Overall, I am very satisfied with everything so far in the neighbourhood, it's a great place to live.
How has the building management responded to any problems or issues you have raised:
They deal with it in a very short time, the maximum is the next day after you raise an issue

It was pretty clear before I moved in, they gave me all the details I needed.

Very convenient to the east Croydon station, also personally to my work office. Can be a bit noisy of construction work if living on the street side.
How has the building management responded to any problems or issues you have raised:
Once my sink in the bathroom stopped leaking water, they reported quickly to my issue and arranged for someone to come and fix it.

It would be great to have a notification system for any parcel received

The local area has a good range of shops, cafés and takeaways within walking distance, with several larger supermarkets and independent businesses nearby. There are a few pubs and casual restaurants, and some accessible green spaces that are well used and generally well maintained. Transport links are convenient, with regular bus services and nearby train stations making travel easy, although services can be busy at peak times and occasional delays do occur. The street itself is generally quiet, with manageable traffic noise. Parking can be limited during evenings and weekends but is usually available. Bin collections are regular and reliable, and there are minimal issues with anti-social behaviour.
How has the building management responded to any problems or issues you have raised:
Building management has generally responded promptly and professionally to any issues raised, keeping us informed throughout and resolving problems in a timely and efficient manner.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known how busy the area can get at peak times, particularly in the evenings and on weekends, which can affect parking and noise levels. It’s also helpful to be aware of how to contact building management directly, as they are responsive and can resolve issues quickly once reported.

The area itself is nice and convenient. There is a good range of shops, supermarkets, cafés and restaurants nearby, especially around Wembley Park. Transport links are very good, with easy access to the Underground, trains and buses, which makes commuting simple. There are also open spaces and parks within walking distance, which is a positive. Living on the street is generally fine, with regular bin collections and acceptable noise levels most of the time, although it can get busy on event days due to traffic and crowds. Overall, the location is a strong point, even if there are issues with the building itself.
How has the building management responded to any problems or issues you have raised:
The response from building management has been slow and ineffective. Ongoing issues, especially with heating, were not resolved properly and were managed poorly, with temporary solutions instead of permanent fixes and limited consideration for residents’ wellbeing.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known how unreliable the heating and building management would be before moving in. From the first weeks after I moved in, the heating did not work properly, and even now the issue has not been fully resolved. This is something you cannot really detect during a short viewing. I also wish I had known that utilities are managed by a third-party company, which can make billing issues difficult and stressful to resolve. When problems happen, residents often have to spend a lot of time chasing corrections. My advice to new neighbours would be to ask very specific questions in writing before moving in: how heating issues are handled, how long repairs typically take, and how utility charges are calculated if services are not working. Keep records of everything and don’t rely only on verbal assurances. These are things I wish I had known in advance, as they have had a real impact on my experience living here.

Wembley is a nice area, and Quintain do a good enough job with all their buildings. Allsop do not - please avoid this building. We were bought by Allsop and it has been a horrible unliveable experience. If you like Wembley, enjoy the area from other buildings.
How has the building management responded to any problems or issues you have raised:
No. Please read my full review for details. This management have made our flat unliveable and ignored our requests for a year and a half.
Please share one thing (or more) which you wish you had known before you moved in:
We were happy when we moved in as we were under Quintain. I wish I knew Allsop would buy this building as I would not have moved in to spare my mental health.
