There is a nice pub round the corner and a connivence store. Selby not to far away. Not much trouble or anti social behaviour, nice place to live.

The development is really good, house are nicely built and spaced out well. The estate looks nice and modern. The house facility’s are really good everything we needed for our first home and good place to bring up a child. Properly management also good.

Before I moved in I wish I knew how long the developer would take to finish the estate because we was one of the first few houses

We created a snagging list when we moved in and they were all actioned.

The development is right next to a teaching hospital and is also placed well within a short distance to all local amenities.

Please review your development:

The development is a brand new one and is designed contemporarily. The appliances are all of good quality and the layout is very practical and straightforward. In addition to a wonderful property, the management team is always on hand to sort any issues we have. Overall, a pleasant experience renting with Simplelife.

The garden is small compared to the neighbours, and we weren’t able to view before moving.

How has the building management responded to any problems or issues you have raised:

They were quick to listen and prioritise the issues and act accordingly.

The house is a lovely house in a really lovely area. It is a very quiet area and everyone is very friendly.

Please review your development:

The house is a small but a bright house, I have had a few problems with the heating and lights not working, which I am still yet to get sorted but overall the house is a lovely place to live. Close to shops and the hospital and very friendly neighbours.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I could of viewed the property before I signed a contract and maybe for someone to check things are working before moving in.

How has the building management responded to any problems or issues you have raised:

This has took a while to get sorted, I tried to get hold of the contractors but still yet to sort a date to sort the problems within the house.

We’re sorry that you were unable to view the property before signing the contract – as this was a brand new site, we didn’t have access to the properties until closer to the first move in dates, but you should have been offered the chance to view the property before picking up the keys to ensure it meets with your expectations. We also apologise for any delays you have had with your maintenance requests. As this is a brand new property and it is within the warranty period with the housebuilder, it is their responsibility to get the works completed. We completely appreciate that you are however, renting from us and we are working with the housebuilder to improve their maintenance turn around times.

Area is ok, wouldn’t say it’s great there’s a couple of local shops and a few larger supermarkets a short drive. I think you would have to walk a small distance to get on any bus as no buses run down the road the development is on. Could do with traffic lights to cross out of the development across a busy road. Parking is fine as 2 spaces with the property apart from when someone thinks they have right to block an access way! The children on the estate are not pleasant so that is a massive downfall. The road can be noisy with boy racers which you can hear in the house.

Please review your development:

The buildings themselves are not great, very small and paper thin. We actually did not have any walk through or video before moving in so once we had our items in, was quite a shock how little space you have for the money you pay. Absolutely no storage in the kitchen or anywhere really. The buildings also have a lot of cracking due to the movement of the property. The garden fence is atrocious and not even straight with the “kick boards” leaving a massive gap at the bottom. I have had a few issues with drainage, dishwashers and windows and simple life have always sent someone out so that part is positive. I think some of the new tenants are a let down as anti social behaviour has arisen including illegal activities which is not making a safe place or enjoyable place to live.

Our development point of contact has always provided good communication and as much assistance as possible for things like work information etc etc. I think the free events like free ice cream and the Santa visit are a wonderful idea and do bring joy to the development.

Of course it’s not simple life that build the houses so not completely their fault and they also cannot really be responsible for the children that is down to their parents.

Please share one thing (or more) which you wish you had known before you moved in:

The size of the property once you have items in, especially if you have children! How noisy some people can be including children/ barking dogs / disrespectful tenants. Also the smell of illegal activities in the air not really something you want unless you like that kind of thing.

How has the building management responded to any problems or issues you have raised:

They have always responded to my request in a reasonable time and work has always been carried out in the same way. Contractors have always been lovely and helpful.

As this was a new development with property types that we hadn’t had within the brand previously, we were unfortunately unable to share real images and walk through videos when we were leasing up, however we did supply CGIs and floorplans, long with measurements for transparency for our customers. You should have been offered a viewing prior to picking up your keys to ensure you were happy before moving in. If this was not the case, please do contact your Asset Manager to let us know.
