The quality of the build is good a lot better than other new homes I have purchased.

The development is nice and not too big. The properties although are new have a bit of character. The quality of the build is good a lot better than other new homes I have purchased. The bathroom suits and kitchen as standard are good quality. The decoration standard wasn’t great with lots of drip marks and missed patches.

Please tell us about the good and bad aspects of living in your local area:

Fenstanton is great for us as it is a close commute to Cambridge. The local shops are sufficient. Lots of residents park on the road which can be frustrating as each property has either a parking space or driveway.

How has the building management responded to any problems or issues you have raised:

Some issues we have reported have taken weeks to resolved whereas other sooner. I guess it depends on how busy the contractors are.

Please share one thing (or more) which you wish you had known before you moved in:

That we saw the garden when the fence was put up. The garden when the fence was put up was a lot smaller than we thought.

The layout of the development was thought out well with the properties not too on top of each other. I think more parking bays for visitors should have been considered. Customer service when reporting maintenance are frequently and helpful. However, not quick to actually action the issues

There are sufficient local amenities such as a bakers, butchers, corner shop and a great fish a chip shop in the village all within walking distance of the development.

How has the building management responded to any problems or issues you have raised:

Maintenance repairs can be slow. We found ourselves chasing customer services a few times.

Please share one thing (or more) which you wish you had known before you moved in:

The parking lay-by by the development entrance was going to be removed.

The development is well designed really well and feels like like home, it’s a safe, for my kids to play out, there no no park which is such a shame and the only thing is missing. There is a big line between social and owners, the common areas are well kept

It’s a great place to live but as in social housing I feel that the owners do make us feel bad as we don’t own our property

I am paying more for my one bed than a lot of my friend who have 2 beds, plus having major problem with repaires

the design of the scheme is to be a bit more traditional

The scheme is well thought out with space around the houses and the design of the scheme is to be a bit more traditional in its nature than some of the very modern designs. They haven’t sorted out thing like the street lights which don’t turn off at night but that’s more of a maintenance issue than a diagnostic fault

The development is located centrally so close to amenities like the shop, butcher, pub and hair dressers. There isn’t really any public transport to the village but it’s very quiet despite being close to the main road. Lots of people park on the road which is disappointing, perhaps a poor design if people don’t want to use their allocated parking slots.

How has the building management responded to any problems or issues you have raised:

So far every issues reported has been fixed but you do have to chase them to get a response

The sound proofing between the properties isn’t great. I would have asked to upgrade this had I have known

Generally pleased, few issues but overall and pleasant development

Overall, I am pleased with the development. Morris homes staff on site have been very helpful in settling into the site and providing support for minor issues that I may have come across. Communications have been reasonable as far as advanced notice of major works has been concerned. Some of the housing association tenants have been 'ill placed' and social disturbances have been caused, to combat this further vetting may be required. The development is well placed in location for access to village facilities, but with historically poor connections to public transport I would have hoped that these may have improved as the site developed, I have not seen evidence of this. There are some issues with the overall build that I have noted, the HAs sign off process is/was not thorough enough to pick up on or came too soon to realise the issues. Decorating is poor in places, plaster has bee applied in downstairs toilet to areas and not sealed. Filler/sealant around edges or bath/shower, skirting boards, sinks and others has been poorly applied and needs to be corrected. Window in rear small bedroom has been fitted incorrectly and caused a fault which I am trying to get rectified now.

Road links have been a benefit, shops and facilities in village are also well utilised. Bin storage is an issue where housing association tenants live, as the tend to be blocking footpaths and alleys. Parking, again for other tenants is a problem, people are parking 'conveniently' for them but not considering where they are parking, i.e. narrow or blind bends, outside other people's houses, and not using parking bays assigned to them.

How has the building management responded to any problems or issues you have raised:

As above, managers on the site have been a positive benefit for this development and they have responded to the majority of issues I have raised in a positive way. There have been times where I have raised issues with them and they have directed me to the HA, once contacted the HA have then either referred me back to the site management or other contractors, it does sometimes feel that you're being passed around so that you forget what it is you're trying to raise.

Please share one thing (or more) which you wish you had known before you moved in:

What was/is planned for the 'common' green area on site, still not sure and only have rumours. Concern is for impact on traffic/noise/litter, anti social behaviours, and ultimately price of property as a result.
