lovely.

Absolutely thrilled to have bought a two bed flat at Deptford Foundry.

The buying process was easy and enjoyable throughout and Paige and the team were so knowledgeable and helpful from start to finish.

Design is really good – it’s enjoyable to live here, there’s a lot of plants on the patio which is a nice accent. Concierges are lovely! Especially Ionella who’s always friendly and helpful. However when it comes to property management I feel like they are not very involved and have strictly business/money oriented approach to residents and issues around the development

Walking distance to New cross station, new cross gate and Deptford station. Easy to get to London Bridge by train or to Shoreditch by overground. However, there are no supermarkets close by – Sainsbury’s 20 minutes walk away and Asda around 15. Close neighborhood is not the nicest, there’s not much around and personally (as a young woman) I don’t feel the safest at night when I’m walking home alone. Hopefully that will change soon with more developments being completed

Please share one thing (or more) which you wish you had known before you moved in:

Weird balcony policy and management not being fair around it (I.e. not everyone is treated the same) plus the rules are far from reasonable as the don’t take into account aspects such as difference is size and location of the balcony

The property is well designed, modern with top of the range appliances. It is a nice development to live in and overall is a great place to live. Obviously there are some issues. There is little by means of facilities and only 10 parking spaces reserved for certain properties. Security has been a major issue that the management company have struggled to get a hold on with multiple bike thefts, therefore not fulfilling their obligations to home owners. There is also no 24 hour concierge. The service charge is very high compared to other developments when considering the lack of facilities and there have been disagreements over who would pay for extra security etc.

Deptford is an up and coming area with lots of new developments, bars and restaurants. There are some areas that are to be avoided, however the same can be said about most areas in London. Transport wise – Two train stations, multiple bus routes and a DLR station into central London.

I wish I had been aware that the access road for the flats is a public thoroughfare which is used by members of the public and (illegally) by motor vehicles.

How has the building management responded to any problems or issues you have raised:

Yes, any issues can be raised and are dealt with, however this often happens too slowly and it takes several attempts to get the management to take notice of your issue.

Unfortunately, our planning obligations did not allow for additional parking spaces – as much as we would have liked them!

It is frustrating that the development is being targeted by opportunistic thefts. Rendall & RIttner have been taking action to increase security measures and each of these will be monitored, evaluated and increased if there is a need. The development was designed with Moulding Lane as a public realm to link Arklow Road and Rolt Street, bringing together new and old communities in the area.

Very impressed with this development. I’m a first time buyer and viewed lots of new builds but Deptford Foundry really stood out. Very glad to have moved here. A real personal touch; friendly staff and concierges; everything was ready upon moving in, all the white goods ready to turn on. Welcome hamper a nice added touch. Strongly recommend.

I think the thing I love most about my flat is the spaciousness that comes from the high ceilings. You usually only tend to get that in period properties, and it’s fantastic to have that in a new build, especially in a one bedroom flat. The quality of the build in general is excellent and I’m very happy. I moved into my flat in September after buying off-plan and so far only spotted two very minor snagging issues.

It’s great having the concierge to sign for packages (and I had a lot of packages!) and the artists studios on the ground floor are such a good thing to have. It means that there’s always people around the development, so it does’t feel dead in the daytime and there are always interesting pieces of artwork or ceramics to see.

Anthology have been helpful, always on hand to answer questions and the process itself was smooth. The online portal used to interact with the management company and download documents is really great and easy to use.

Festa Sul Prato the cafe in the park just close to the development is a great place to hang out. Check out the review in The Guardian on it.

Deptford High Street is quirky. A mix of hipster brunch places and artisan delis with a proper old school East End market on Saturdays.

Greenwich is a great place to hangout and read the papers on a weekend. It’s a seven minute bike ride from Deptford Foundry.

I work in Westminster and for me it’s a 35 minute commute door to door. I use Southeastern services from New Cross and then join the tube network and I even get a seat half the time.

Please share one thing (or more) which you wish you had known before you moved in:

At the moment it’s almost impossible to get Dominos to deliver as the development isn’t registered on whatever location system they use. Same for some other delivery companies.

And directing friends to the flat often involves me having to come and collect them.

It will be better when the Lewisham Council finally puts up a ‘Moulding Lane’ street sign and people stand a chance of finding us.

