Great development but needs improvements

Review Date May 2022

The design of development is great. Unfortunately I cannot say the same for all the facilities. Gym, concierge and rooftop are fantastic but I believe the rooftop and gym could stay open 24/7 (especially the gym).
The bike shed NEEDS to be locked in a different way. A LOT of bikes had been stolen and people are forced to keep them in their houses.

Please tell us what you like and dislike about this area:

The area is nice as there are two big parks around and it is very easy to go anywhere, especially Central London.
There are many supermarkets close by and this is what I love about it.
I don’t like the restaurants/shops around, it could be improved.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known the bike shed was not safe and gym isn’t 24/7

How has the building management responded to any problems or issues you have raised:

Unfortunately not great as the bike shed is still not safe.

Good development

Review Date Apr 2022

The building itself is very good, with excellent soundproofing, big flats, a very good GYM and a wonderful roof terrace. I think management works well, we have never had any problems with them.
I would refresh the communal halls a bit, but it’s not critical.

Please tell us what you like and dislike about this area:

There is no parking around. There is a good bus network, but quite far from the tube stations.
I personally don’t really like the choice of shops and restaurants around, but at the same time it’s easy to reach by transport.
Even though there is nothing bad happened while I was living there, it doesn’t look like a place where I want to walk, it’s not cosy.
Sometimes rubbish wasn’t collected on time.

Please share one thing (or more) which you wish you had known before you moved in:

I would pay more attention to the area around. I was really impressed by the development and the flat itself (I think it’s great) and I didn’t notice that there are not many places (cafes and shops) which I like around.

How has the building management responded to any problems or issues you have raised:

They responded very quickly and efficiently. All staff are generally very helpful and friendly.

Bermondsey Works – A Hidden Gem

Verified Resident

Review Date Apr 2022

I think our building design and facilities are excellent. Especially our rooftop facility which is of the highest standard.

The property management is always exemplary with the property concierges always attempting to be as helpful as possible to the residents.

Please tell us what you like and dislike about this area:

We are extremely close to many supermarkets such as Aldi, Lidl, Asda and Tescos so there is a great variety to choose from.

Bars and restaurants are within a 15-30 minute walk.

In terms of street noise, it is at a minimum.

Please share one thing (or more) which you wish you had known before you moved in:

An improvement for future viewings would be to highlight the building’s facilities as this was not done for my viewing.

How has the building management responded to any problems or issues you have raised:

To date, I have had no problems or issues but I’m sure if I did that they would be taken care of quickly.

The development is good and in a great location. I don’t love the green colour on the outside… but it’s ok overall! I would have loved if there were some shades on the rooftop and an extra room in the building were we could rent it out for party’s etc etc

Please share one thing (or more) which you wish you had known before you moved in:

High-end flats with great potential for future transport links

The room layout design is outstanding, with generously space for bedrooms. The interior design of the bathrooms are top notched, with ample storage space and lovely use of materials that are pleasing on the eye. Building manage is responsive and communicative.

Please tell us what you like and dislike about this area:

There are a range of options for groceries shopping nearby, with ASDA and B&M just a short walk away, while Iceland, Tesco, and local groceries/butchers are just 10-15 minute walk away along Old Kent Road or St James Road. Depending on which direction the flat faces, the road traffic can be heard at times when vehicles makes loud engine noises or emergency sirens are on. There are amazing restaurants on Bermondsey Street and London Bridge which is a 30min walk or shorter bike ride/bus ride away, but close by at Old Kent Road and St James Road, there are a range of ethnicity diverse food and restaurants worth trying! The bin store is located on the ground floor, with its entrance facing the main road just footsteps away from the main building entrance.

Please share one thing (or more) which you wish you had known before you moved in:

A lot of emergency vehicles go through Old Kent Road with a nearby dispatch centre.

How has the building management responded to any problems or issues you have raised:

They are communicative and helpful at times. Emails and phone calls are responsive.

