    The design is very standard I would say. White walls, no any special design. Flats are quite big and spacious, with high celling which is definitely for plus. Area around the building is not very well maintained. Once spring comes there are bushes everywhere, grass it not being cut so it grows high and everywhere. Reception area and halls are rather clean but sometimes they wont be clean for sometime, as seems like there is no permanent cleaners. Even though flats are big unfortunately you can hear your neighbours walking above you which can be very annoying.

    Please tell us about the good and bad aspects of living in your local area:

    There is not too many shops or restaurants around. If you need to do a bigger shopping have to walk 20 minutes to closest Morrison shop or Tesco which is a bit further. There is only small Co-Op shop near by. Few restaurants around 20 min walk away - Gaills or other coffee shops, barbers etc. Flats are near rails and next to express, fast road so you can hear trains running or cars driving. Also Heathrow is near by so can hear airplanes a bit too. There are parking spaces, but not too many. There seems to be a constant problems with bins being totally overloaded, tenants not sorting rubbish, throwing everything they want in there. So after a while it will get very messy. This will usually get all cleared after a while.

    How has the building management responded to any problems or issues you have raised:

    Most times you get things sorted but sometimes have to wait for response or a solution for a while.

    Please share one thing (or more) which you wish you had known before you moved in:

    I wish i knew it is not much to do around here and that it is a bit noisy sometimes.

    building security is a concern

    The top floor lounge relax area is a joke. The building security is a concern. The people who stay here are getting weirder, the tenants are now stealing products and other stuff and blaming it on the homeless people. It’s really weird that’s all I am Gonna say.

    House land lord is good but they are very slow at what they do. The local shops know how to take advantage.

    How has the building management responded to any problems or issues you have raised:

    They respond but they take hell lot of time to respond.

    About the top floor guest/ pound area. It’s bad. And no one allows us to use it.

    Experienced excessive electricity charges despite all-inclusive lease (40+ tenants with similar issues), with no access to meter readings. Faced eviction threats and deposit retention attempts. Encountered security issues, persistent maintenance neglect, and poor communication.

    It was okay aside from the traffic on match days and concert days. A little pricey for the shops and restaurants.

    How has the building management responded to any problems or issues you have raised:

    Did not fix our water leakage problem near the toilet. It was less than 2 weeks after we moved in, and still problems when we left. Although Vonder stated to us that the issue was fixed.

    Please share one thing (or more) which you wish you had known before you moved in:

    That Vonder and their staff seem dishonest and have a lack of communication, when it comes to concerns from residents. The high electricity bill issues were ignored by everyone at Vonder. Instead of a conversation with tenants they chose to engage by sending us more bills (again, we had an 'all-inclusive' agreement and they could not define otherwise).

    High rental cost, specially after the 20% increase last year, certainly not justified considering how long it tales for things to get fixed, dirty buildings, loads of stains, mouses running around, depredation, etc. Management doesn’t care. They passed a 20% rent increase, very abusive.

    Good - near underground and lots of groceries. Bad - unsafe, unclean access street not cleaned, lots of garbage.

    How has the building management responded to any problems or issues you have raised:

    Yes, but took a very long time, and they tried everything to get away with not doing anything.

    How poorly maintained the building would be and the absurd 20% rent increase.

    Various flat designs: I live in a studio, which is small, however very well designed with lots of storage relative to space (35 sq m). There is a communal work space with weekly yoga, due to undergo renovation in June 2023. Additionally a large rooftop terrace on level 4. Management are proactive in trying to resolve issues and the Staff who work security/concierge are always very friendly. Downside is high electricity/heating/hot water bills (£120 for 1 month when heating has not been turned on at all).

    Please tell us about the good and bad aspects of living in your local area:

    Archway is an up and coming area, with excellent links from Hill House to both overground train (5 mins walk) and underground tube (1 minute). Easy access to value supermarket shops like Aldi help those looking to shop on a budget (alternatively M&S directly below if budget not an issue). M&S deliveries can be noisy in the mornings if you live above; however management are actively making efforts to resolve this including resurfacing works to the road area. Unsure re parking, I do not own a car in London.

    N/A - unable to comment, I have not raised any issues myself.

    Please share one thing (or more) which you wish you had known before you moved in:

    High monthly electricity/hot water/heating bills - eg March 2023 was £120 for a 35sq m studio with the heating turned off the whole month. (On top of this Thames water bill, council tax, Internet.etc). Additionally the building is only linked up to Virgin Media for the Internet, again I have found this is costly compared with other providers.
