Brunel Street Works is a Linden Homes development located in Canning Town. The development is comprised of 975 one, two and three-bedroom apartments spread over 26 storeys. Residents here benefit from views over the O2 Arena, the River Thames and Canary Wharf, rooftop terraces and a 24-hour concierge. As well as this, the development is situated just a 4-minute walk from Canning Town station, which is serviced by the Jubilee line and the DLR.

Great location, a welcoming community with an amazing estate team. Unfortunately the developers let the side down.

The building is owned by Vistry Partnerships, which is an amalgamation of Bovis Homes and Galliford Try. Galliford Try have never worked in residential property before and it shows! There are an awful lot of teething problems, more than there should be. Their lack of knowledge in this sector is also reflected in their design approach, execution and finishing. But rather than listen to issues raised by owners and correct them, they will come up with excuses or poor reasons to mask them. For example: the intercom system is appalling. It’s an absolute nightmare and should be hardwired. But they give the excuse of it being “the future” and “cutting edge” when it’s just a cost saving exercise that has backfired.

The facilities are up to standard and with a 10 year NHBC guarantee the property management staff are fairly good at seeing that most material and product issues are sorted within an acceptable time frame.

The building management staff, however, are amazing; concierge are super friendly and helpful, and the background support staff have a handy man who is great at assisting with any small jobs around the complex and inside your apartment, they are great! Plus the online portal and email updates from the complex is the best I have seen – really professional with notifications of parcels received, regular site updates as well as general newsletters. Top marks on this front!

Please tell us what you like and dislike about this area:

The location is amazing; you’re in zone 2, you have great transport links. You have the O2 and City Airport ‘on your doorstep’ and can get into the city within 20 minutes.

Canning Town is a really up-and-coming area with more additions of supermarkets, shops, bars and coffee houses by the day. There is also a cinema on the way, which will make this area very popular and fun to live in.

With tube links and City Airport a few stops away on the DLR, plus with Stratford Station 2 stops away on the Jubilee Line, not only are you easily connected to Central London, but you also have easy access to trains and planes to travel the rest of the country and the world.

There is very limited parking in the complex’s underground parking, but street parking permits are available. However, with such good public transportation connections who needs a car?

Living facing the River Thames and the train tracks means you don’t hear the noise from the traffic, however you do hear the Jubilee Line, which unfortunately is currently very noisy day and night!

Please share one thing (or more) which you wish you had known before you moved in:

The view from your apartment/balcony (good and bad) and how much noise you would get from the tube tracks.

Also, how constrictive the NHBC 10 warranty makes things. I.e. you are given extra space, blank switches and spare fuse slots on the fuse board for additional appliances you may wish to add yet you are not allowed to install additional appliances (such as a water softener) as these can void your 10 year NHBC warranty. This was never highlighted and in fact contradictory to these electrical allowances created and presented/advertised on the home demo.

If there is one thing you would change about your flat or property what would it be:

The Developers and/or Sales/Aftersales Team. They mis-sell and mislead, and then do very little to resolve these breaches in contractual obligations. This could lead them into hot water very soon!

The property management team are fantastic, memorising which number we live at from the get-go. The rooftop parks are lovely too, and offer fantastic views. We haven’t used them yet, but we will when it gets warmer.

We have had some issues with the lifts getting stuck on floors, but that’s always sorted very quickly.

The flats being above retail space is great, as we’ll soon be able to pop down stairs to the Sainsbury when it opens.

Difficult to answer due to lockdown, but we’re so close to Stratford, the O2, walks along the river, there are some great coffee shops, and a great running route around Royal Victoria Docks.

Please share one thing (or more) which you wish you had known before you moved in:

The trains at night are noisier than we thought they would be.

How has the building management responded to any problems or issues you have raised:

We’ve had a few issues that they are working on. It’s taking a while, but they’re keeping in touch to make sure we know what’s s happening.

The internal space has not been utilised in the best way. A cupboard is unusable due to electrics. The extractor fan isn’t actually extracting the fan out of the flat (a pipe has not been fitted).

