It’s a great first flat!

Great design the building has been refurbished to a nice standard while it kept the old facade, it combines a lot of historical character with modern interior features. I do love especially the high ceilings throughout in the flat which make the small flats seem somewhat bigger. There’s a nice little community garden but I wish we had balconies. Building management has a bit to improve there’s been plenty of issues which are taking time to be solved with many residents getting frustrated at the lack of response and professionalism.

Arklow Road 27 is located in a quiet part of New Cross, very convenient links to Central London via Train and Overground, about 8 min walking distance. There has been constant change and construction work in the area with neighbouring resident blocks Deptford Foundry and Amersham Vale Scene (next to Charlottenburg Park) launched. Another block on the corner of Edwards Rd is coming up next. While there aren’t many shops or cafes in the immediate area I value that the surroundings are mostly quiet and peaceful and the proximity to Greenwich and the river Thames Path is fantastic. However if you are facing the trainline to the back, then you might suffer from a bit of noise. There is free parking in the street although it can get busy at times. Bin collection is mostly on time but there’s often not enough capacity for 44 flats.

Please share one thing (or more) which you wish you had known before you moved in:

1. Bikes are not safe despite them locked in a gated community garden.
2. Rodents appear even in new flats

How has the building management responded to any problems or issues you have raised:

They do try to respond but you get the feeling that this development is not their top priority. Maybe it’s because our service charge was kept low for one bedroom properties.
Residents are raising multiple issues from bike thefts, rodents in the flat, parcels stolen etc as well as a waterpipe burst which flooded the building and still requires ongoing service, the management company could have been more proactive in dealing with this situation

Arklow Road is a pretty cool place to live. The building loooks great from the outside and the way Pocket have redeveloped the old warehouse ensures people are very impressed when they see where I live!
The fact that Pocket are so great at helping Get first time buyers on the London property market is great, but once you’re in the flat, it does feel a little like Pocket can wash their hands of you.
A little bit more TLC with their existing owners would go a long way. However, they are a good developer and my flat is great.

Not a bad location… proximity of Greenwich Park is great. Not loads of shops around but Deptford High St not too far away

That Pocket would much rather concentrate on potential new clients than their existing ones

Managing agents are a tad incompetent

Managing agents are a tad incompetent, we frequently have to go to contractors directly to resolve issues within building. I’m not sure what they do other than send the bills & notices.
There is a small court yard at back of building & cycle parking.
The apartment is convenient layout & high ceilings help create a feeling of more space & let’s in loads of light.
Adequate storage space.

There is always road rage due to the road being narrow & large flow of traffic. Parking is difficult they increased the double yellow lines & reduced availability by half last year.
Transport links are good though.
There are few parks close by and river is walking distance.
Lots of shops, market & schools close by.
Over all its pretty descent area.

Water pressure (shower) could be a lot better.

How has the building management responded to any problems or issues you have raised:

They are very slow, don’t communicate well & lack customer service skills.

Mice infiltration in the walls , sign of a really poor building isolation by the constructor, which is inacceptable for a 2018 building. floor ladders in the external, which is not so comfortable (but an acceptable choice for most i guess. Good interiors design. Building management lazy at best.

lot of parks nearby. Street relatively quiet. Few trains close to the building which is good. Shops not too far by walk . The train is really close to the building, which in summer can be really annoying.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing particularly, it meet my expectation. Only thing really surprised me was the lack of fiber physical connection.

How has the building management responded to any problems or issues you have raised:

Building managers most of the time does not even know completely the building. They took more effort to show that they are doing “something” that to actually fix the problem. They are quick to answer, but their fix are not reliable and they need to be “encouraged” most of the time.

Arklow Road has changed a lot since its beginnings as a 1920s industrial warehouse. Now an apartment building in the New Cross area of south-east London, it was redeveloped by Pocket Living as part of a £4m scheme. Converted and extended, it offers 44 apartments which – on completion of the project – were marketed as affordable homes to local first-time buyers and those working in middle income roles in the city as part of the Help to Buy scheme.

Visit Arklow Road today and it’s fair to say Pocket have done a fantastic job. The handsome 1920s façade has been maintained and the property makes a striking first impression. Inside, apartments have been designed to make the most of compact areas, with built-in storage and Pocket’s signature clever use of space. As well as standard apartments, there’s also a two-storey rooftop extension with bigger, dual-aspect apartments available for private sale.

Where the building really comes into its own is in the communal areas. When you walk in to the ground floor, for example, there’s a large foyer and residents’ lounge with sofas, noticeboards and post boxes – all designed to encourage community living. This opens out onto a shared garden, and provisions have been made for cyclists – like easy bike access from the front entrance all the way through to the communal garden.

As for location, Arklow Road is in the London borough of Lewisham, with both New Cross and Deptford rail stations close by – both take about 10 minutes to walk to. If you fancy a longer city walk, cross Deptford Creek and you’ll reach Greenwich Market in less than half an hour, with Greenwich Park just beyond it.

This property has good transport links – it takes about ten minutes to walk to either Deptford or New Cross stations. Greenwich Park is walkable in half an hour, too – perfect for a Sunday afternoon walk.
