A beautiful community, in a well finished development that brings positivity to the otherwise not so positive surroundings.

I think the forge is an outstanding property with impressive furnishings and amenities. Despite the gym currently being closed, everything you could want or need is provided in the building. A spacious lounge is found on the first floor which has been used for parties, and I have recently discovered a Ping Pong table on the premises?!!? Amazing! The rent is somewhat well priced considering what’s included and the finish of the development itself. However.

The BEST thing about this development by far is the community. The people, agents, maintenance crew – everyone is lovely and it really makes living here feel homely. Despite having our issues with the moving in process and our issues with the letting agents, we have been made very welcome. The staff are very kind and talkative and feel more like friends than professionals doing their duty for the development. The neighbours and renters here are all such nice people as well, being an extremely international community we have become friends with many of the tenants and we have begun to create small ‘Forge clubs’ exclusively for the tenants on site and for us all to befriend each other.

Please tell us what you like and dislike about this area:

I am happy enough to be living in Upton Park, although the area is slightly disheartening and does not have the most ‘comfortable’ feel, I am confident enough to walk around. As an adult male, I have no troubles walking around but could see how women may feel uncomfortable in the area. The district line has regular occurring issues and therefore can sometimes cause havoc when travelling, but the district line takes you far. Upton Park has lovey parks around the area that are well kept and green and so you can enjoy greenery when going on a walk around Upton Park. It’s close to forest gate which is also a lovey little town. The shops here are not ideal (2x Tesco’s and an Iceland), however, if you don’t mind walking an extra 10 minutes you arrive in East Ham where there is a LIDL, or another 15 minutes in the other direction and you are in Barking where there is an ASDA Superstore (ideal).

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known the prices properly, as the prices were not made abundantly clear. Neither were the options of apartments in terms of location within the development, height of apartment (what floor), the view etc. And I wish I had known there was cheaper supermarkets “close by”.

If there is one thing you would change about your flat or property what would it be:

Storage space?!!! There isn’t enough of it
The furniture included with the property is very ‘hit and miss‘ as some colours are nice, some tables are too big or there may not be a big enough closet storage. I expected the furniture to be at a higher standard than it is, but perhaps that was my fault for not purchasing my own…

Realistic Honest Look of Rehearsal Rooms

It’s a really residential area. It’s quite newly built, the design is practical but because it’s built on new land it has a lot of foundation cracks. Building managers do the minimum though. Maintenance do more than others. The cleaners are really nice! They have BBQ area which is 7.5/10 good. They have a small outdoor “gym” which is awful 3/10 it looks like the designer put it in last minute. Some of the concierge staff are great but some are just on the phone constantly. The parking area is tiny and expensive but they have a great bike lock area. The lounge area is great for you if you have guess over and need bigger area or if you’re working at home, the coffee machine in there though is 3/10. It has great outdoor space and a nice park nearby.

Please tell us what you like and dislike about this area:

It’s great if you work in central London or even at home. It has convenience to the extreme! You’re living on top of the central line of the zone2. You have two small grocery stores right underneath you and a larger one not far.

I wish I had known about some limitations of WiFi networks available to the buolding

How has the building management responded to any problems or issues you have raised:

There a mix or attitude from staff positive and negative.

Fantastic place to live

It has been an absolute pleasure living here. During winter the apartments are warm and the electrical bills are low. The communal garden area has been a life saver for those that have pets. My little pup loves his daily adventures to the garden. There is a work space with air-conditioning and a TV that you can rent out for conferences or small parties. You get free coffee and free printing. There is always someone on site if you have any problems. If you have any maintenance issues they are quickly seen to by a very friendly maintainence man. The management has been amazing and have had nothing but good encounters with them. The only down side is the fact that the lifts are often broken although I know this issue is being handled.

Please tell us what you like and dislike about this area:

I love that you are 2 minutes from the station and grocery stores. The bus stops are right there Everything you need is on your doorstep. It is extremely convenient and you can get to Euston in just 9 minutes. You can find the London designer outlets outlets and a Boxpark in Wembley park which is a 20 minute walk away. When the windows are closed you won’t hear anything but during summer if you need to open up the doors for some air it can get rather noisy.

Please share one thing (or more) which you wish you had known before you moved in:

I had no idea how many ambulances and police sirens you would hear on a daily basis. You may get some strange people in the area so don’t walk around alone at night.

What is the best feature of your home:

The property is brand new and extremely modern. It comes with everything you need.

Great location

Tesco is outside. The gym is right here. The gym is 24/hours. A coffee shop is yet to come. On a low floor so the view isn’t great. But I have a bigger apartment. The maintenance team is great. I have hear of any issues with them. They are fast and efficient. They know me by name and make an issue. Doesn’t take long to get to work, even though i work is spoke. I have a flatmate, and we get along. Good value for money, you get good internet included and a gym membership. Big apartment, bigger than my previous place. Newer, bigger, more convenient that my previous place for the same price. They have a media room if you want a party but not in you’re flat, and it is free. There is a screen, kitchen, toilet in there too so its handy.

Like. Central, close to transport and the centre. The bus stop is outside the door.
dislike. You can hear the neighbours, not very loud, and its not an issue. But i would prefer that not to happen.

Please share one thing (or more) which you wish you had known before you moved in:

Im familiar with the area, but more about the apartment. The furnishing, so i didn’t go and buy a kettle, toaster, etc.

How has the building management responded to any problems or issues you have raised:

Really good. I only had one complaint ams they responded fast.