The management team were helpful at the beginning, but the same service has not been kept. I have has issues with scratched glass, scratched floorboards.

The blueprints also did not show internal RSJs and recesses.

The supermarket options are good, walking distance from Morrisons. A Sainsbury’s is opening on the ground floor.
There is not a good set of pubs/bars however plenty of restaurants.
Transport links are great being so close to the canning town tube station.
Parking is terrible and proves really difficult to have people visit via car.
Tube noise is terrible.

Overall it is a nice development and apartment, the concierge team are wonderful , but poor quality fittings and even omissions from the property have let it down. My biggest frustration is the lack of balcony light even though it was on the spec. I raised it on our first viewing and after over a year of chasing them I was informed they didn’t include it due to H&S issues – which cannot be true as they are elsewhere in the same block and adjacent buildings in the same development – they offered a £50 voucher as compensation but this would not even cover the missing light fitting never mind the non communicated change to spec and 1 year of me chasing.
This is the 3rd new build property I have owned, the others have been better quality. The planting in the development is lovely now it is finished, there are lots of trees which give it a woodland feel.

I really like the area, i have lived in canning town for 4 years and the area has continued to improve over the years. The transport links to the city are also excellent. There is a local bakery, climbing wall and even wakeboarding.

How loud the jubilee line currently is. Newham council are being incredibly supportive and pushing for action from TFL, there is no issue with the DLR at all, but the Jubilee is too loud.

How has the building management responded to any problems or issues you have raised:

As explained above, badly. My biggest frustration is the balcony light, which they let me chase for a year saying it was being looked into, even sourcing parts, until they eventually changed their mind and said it wasn’t installed due to H&S concerns – which is utter rubbish as they have been installed lower in the building!

Unfortunately, the design is not the best so far, especially for the built-in wardrobe in the ensuite. There were also some issues with the flat before completion, although it has been solved in a very satisfactory way. The developer offers good after-sales services and the concierge is very helpful and friendly, which adds extra comfort for tenants and owners.

The development is strategically located within walking distances to Canning Town station as well as to Royal Victoria and Excel, from where you can get on the Emirates cable car that takes you to the O2. If you live high enough, you can also enjoy the view of the O2 from your apartment, or you can do it from the communal rooftop garden.

The area is currently undergoing huge redevelopment which can be felt directly by people living in the development and it offers a lot of conveniences living in the area.

Noises of the Jubilee line train passing is quite noisy if the window is opened.

How has the building management responded to any problems or issues you have raised:

Emailing the after-sales team has been easy, although there was a very minor delay in responding. Eva is extremely helpful though and very responsive to any issues raised.

Facilities are average because there is no gym. Concierge is not 24/7. However, building staff is helpful and friendly and will go above and beyond to help us. Another good thing is that we can book a handy man without charge until the end of the year.

Bad aspects: flush is not strong enough; the noise from the trains
Good aspects: nice location, nice view

Noise level and living room size. In the marketing plan the measurement markings are hard to read and misleading. In the actual living room size is smaller than expected because the width includes part of the corridor.

Property management is great with a concierge to collect parcels on behalf of the residents; Design is decent too with practical floorplans and nice outer appearance, although sound-proof walls/windows could be improved; Not much facilities within the building nor around the area but with essential grocery stores, drug stores and local restaurants/cafes there is nothing really to complain about.

Great public transport; Convenient parking with loads of parking spaces within the CT zone; Quite a bit of traffic noise but bearable.

Please share one thing (or more) which you wish you had known before you moved in:

Sound-proofing is decent but not of top quality, which is essential because the development is located in between a tube station and the main road with heavy traffic.

What is the best feature of your home:

Great public transport link; Nice floorplan; Easy access to grocery stores

Absolutely terrible, and the worst company that I’ve ever had to engage with in my whole life. Customer Service is non-existent, I’ve had to report them to the NHBC, to the Property Ombudsman and had to service Section 21 and Section 22 because these people simply don’t work. They do not and refuse to help and permanently fix issues that shouldn’t even exist in a new build apartment.

VISTRY PARTNERSHIPS are COWBOYS, they take your money through expensive service charges and do nothing