The properties look stunning and the design likewise. However, bit by bit issues have arisen, in particular the large balcony I have that stretches across the bedrooms. Crack started appearing on the panelling over a year ago now. In that time Moat, R&R and Anthology have passed the buck on it, eventually sending a contractor to repair it at Xmas.
The contractor told me when visiting that the balcony flooring hadn’t been laid properly, hence why the cracks were appearing the flooring moving, causing other panels to move. They repaired the crack…..but wait that’s not the end of it. I informed all parties of what the contractor said, nothing was done. Surprise, surprise, the crack appears a few months later….still waiting for it to be repaired and the flooring redone.
If you’re thinking about buying a place here, do your research on all parties involved, the customer service and communication is a standard I’d expect buying a phone, not a house.
I’m writing this review as I don’t seem to be listened to in the usual channels.

I can’t recommend this development highly enough. The flats are lovely and kitted out to a high standard. The experience of moving in was really simple, and the many ensuing deliveries I’ve had since then have been dealt with with no drama. The concierge staff are lovely and very helpful. Also, it’s great having the exhibition space downstairs, which changes over regularly and brings a real buzz to the development!

The transport links are second to none. The development is a short walk to either Deptford or New Cross stations, which get you to London Bridge and Cannon Street in about ten minutes.

The apartments are well designed and would appeal to many people – the design is smart, tasteful and full of class while also modern. The grounds on the development are also well laid out and attractive.

Arrange to move in on a weekday or a Saturday so that concierge can lower the barriers to allow the removal van to park outside the building.

The fitted kitchen, flooring, bath and showeroom specifications are great. The balcony too is well designed and adds to the aesthetic of the building.

Aesthetically the development is awesome. Very clean and well thought out. I really appreciate the wide open balcony spaces which are quite unique. Internally the finishings are great quality. The outside areas look great, although I would have preferred more green areas. I’ve no had loads of interaction with the management company but everything I’ve seen has been done well.

The development has been completed to a high standard and it’s appointed beautifully. It often feels more like a luxury hotel than a flat! Although the buying process was lengthy (due to help to buy and mortgage lenders), the Anthology team were really helpful and quick to answer questions. I am really pleased with my choice of apartment, which is mainly down to the help of Paige who took time to understand my needs and find the best property for me at Anthology Deptford Foundry. I really couldn’t fault my flat, I am so pleased with it!

Well connected to central but also much quieter and peaceful. Sometimes deliveroo drivers struggle to find you and the door bell system can be a bit confusing. Lovely neighbours throughout and parks just a short walk from the building. Good design throughout, high specs inside. Enjoying the lovely kitchen with induction hob and the wooden floors. Very spacious balconies. Property management is okay but could be friendlier and stay in the office more regularly. However, parcels usually get delivered right to your door so it’s not too much of a bother.

Well connected to central but much quieter. However, bear in mind train noise – on some days it can get annoying. The high street is a bit rough but the building itself is located in a ‘posher’ pocket. Lovely parks and playground spaces just a few steps from the property. A good area if you need to be well connected to central (15 mins journey to London bridge) and want to spend less and live in a friendlier, more tranquil area.

The schedule for bin collection, as they tend to get really full really fast and the best time to get your rubbish out is right after they’ve been emptied.

So having bought our first home via the The Help To Buy Scheme, I don’t think we could have done any better! Apparently buying a home can be quite stressful, Anthology alleviated this process entirely – fantastic.

The Apartment itself is delivered to an extremely high standard, both the finish and fixtures. My personal favourites are the Kitchen and Bathroom – super fancy!

All in all, very pleased with our purchase.

It couldn’t be more well situated, 6-minute walk to New Cross station and further 5-minutes on the train and you’re at London Bridge. We have sourced a great roast dinner nearby also!!

Deptford Foundry feels like a lovely oasis. There are lovely gardens and pedestrian walkways that keep the development quiet and peaceful. The buildings are modern yet timeless, so in year’s time the development will still look and feel appropriate. Since there are multiple buildings it gives more of a campus feel than a block of flat which is a really nice way environment.

Deptford Foundry is perfectly located near many trendy shops and cafes in Deptford and New Cross as well as some great open spaces. Nearby to Greenwich, you can visit a more well established area with loads of amenities.

