Nice quiet estate, awful entrance/exit though

Nice village with great park for the kids and also an outdoor gym, local shop, hairdressers and pub. Bus links are awful though.

How has the building management responded to any problems or issues you have raised:

There is always a very long wait time for repairs.

Please share one thing (or more) which you wish you had known before you moved in:

As already stated the entrance/exit to the estate is horrendous, no lighting and people constantly miss it, as well as being difficult to get into the main road. No crossings at top of estate, children have to cross a very busy road to get home from schools. Traffic very fast.

Something that is quite vexing is how uneven the ground is and how unusual the houses are organised making the estate difficult to navigate for a guest or a new resident.

Please tell us about the good and bad aspects of living in your local area:

I live in the Crown hill gardens CV 31 estate. Thinking back to our old house this one is satisfactory but not as good as we expected it to be. The estate is in a quite detached area making it a distance from other facilities as well as it being hard to enter with the entrance on the main road, which is why a roundabout would be beneficial, as well as this significant problem living in the suburbs does have its benefits but definitely has more downsides. Regarding my street, things such as bin collections are always promt and parking is abundant in my house at the very least. Furthermore my house is situated far from the road so traffic noise is almost none existent. However on the other hand our neighbours are not the best; with anti social behaviour and and very little communication towards us this leaves my family feeling alienated which is very displeasing.

How has the building management responded to any problems or issues you have raised:

As mentioned, when my door was broken down I don’t believe that building management got in contact with me at all I could not even get the key without having to go to the police station to retrieve it. Also, the ones who were responsible for my broken door did not even get in contact without my wife’s relentless effort. I feel like this was an issue property management or building management could have helped with unfortunately I received no aid.

Please share one thing (or more) which you wish you had known before you moved in:

One thing that I wished I would have know before I moved into this estate is something concerning pets and animals. My family have no animals as pets as I was informed of a policy from property management stating that pets were not permitted in this property nevertheless I seem to see many animals wondering around the estate some with and some without owners with perplexes me. As you already know I have issue regarding my neighbours cat as it often sits in my garden and occasionally try’s to enter my home. This is far from okay and I will not accept this. With my review I hope to see some changes to this estate.

Small village shop around the corner and a quick drive into the main town centre so great location and nice to be out of the hustle and bustle !

How has the building management responded to any problems or issues you have raised:

Site manger responds quickly to any issues raised.

Please tell us about the good and bad aspects of living in your local area:

The location is great, close enough to town yet far enough away for it to be quieter. With a small local shop in the village to pop to for milk etc, and supermarkets a small drive away. The main issue is that there is only one way out of this fairly large estate, this can get busy at times and will only get worse when the more people move into the remaining houses. It’s a shame there is no road out onto offchurch road to improve this. However, the walk way there is useful. It's also a shame the local pub is currently looking for a new owner again.

How has the building management responded to any problems or issues you have raised:

I feel most have been responded to poorly, both in terms of time and quality. I have mentioned some issues in the developer comments, but to give another example with the drive way, we had plants growing up through the surface, resulting in it being dug out and redone, however, the issue is still there and we are still waiting for it to be sorted....over 2 years later.

Please share one thing (or more) which you wish you had known before you moved in:

I was never shown the detailed plans for the building and grounds, which indicates that our garden was to be sloped and what we were promised by the sales team was incorrect... Who designs a house to have an unusable sloped garden? After a lot of effort I've managed to level it off, with no prior knowledge of landscaping, so I see this as laziness on Bovis' part. Either way, these plans should be readily available before reserving a property.

Great access to the town centre and to the countryside, with easy access to canal and cycle routes. Plenty of walks to do and pubs to access. Quiet housing area and bin collection works well.

How has the building management responded to any problems or issues you have raised:

Some snagging has been addressed in a timely manner. Having to follow up on others due to change in site personnel.

Please share one thing (or more) which you wish you had known before you moved in:

Always explore what is in your doorstep before moving as it helps you see if it's the right place and visit at different times of day.
