Please tell us about the good and bad aspects of living in your local area:

Accessibility to transport into central London (25 mins), beautiful reservoirs, swimming, parks, sailing, running amenities, proximity to Stoke Newington Church street, buildings are decently built. Several gyms, grocery stores and dentist nearby The worst part are NHG, the management company There is anti social behaviour in the form of phone theft around Seven Sisters road and the station, I personally don’t feel impacted by traffic noise.

NHG property management, sign up to service charge without consent (eg concierge), no response

What is the best feature of your home:

Patio is good, overlooks a communal mezzanine garden, bedrooms are spacious.

I've been a tenant at Dalston Works and overall my experience has been very positive. The building is well designed, the facilities are excellent, and there's a strong sense of community among residents. The recently introduced co-working space has been a fantastic addition and has made working from home much more enjoyable and practical. A special mention goes to Christina, who is always friendly, welcoming and genuinely a pleasure to see every day. She consistently goes above and beyond to help residents and plays a huge role in creating a positive atmosphere within the building. There are a couple of areas where improvements could be made. The parcel management system at reception has been a recurring issue, and collecting deliveries can sometimes be more difficult and disorganised than it should be. Additionally, some members of management can occasionally come across as dismissive or rude when dealing with tenants, which can be frustrating and detract from an otherwise positive living experience. That said, Dalston Works remains a great place to live. The facilities, community feel and dedicated on-site team make it somewhere I would still recommend to others looking for a well-connected and modern place to call home.

Very well connected and close to major grocery stores. However, sometimes dangerous and roads outside are not well lit outside the building

How has the building management responded to any problems or issues you have raised:

There were significant issues during our first year in the building. Our freezer remained broken for an extended period, and our intercom was not working for almost a year before being resolved. There was also a lack of organisation around maintenance appointments and fire safety checks, with poor communication and scheduling at times. However, I have noticed a marked improvement more recently. Issues are being addressed more efficiently, communication has improved, and the overall management of the building feels much more organised than it did previously. While there is still room for improvement, it is clear that efforts have been made to turn things around.

Please share one thing (or more) which you wish you had known before you moved in:

On the practical side, I'd advise new residents to be patient with parcel deliveries and to keep an eye on building communications, as processes can sometimes change.

Home Living is a nice Apartment Block with amazing facilities and benefits. However, given that it‘s furnished apartments, there is little flexibility when it comes to personal preferences or changes. For example, there are not storage spaces available. If one would like to change their mattress as they are very soft and sometimes the springs can be felt, there is no flexibility/possibility side to change it, as it cannot be stored anywhere. In addition, the beds are too large for the rooms they are in, leaving very little space for other furniture.

The apartment block is situated at the heart of Dalston. Plenty of shops and restaurants, as well as cafes are available within a 5min walk radius.

How has the building management responded to any problems or issues you have raised:

Very fast and have always fixed everything to satisfaction.

Hot water issues have been a very persisting issue without any reflection in the rent.

Great area, close to lots of coffee shops, well connected, good pubs, community feel, lots of good amenities

Well, when the rent renewal is coming up. We’ve had issues with our intercom for over a year. Flagged them at the start of our contract but weren’t resolved until a month before our rent renewal

The fact you might be without hot water for a few weeks

For someone my age 20-30s, Dalston is a great area. Good connections to the city, access to the overground, plenty of bars and restaurants. A quick walk to London Fields.

How has the building management responded to any problems or issues you have raised:

Í haven’t had any issues as of yet, but building management is always helpful and ready to answer any questions.

None, it’s apparent as soon as you walk in how well kept properties are and how careful managers are
