Transport links and local amenities are ok. Neighbours were lovely. Nearby kirkleatham is very pretty.

Please review your development:

Very expensive for the size and quality of property. A lot of crime on the estate. It’s a noisy ugly building site with views of ugly factories. Our garden was flooded for all of the winter due to poor drainage and a giant mound caused by building work. Customer service is non-existent after you move in, and the representative for the area is arrogant, rude and completely bone idle.

They put the rent up forcing us to leave because we refused to pay a penny more for a tiny 2 bed on a building site. We were then hit with £2000 worth of false charges. They wanted new carpets, full redecoration, new doors, new lawn (due to the flood damage they did nothing about) amongst many other things (the property was new, we lived there a year). BEWARE. These people are criminals, struggling to rent and sell these homes. I would never ever rent from these people again, be very careful.

I wish i’d known just how noisy the building site and factories would be. And that these people would invent more than £2000 of charges when we left… I’ve never experienced anything as awful.

No! We were in fact charged for these issues. Can you imagine?!

Hello,

Although we are unable to identify you via the information available to us through Home Views, we are confident we have located your tenancy based on other similar reviews left on other platforms referencing the same issues.

We’re sorry that your Simple Life home didn’t live up to your expectations. We feel we make it clear when someone is about to rent on a brand new site that is still under construction so that residents are aware and it is the applicant’s prerogative to choose the right development and location for them.

We’re surprised by your comments around the quality of the home, as we can see you only had 6 reactive repairs throughout your tenancy. Any other snags or issues, should have been flagged to us so the team could pick them up promptly for you.

We can see that you experienced some minor flooding in the garden which was both due to the shed that had been put in place and also a mound of soil behind your fence. As soon as this was established we worked with the housebuilder to get the soil removed.

It is stipulated within your tenancy agreement that as per the standard for the rental industry, your rent will be reviewed once per year. As we are not an Affordable provider, and as a business subject to inflation ourselves, our rents are always set in line with the local market, therefore, rental increases are unavoidable for us unfortunately. However, we do try to keep a fair view of this and our rents for renewing residents are very reasonable.

We cannot go into detail on your end of tenancy charges on a public forum due to GDPR, however we can see that the deposit deductions were very much warranted and reasonable to bring the property back up to scratch. Unfortunately any issues I’ve raised have not been seen to, the property has issues that should have previously been delt with. The area is nice, close to the works but doesn’t affect living. Easily accessible

Unfortunately work is still going on and it does interfere with living slightly, issues raised have not been delt with. Work men park outside the street I live on blocking the road when work is taking place much further down. There is a lot going on within the estate.

The poor management once moved in. They stopped caring

They haven’t. Unfortunately not one issue raised has been responded to or seen to. There has been no communication from simple life

We’re pleased to hear that you would recommend us as your landlord, but we’re disappointed to hear your feedback regarding repairs.

We believe we have managed to identify you via the information we have available to us on Home Views and we can see that you have raised 3 issues – 2 within the last week and one on 19th Feb which was resolved on 9th March. Your Asset Manager has been in touch to obtain further information from you on one of the latest issues – this is to ensure we send the correct contractor out to get the problems resolved as quickly as possible. Your Asset Manager has also advised to use drain cleaner in the first instance to combat the smell you mentioned. Once this has been carried out and if the issue remains, please let us know so we can undertake further investigation.

It’s not too far from the beach, but it’s far enough away to be nice and quiet too. Some thing for everybody

The design is nice, and the houses look lovely too. They are very small rooms but I think the problem is that there is a lot the modern home owner would like in their homes, and the home makers try their best to squeeze these in to a space that isn’t big enough

I wish I had known that my rent would increase almost immediately

Again, the landlord does gave excellent resources to make the tenants life very easy

We’re sorry to hear that you feel increasing your rent after 12 months is too soon. We do stipulate in our tenancy agreements that rents will be reviewed once every year which is in line with the rest of the rental market.

I really dislike the local area. Crime rate is high and there are few services available. There is a lack of police presence and high instances of violent crime.

Please review your development:

I find the development to be an awful place. The neighbours do not communicate with each other and there is a general tense feeling. The layout of the estate is poor and the homes and unaffordable. The quality of the turf and lawns – much of it dying.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how unreasonable and greedy Simple Life were. I regret moving into the development.

How has the building management responded to any problems or issues you have raised:

Waited four months to have my home secured. Appallingly bad service.