Amazing building in zone 2

Review Date Mar 2021

We really like our building 🙂
concierge, rooftops (the views are fantastic – you can see London Eye, the City and Canary Wharf) and gym. Having the garage parking is a big plus!
We bought a 3 bedroom and is extremely comfortable and big for London standards.

Please tell us what you like and dislike about this area:

The good aspects: location, good community in the building
The bad aspects: no good quality restaurants and cafes/bakeries

Please share one thing (or more) which you wish you had known before you moved in:

How close walking distant is from Tower bridge

How has the building management responded to any problems or issues you have raised:

Very fast! Every time we email the company they always reply within a few hours and usually with a solution.

Great property but building management is unreliable

Review Date Sep 2019

The interior design of the property is really top tier. In comparison to most developments in the area, this appeared to be the most neat and posh and it didn’t disappoint in that regard. The rooms are spacious and family friendly but word of mouth has suggested that the building management isn’t the best. According to some tenants they have held polls about changes they want to make to the development but haven’t consulted all tenants which leads to some tenants being unhappy with the changes. They’ve also increased service charges in the time I’ve been here. In terms of renting the property is good but I wouldn’t like to be an owner here. With that being said the property has bike storage and a very nice concierge which is a nice touch.

Please tell us what you like and dislike about this area:

Transport really good but no tubes nearby, very busy and noisy in the area as there in an ambulance service and a fire station nearby which adds to the noise. No local shops or supermarkets nearby so shopping becomes a massive pain.

Please share one thing (or more) which you wish you had known before you moved in:

Not really did all my research prior to moving in here.

What is the best feature of your home:

The spec of the whole development for the cost, best value for money.

Overall we are happy with the purchase, the flat is lovely and new, the area is conveniently located and very well linked. The concierge service was great but now they only have temping staff and the standard has lowered.

Please tell us what you like and dislike about this area:

Great location and plenty of amenities, but the crime rate is worst than we thought

Please share one thing (or more) which you wish you had known before you moved in:

The construction businesses around can be noisy and disruptive

What is the best feature of your home:

The View is absolutely the best feature in our flat as we live on a high floor

Deluxe homes in an enviably-connected development

Deluxe homes in an enviably-connected development

Review Date Mar 2018

Development giant Telford Homes brings us Bermondsey Works, a contemporary property in the well-connected and up-and-coming South Bermondsey neighbourhood.

From the property, it’s less than a 10-minute walk to South Bermondsey Street Station, which means sought-after South London areas like Canary Wharf, bustling Borough Market, and the iconic South Bank stretch are within easy reach. Plus, you’ve got two leafy parks – Burgess and Southwark – within walking distance. Perfect for sunny weekend picnics.

The property’s exteriors sync nicely with the area’s vibrant, urban establishments, thanks to a facade that teams charcoal and white panelling with flashes of neon pink and green. Buyers have a choice of one, two and three-bed apartments, as well as a selection of villas and penthouses. While floorplans differ depending on what you go for, the same deluxe styling is evident across them all.

Inside, doors and woodwork are finished in white satinwood, and walls painted in a clean, white emulsion. Sleek, woodstrip laminate flooring covers the majority of the homes, but there’s luxurious carpet in the bedrooms. Kitchens come courtesy of local London designer Urban Myth, and feature a suite of Smeg appliances and ambient unit lighting. Move into the bedrooms, and a neutral colour palette plays host to mirrored sliding wardrobes.

Bathrooms, meanwhile, are suitably calming – bright-white suites with ceramic tiling and chrome accents. Lasting impressions are of quality, premium living spaces.

Shared facilities include a well kitted-out gym, a 24-hour concierge service, underground car parking and bicycle storage. And one of the property’s best features is its duo of landscaped roof gardens. Residents can relax here with a sundowner and enjoy impeccable London views.

With all that in mind, it’s little wonder this development’s in such high demand. And with remaining units available on the Help To Buy scheme, those looking for a more affordable slice of South London should enquire sooner rather than later.