We bought off plan in 2016, just before Brexit referendum and contunie with completion regardless of the result. Original completion was promised for 2018. Never happened. Also, because of slow solicitors from developers side we were late by just week to finally complete and we were slumped by 540 GBP late completion notice. One week, against more than 6 months delay from builder from original advertised date. Won’t recommend really.

Where to begin. Great building, but issues with balcony since I moved in…. 2 1/2 years ago. Was told recently that it wasn’t installed correctly in the first place.
Now is denial to my Managing Agent that anyone actually came and did work or checked the balcony. Despite providing a name of the individual who came and checked. Now have a balcony that needs new flooring.

No prior notice to arriving to do work, turn up and hope you’re in. Only a handful of phone calls, but that has stopped recently.
Do your research before purchasing; get a second opinion on things if possible.

Great location for travel, shops nearby and fairly quiet. A friendly group of people who live in the development also.

A fantastic development with a real arty edge and history of the roots of the area. Different from a lot of new developments which can be soulless and without any sense of community. Well run, larger than average flats with bigger outside spaces too.

We love the vibrancy that the art studios bring Deptford Foundry and it is important that history is woven throughout the design and construction of the development – thank you for commenting.

There is a pub called Lord Palmerston just under the rail bridge which is currently being redeveloped alongside 6 x 2 bedroom homes. The building directly opposite the Arklow Road entrance of the development is called Safa House and has been a storage facility more recently but is of historical interest to the local area. Planning permission has been recieved to class it as residental use but I believe they still await full planning permission for the desired 14/16 flats with cafe space on the ground floor. Fingers crossed though!

The design of the development is beautiful and it makes a huge difference to your quality of life. The interior common areas are like a hotel and the flats are well designed for efficiency. Its a clean and friendly development and a fun place to call home.

Love living in Deptford Foundry; the experience is great. The area is an underrated spot in zone 2 with great transport links to central and east London. So much development is happening, it feels like an exciting place to live.

The development is finished to a very high spec. Floor to ceiling windows throughout the flat mean it is very light and bright. The views from Cobalt Tower across the entire City of London and Canary Wharf are incredible. Having a concierge 6 days a week is also a massive benefit.

Very close to both New Cross and Deptford stations for easy transport links into London Bridge and the City. Also very close to the Thames Path and lovely for a walk/run along to the river to the Cutty Sark/Greenwich.

Sleek design in the flats with lovely kitchen and high spec aspects. Spacious & upmarket – would recommend.

Concierge is brilliant – management fee is expensive but you pay for what you get.

Deptford Foundry have really done something very special in here. They have built a beautiful small community. It is managed well and having a concierge on site who are very helpful is also a good plus.

I love living in the area, been here 8 years. Deptford nearby is packed with nice small private restaurants, cages and bars, especially around the arches near the train station. Greenwich is 15 min walk and it is such a beautiful part of London with a massive park. If you need as well to buy your groceries there are plenty of options including a large Sainsbury near new cross gate station.

If there is one thing you would change about your flat or property what would it be:

Bicycles and motorbikes on the lane. They dont respect the dismount sign and they pass by speeding. It is need a u-chicane or anything similar to deter them and avoid any potential health hazard or accident!

We chose the flat as we felt all the finishes were of a much higher quality than that of other developments we saw. Particularly the flooring, paint colours and balcony. Our flat seems to be super soundproof as we’ve never heard any of our neighbours. Concierge is a great plus for when we’re not in to receive packages.

Great range of bars and restaurants in the area, including Stockton, and the Dog & Bell. Pretty quiet street and doesn’t take long to walk to New Cross or Deptford trains for quick access to city. Greenwich park is also not far which is great for the weekends.

Everyone on the development is super welcoming and happy to help each other out.

Design is good, position of the buildings are nice. Landscaping and commercial facilities are well maintained. Management company is slow to react. There are ongoing security concerns involving unauthorised entry, bike thefts and not much have been done. Communal heating is good and cheaper than normal heating.

Good location which is getting better as more facilities are being brought into. Development itself is a good quality and we didn’t have any major isssues so far. However, management company is a bit slow to react on things.

The purpose built flats help you make the most of space which is everything in London. The bathrooms are lovely. The concierge is very helpful. There are some issues with bike storage but the green spaces and gardens are great.

