Generally pleased, few issues but overall and pleasant development

Overall, I am pleased with the development. Morris homes staff on site have been very helpful in settling into the site and providing support for minor issues that I may have come across. Communications have been reasonable as far as advanced notice of major works has been concerned. Some of the housing association tenants have been ‘ill placed’ and social disturbances have been caused, to combat this further vetting may be required.

The development is well placed in location for access to village facilities, but with historically poor connections to public transport I would have hoped that these may have improved as the site developed, I have not seen evidence of this.

There are some issues with the overall build that I have noted, the HAs sign off process is/was not thorough enough to pick up on or came too soon to realise the issues. Decorating is poor in places, plaster has bee applied in downstairs toilet to areas and not sealed. Filler/sealant around edges or bath/shower, skirting boards, sinks and others has been poorly applied and needs to be corrected. Window in rear small bedroom has been fitted incorrectly and caused a fault which I am trying to get rectified now.

Road links have been a benefit, shops and facilities in village are also well utilised. Bin storage is an issue where housing association tenants live, as the tend to be blocking footpaths and alleys. Parking, again for other tenants is a problem, people are parking ‘conveniently’ for them but not considering where they are parking, i.e. narrow or blind bends, outside other people’s houses, and not using parking bays assigned to them.

Please share one thing (or more) which you wish you had known before you moved in:

What was/is planned for the ‘common’ green area on site, still not sure and only have rumours. Concern is for impact on traffic/noise/litter, anti social behaviours, and ultimately price of property as a result.

How has the building management responded to any problems or issues you have raised:

As above, managers on the site have been a positive benefit for this development and they have responded to the majority of issues I have raised in a positive way. There have been times where I have raised issues with them and they have directed me to the HA, once contacted the HA have then either referred me back to the site management or other contractors, it does sometimes feel that you’re being passed around so that you forget what it is you’re trying to raise.

The design of the houses is well thought out

The design of the houses is well thought out. The houses have lovely aesthetically pleasing features yet are practical and liveable spaces. As it is a new build estate work is still ongoing to extend the development so i can’t yet comment on facilities. However, i am aware of the plans for open spaces/parks and also plans to build a supermarket opposite the estate, just a few minutes walk away. Again, property/building management doesn’t yet apply as these haven’t been properly swt up yet due to ongoing building work on the estate.

Please tell us what you like and dislike about this area:

The development is in an excellent location, close to the main road and motorway networks but there are also some lovely nearby places for walks such as Avenham Park. A new link road was built with funding from the developer in order to improve the road network links and ease traffic congestion and this is a god send! Penwortham shops, bars, restaurants are in close driving distance with some smaller shops, a farm shop, pubs and post office within walking distance. There are also plenty of good schools and nurseries in the area. I love living in the area and have no real issues with it.

Please share one thing (or more) which you wish you had known before you moved in:

We still don’t have any information on when the roads will be tarmaced and this meana that the house, windows and cars get dusty and dirty on a very regular basis. There is also an issue with the land registry for all residents which needs to be resolved by Morris so that some residents can renew their mortgages.

How has the building management responded to any problems or issues you have raised:

Morris customer care are usually easily contactable by email and/or phone and fairly efficient in providing a response. Some issues/repairs haven’t been to our satisfaction and Morris have tried to support us in rectifying this.

Design is good where we are is a well laid out and quiet part of the development

Design is good where we are is a well laid out and quiet part of the development. Common garden areas are maintained regularly. Snags we’re dealt with quickly and 2 things stood out for us with Morris homes. Firstly the comprehensive choice of internal features compared to other builders e.g kitchen, appliances, tiles and flooring. Secondly the after sales Customer Care is very good and responsive in sorting out any issues. Feliciti in that team is helpful and efficient.

Not many local shops but it’s improving. Local pub is within walking distance. Local bus service is frequent and plans for railway station will improve transport options. Parking is fine no traffic noise at the moment but adjacent development will change that. Regular bun collections.

Please share one thing (or more) which you wish you had known before you moved in:

The fields at the bottom of The Weald are being built on. This was not made clear to us on moving in but was part of the planning phase approved in 2013.

How has the building management responded to any problems or issues you have raised:

Yes promptly and efficiently we have had a few teething problems with boiler and door locks which were sorted quickly

Lovely house, Shame about the disrespect from the non buyers.

I have seen a number of different developments prior to finding my current home. I found that the design was well thought out and has good use of space within. I love my home. The houses all look good from the outside and i feel that in a few years they still wont look dated. I had a few items on my snagging list when i first moved in and despite this being in a pandemic they were dealt with quickly and the Site manager Scott was always helpful. Cottam is severely missing facilities for the community and although we now have a Co-op it is poorly stocked and expensive. There is a lack of schools and social spaces such as bar/restaurants. Some areas of the gardens are kept well and some are not touched. When you drive into the site the gardens are kept well but behind and out of site, not so much. We have dead trees on our road that are now snapping and leaving gaps but this has not been resolved. Behind our house the surrounding carpark has very tall weeds growing up against our fence and no one touches this area or demonstrates they have any responsibility for it. Didn’t expect to have to go litter picking on a regular basis in a brand new estate. Again very sad.

Kings Lea is in a nice position, lots of paths for walking and green space. Cottam has a great deal of new housing developments being built and this is effecting the roads and flooding. There is only one pub and one primary school which i feel is not sufficient for so much housing. There isn’t a Drs or Dentist, again for the amount of people there should be.
As the first residents on site i have unfortunately seen the site become dirty and the community unkempt and we are only 1 year in. As a resident that looks out onto Social housing i have to now look out into filthy gardens and rubbish littered all over to surroundings. I have had rats in my garden as the rubbish is ripped open bin bags in gardens amongst an abundance of discarded items, all attached to my property. There are overflowing bins and a complete disregards for the community by most of the social housing residents. This makes me very uncomfortable saying as my husband works in social housing and i work for a charity. So this is not a targeted complaint. There have been a number of visits from the police and we have regular issues with shouting, arguing and swearing. As someone who works from home this can be rather embarrassing if i am on a call. I have made 3 complaints and my neighbours have also made complaints to Morris homes but this has made no difference. As you can imagine my frustration as this is my first home that i have save up for years to buy and now i live on a council estate! I would not buy again on a new build estate and will also be advising others not to because of this. Seeing all the gardens in such a mess after only a year is very sad and will have a negative impact on the sale of my house when it comes to this point. I am finding this a very difficult fact to live with.

Unfortunately i would be warning new buyers to look at the position of the house in relation to the social housing. I was told they were shared ownership and therefor thought there would be some pride taken in a house that could one day be owned. This is not my experience, there is very little pride taken in the community they are living in and this is very unfair when you have paid considerable money to live here. I would say don’t buy on a new build estate for this reason. I am sure this experience is different for others but in my case its a real problem.

How has the building management responded to any problems or issues you have raised:

Yes, issues have been resolved quickly inside the house but in terms of complaints about the surrounding houses, this has not been dealy with at all and is getting much worse.
