The area is convenient but the noise insolation of the flat is not top quality

The development is a bit noisy but I have chosen it because it is close to work. It is modern and functional as well. We have a 24/7 concierge and a home cinema, there is an underground parking as well. The finish of my flat is average. It is not top quality but not bad either. The concierge is very good.

We have a hospital nearby which is good. St Paul’s, the train station and Barbican are only 4 minutes away from here. The London Museum is moving here as well. It is convenient because you can get the train from Farrington to Heathrow and you can also get to Gatwick from here. The tourism is low here which is good too.

Please share one thing (or more) which you wish you had known before you moved in:

The noise insolation of the flat is not the best. There is a noise from the construction works at the moment too. You can hear the builders hammering on the walls. Whenever our neighbours are walking upstairs or using their washing machines we can hear that as well.

Are there any facilities you would like added, or that you have but do not use:

There is a home theatre and a lounge inside the development but you have to book it beforehand.

The layout of the apartment is really awesome and thanks to the large windows I get a lot of sunshine and also a great view of London city! The apartment is really modern. I chose this apartment because of the location and I do not have any regrets. It’s also really easy for me to get to work.

I really like the location of the complex. I don’t dislike anything.

I wish that I knew it was small since my old apartment was actually bigger than this.

The window – it gives me a beautiful view of the city

Modern, quiet development for professionals

The design of the building is very modern, though it would be useful to have two lifts in the building. The cinema room is a nice feature, although a gym instead might have been more useful for most – though I recognise that there are plenty quite near. The concierge is helpful and friendly, but the property management (for my flat its Savill’s) has been a bit slow. So long as they fix the issues they say they are going to, then I would have given more stars.

The street is great, very quiet and clean. Small supermarkets are not too far and the transport links are good, close to barbican and st Paul’s as well as city thameslink. Restaurants nearby could be a bit better/more of them.

Please share one thing (or more) which you wish you had known before you moved in:

The property manager at Savill’s seems to be progressing the issues, so even though they should have been fixed in advance, they will be sorted soon. The building is very warm, no need to use any heating system, and the windows are insulated against any noise. There are lots of switches in the cupboard involved with the heating system – it would have been good to have an explanation of these, so I know what they all do, as such I am still confused.

How has the building management responded to any problems or issues you have raised:

There were existing problems when I moved in recently, which I would have expected to be fixed in advance, so this was very disappointing. This is the property manager’s fault rather than than landlord, as the landlord isn’t involved.

Don’t be fooled by the appearance! Avoid!

The facilities of the apartment are limited. Private bar, dining room and cinema are not really useful. There is no swimming pool and with very limited parking.

The quality of the apartment is bad. We had to move out temporary because the developer forgot to lay the water proofing for bathroom floor. And we were relocated to somewhere really awful. Tried to argue and at the end didn’t really provide like for like. Heating and cooling system constantly breakdown and leak. Apparently the developer didn’t lay the cooling pipe properly and cause the leak. The quality of the finishing in the apartment isn’t great as well. First impression looks expensive but eventually you will realise the quality is like China made. Some of the design of the apartment is quite stupid where it’s clear that the architect or designer didn’t think from the user aspect. Limited power sockets in the apartment.

Worst thing, our toilet was overflow due the back flow of discharge from the other unit/outside. And we were blame it was our fault but engineer and plumber have agreed that the fault must be in the communal pipe. No apology or follow up from the building management, and we have to clean it up ourself.

If you are a tenant here in the development, you will be guarantee to be treated like a second class citizen.

Don’t be fooled by their appearance. Avoid!

The apartment is at a very good location. However there are limited useful shops around the area.

It can be noisy sometime if your flat is facing the entrance especially if you are close to the refuse & delivery area as well as the pub nearby. Parking is very limited.

It is a safe area to live in. Good transport link.

Please share one thing (or more) which you wish you had known before you moved in:

The hidden charges of utility bills. Beware that you will need to pay standing charge for cooling and heating even when you are not using.

How has the building management responded to any problems or issues you have raised:

If you are a landlord with lots of money, then yes, they treat you very nicely. If you are a tenant, be prepared to like a second class citizen. Bad.

Short walk to the city

So this apartment is very modern and cool! I really enjoy using the aircon during the summer days and i especially like the ceiling to floor windows. The apartment itself is very nice and i like how we have a common cinema. I really enjoy the restaurant Lino which is literally outside the apartment.

I like that the apartment is very close to the city, like walking distance. The area is very beautiful.
However during the weekends there is nothing much to do, since theres no restaurants near by

I wish i had known that there was not many restaurants nearby.

Are there any facilities you would like added, or that you have but do not use:

Rooftop balcony terrace
dont use common kitchen
common cinema lounge area

I wish that we would have a rooftop or a balcony just so we could step outside without actually being outside. We also have a common area which is cool but we don’t use.

Really easy process when I was moving, it’s good for my baby and very practical. It was unfurnished when I moved in which I liked. The hub wasn’t working for a few weeks otherwise everything else was really good. Concierge is really useful, helpful and consistent.

Vicory house:
Very central and loads of shops, good transport links.
Too crowded during the week. Not too many parks

Beautifully designed modern buildings, 24h concierge services, cinema room and a bar which can be booked and used by the tenants. There is a lot of staff working for the development ensuring all the spaces are super clean. Bicycle storage in the building available for free.

Top location as it is within 5 min walk from St Paul’s station, Barbican station and there is Elizabeth line coming up with the opening within 2 min walk. Quite area surrounded by many bars, cafes and restaurants. Nicely quite on the weekends.

Please share one thing (or more) which you wish you had known before you moved in:

One problem is the lack of storage – the apartments are generally not very big and the few building storage spaces are always rented out.
The apartments only bring positive surprises – such as heated floor, automated lights in the bathroom, high-end appliances etc.

If there is one thing you would change about your flat or property what would it be:

Never had a problem with the landlord, all communication with who was handled by the agency.

The windows in the house are amazing as they are floor to ceiling and the views are really really beautiful. It is a good location with good transport links but I do wish there was a bit more soul and stuff going on. Ideal for those who work in the city.

I dislike that its in the city so you feel like you’re at work and not really proper London. I do like that is close to my work.

That there would be lots of little issues due to it being a new build.

How has the building management responded to any problems or issues you have raised:

There have been a lot complaints and the management don’t really deal with the problem quickly or at all. There is a whatsapp group with a lot of the tenants discussing such issues.

I love the windows in the apartment as they bring a lot of light into the property. It’s great having half cup which is a cafe thats situated below the building, it’s super handy. The staff in the building are great particularly the concierge.

The location is amazing and very convenient, however there is a lot of noise pollution from construction going on nearby.

I wish i had known how noisy it would be during the day due to the building works.

Its nice but theres no good takeaway

My flat is modern and spacious, which is nice but there is no balcony and the amenities aren’t great.
I do like how central the place is, its close to barbican station and also lots of bus services.

Please tell us what you like and dislike about this area:

There is no gym or sauna here, and no balcony in the building or flats.
The area is very central with good transport links though.

There is nothing

The only available flat in the area os i had to go for it.