We love the proximity to Deptford Park and Folkestone Gardens. There are lovely cafes around and the shops in Deptford are a 10 minute walk. Central London can be reached so quickly and easily!

Nothing! We rented a flat very nearby before so knew we loved the area. No surprises.

I think the development looks good, is well kept and modern. I love the fact that there are local artists and business here and would like to see more. The concierge is fantastic – really helpful and friendly. I’ve personally not had a problem or issue with building or property management. Our service charge is quite pricey considering there are no additional facilities like a gym.

It’s a really convenient location. Near to two train stations, cafes, convenience stores and a short walk from Deptford high street. There are a few nice parks and green spaces nearby. It’s near a train line which doesn’t really bother me but can be loud if windows and doors are open. At night it’s generally quite quiet for London, but there can be some street noise. I personally feel safe in the area. There isn’t a great deal of parking. I don’t need a car parking space but it would be useful to have an area designated for visitors to the development

Beautiful designed outside & inside, & lovely courtyard – friendly concierge and very helpful, however, continuous break-ins into the bike store resulting in numerous bikes being stolen despite the doors being ‘fixed’ & other measures being put into place.

Love that it’s close to new cross station which is great for London Bridge and overground to shore ditch. Love local bars and restaurants, particularly the independents such as Stockton, mama jerk, Marcella. Always happy to welcome more and hope they survive lockdown.

The development is very nice, there are just a few problems with scooters driving through very fast and quite a few break ins of the bike sheds. Overall, the people are great and the apartment is quite a good build quality. I’m very happy that I brought here and would recommend it to others.

Everything 5 star spot on. Literally concierge is lovely and very helpful. Design of the flats absolutely amazing and stunning finish from kitchen to bathroom and saloon. My balcony is a biggest around this property almost 7m long which give an extra space and comfort superb.

So it is so quiet here and so modern at the same time. I love the area and all the shops around also choice of transport train underground buses overground so easy to move around. Missing car park or garage under the building this is big minus i think for everyone thatbis so many cars around and literally no space so sometimes take a long time to park the vehicle. I love concierge they are awesome and very helpful.

So i wish to know that they will be no space on the street for the car as whenni move in could park every where around and right now there is double yellow line from Lewisham council and sign so you cant park there and you cant apply for permit as is double yellow everywhere so is a bit problem now with the car not only me a lot of neighbours said the same about it.

The development includes a cafe’ with very friendly staff and there is a pottery studio close by where you can take pottery classes.
The flats are new and there is plenty of kitchen storage. I like the fact that there is a ventilation system in the house which keeps the air fresh.

The development is located 10 minutes by walk from New Cross station. The station is well connected to the city and there are frequent trains to London Bridge (about 5 min journey) and Cannon Street (about 10 minute journey). You can tell the area is under development. Walking distance from Cutty Sark where I usually enjoy spending my weekends.

Perhaps I would install floor heating instead but having radiators is not an issue.

Poor service provided and lack of transparency on the accounts, resulting in high management fees.
Also, there have been many security breaches with bicycles repeteadly stolen.

Tenants and staff are friendly and, in general, very respectful.

+ve: good transport connections. Cycle routes are good and still expanding. Walking distance to train and overground stations.
-ve: streets in the area as usually dirty. Lack of maintenance in some of the parks around the development.

Please share one thing (or more) which you wish you had known before you moved in:

It would be good to know that the bicycle storage is highly unsafe, therefore people keep their bicycles within their apartments.

How has the building management responded to any problems or issues you have raised:

No, some of the emails I send to building management remain unanswered.

Really lovely development with great design touch’s. A couple of things could be better such as the property management and some minor interior issues; but overall I am very happy here, glad I purchased. Feel very at home.
Would recommend Anthology!!

Good building poorly managed

The buildings have been constructed at a good standard. However, there were obvious flaws – such as weak magnetic locks that have allowed to break-ins every now an then.

The building management isn’t any good. Management charges are high and the services provided are subpar.

Walking distance to green spaces / parks as well as Thames Pathway.
There are cycle ways cutting through the neighborhood making it easy to get to central London and the City.

Please share one thing (or more) which you wish you had known before you moved in:

The bicycle storage rooms aren’t safe. There have been many break-ins and thefts.

How has the building management responded to any problems or issues you have raised:

Responses, when any, are not great – usually in a passive-aggressive tone.
