Please tell us about the good and bad aspects of living in your local area:
The location is perfect, just a short walk from the city centre yet far enough away to escape from the busyness. There are small local shops around for any of your essentials which is handy. Also a restaurant in the building is super convenient. The parking is a bit of a let down to be honest. The parking at the flat is really expensive and the parking around the outside of the building is not great as you only have ten minutes which is especially hard when you need to move things in and out the flat. I would say it is quite noisy here too. In the summer with the windows open, you hear the trains, the cars and people on the streets so it does get very loud.
How has the building management responded to any problems or issues you have raised:
They are really good and helpful but sometimes it takes a while for them to get to you as other people have problems too that might be higher priority. I think more staff on this area would help as it’s not the maintenance team themselves, it’s just the way it’s run.
Please share one thing (or more) which you wish you had known before you moved in:
It’s really modern and clean here, it makes living here feel like a dream and the facilities like the gym, yoga, and games room are really good. I think the suites are good in theory, the amount of times I’ve got a suite, only to realise there is no bottle opener, kettle, whisk etc and having to bring anything I need from my apartment down to the suite defeats the purpose in going down there altogether. The bin chutes constantly get blocked up and people just don’t care about blocking it for everyone else although Cortland do there best in sorting out the issue, people can just be ignorant. We are very grateful to have stayed a year at Cortland and we have enjoyed aspects of it. It’s great for people who are new to the area, like us, excuse of the location but it can be upgraded in some areas.

Please tell us about the good and bad aspects of living in your local area:
The location is really good, everything is local and walking distant and a Sainsbury’s is being put within the building which will be really handy especially in winter months. The street is quiet, bin collections are regular and there are nearby car parks for visitors to park on. Train noise is quite loud but when closing windows, this blocks out a lot of noise.
How has the building management responded to any problems or issues you have raised:
Very quickly, a light bulb in the bathroom went out and they arrived the same day to replace.
Please share one thing (or more) which you wish you had known before you moved in:
I didn’t realise that the availability of parking within the apartments was so hard to get.

Close to Transport and local bars and shops however, loud traffic and a fair bit of litter and dog mess around the area.
How has the building management responded to any problems or issues you have raised:
They sent some one from the maintenance team to fix my problems same day when i went down in person to report an issue and also arranged a carpet clean for us at whatever time we needed it.
Please share one thing (or more) which you wish you had known before you moved in:
I wish before we moved in we knew that the amenities and events get booked up super quickly and there are no policies at the moment for no shows?

This area is perfect for not feeling too overwhelmed in the city. It is only 5 mins from Arndale, bars, restaurants etc but it’s a lot more quieter and relaxed than other areas of the city centre. The local bars such as the Black Friar are lovely and living at Cortland gets you discounts by being a local. It’s also a 5 mins walk to the nearest train station and tram stop which is ideal. I park my car at AO arena which is also only a 5 min walk away. As mentioned, it is a lot quieter meaning not much anti-social behaviour occurs except from the rare occasion which is expected in the city centre.
How has the building management responded to any problems or issues you have raised:
Yes, we had an issue with our window not closing and the maintenance team saw to it the same day and resolved the issue.
Please share one thing (or more) which you wish you had known before you moved in:
It’s a minor thing but which way our apartment faced. If you’ve lived in an apartment complex you’ll know they can get hot (lovely in the winter) and it can sometimes get hot in the evening if you’re facing sunset in the summer and have the blinds up. Since moving up a few floors and now facing sunrise it is a lot better for us.

Living at Cortland at Colliers Yard has its advantages — it’s close to Manchester city centre, with easy access to shops, restaurants, and bars, and offers good transport links via buses and Manchester Victoria station. The building itself is modern, with attractive amenities like a gym, co-working spaces, lounges, and outdoor terraces. However, there are significant downsides. Parking is overpriced and often unavailable, with many reserved spaces sitting empty while residents struggle to secure a spot. The nearby public car park is moderately priced but has frequent car break-ins. Waste management is poor, with constant rubbish chute blockages and recycling rooms overflowing and spilling into communal areas. Most concerning are the frequent issues with cannabis smells, loud music, and noise from residents partying until 5 a.m. Management consistently fails to address these problems — they seem more focused on protecting their bottom line than maintaining building standards or resident wellbeing. You could do almost anything here without risking your tenancy, as they appear more interested in keeping units full than enforcing rules. Overall, while the location and facilities are appealing on the surface, the combination of poor parking, waste issues, anti-social behaviour, and ineffective management seriously affects the quality of living.

The building management has been largely unresponsive, often ignoring emails and failing to address serious issues like anti-social behaviour, maintenance problems, and tenancy concerns, leaving residents feeling unsupported and frustrated.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known how poorly the building is managed — from ignored complaints and unaddressed anti-social behaviour to misleading tenancy terms and a lack of post-move-out support. The impressive amenities don’t make up for the constant management issues
