Please tell us about the good and bad aspects of living in your local area:
The area is well connected with good transport links and easy access to shops, restaurants, and cafes. There are plenty of options nearby, and overall convenience is high. Open spaces are decent, and the area feels generally safe. Parking can be a bit limited at times, and there is occasional traffic noise, but nothing excessive. Bin collections are regular and reliable, and overall the street is well maintained with minimal anti-social behaviour.
How has the building management responded to any problems or issues you have raised:
Building management has been responsive and helpful when issues were raised. Kafi and Guglielmo have both been supportive, addressing concerns in a timely and professional manner.
Please share one thing (or more) which you wish you had known before you moved in:
It is worth being aware that parking can be limited depending on the time of day, and some minor noise from traffic can occur. However, overall the building is well managed and the living experience is comfortable.

Tottenham Hale is very well connected to public transport links, being on the Vitoria line you get to central London in less than 20 minutes, and you are 1 train stop away from London Liverpool Street or Stratford. There are plenty of green spaces around and very convenient shops and good GP too.
How has the building management responded to any problems or issues you have raised:
As mentioned, upper management responsiveness is also lacking; as an example, management (James) completely missed a scheduled meeting with us and never bothered to apologize or reschedule. Onsite team is in general very responsive and attentive, although I feel they have a lot of limitations on what they can do or offer. I can only say positive things about Clay, Niamh and Iga.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had fully understood the strict financial realities of living here, particularly regarding renewals and the check-out process. First, be prepared for a hard negotiation on your renewal if you decide to stay a second year - they will not do a flat renewal. Second, I wish I had known how aggressively management approaches deposit deductions when you leave. The walls are painted with a flat, non-washable paint that scuffs incredibly easily. Even after 12 years of flawless renting in London, and despite paying £840 in 'pet rent' over two years, they still deducted £200 from our deposit for minor, purely cosmetic wall marks. You should budget with the expectation that they will attempt to pass the cost of routine, fair wear-and-tear redecoration onto your deposit at move-out.

Good transport links to Central London wirh District and Hammersmith line and also C2C Service. A lot of fast food places and supermarkets arround.
How has the building management responded to any problems or issues you have raised:
Exceptional service for any issue we'd faced since we're in the property. Samson, Muhammad and Hassan are always very helpful and professional. The maintenance team is also incredible.

No any complains about anything. We got exactly what was advertised.

We have lived here for 2.5 years now and absolutely love living at Coopermaker Square. The buildings are luxury and there is no other development in the area that competes on the quality and being dog friendly. We have a lab who is loved by the entire management team (especially Joanna who is amazing) and he loves the garden space which most developments do not have. Only improvement would be access to parking downstairs for non-disabled badge owners! The location is excellent, close to Westfield, east village, Olympic park, a huge amount of green walks and restaurants to choose from. We wouldn’t want to live anywhere else. Maintenance team are excellent whenever you have a problem and Joanna in the management team is always so helpful.
How has the building management responded to any problems or issues you have raised:
Yes, they are brilliant and always sort out problems within a few days. Very friendly!

We wish the parking was available for residents - we would happily pay a few hundred extra for this!

We moved from Pakistan in 2025, and this is the first place we’ve lived in,we genuinely love it. The apartment feels modern and well-designed, with great quality fittings. Having Deptford Park right across the building is a huge highlight, especially in summer. The nearest stations, Surrey Quays and Canada Water, are about a 15–20 minute walk, Bus station is also on a 3 min walk. This one is not always punctual however many other buses go from a 8-minutes walk from our development. we enjoy it although it may feel a bit long for some. Even with the overground track behind the building, the soundproofing is excellent and you don’t hear outside noise. Parking is convenient, and bin collections are very reliable. The area is always clean with no unpleasant smells. It’s a calm, well-kept place that has been a great first home for us.
How has the building management responded to any problems or issues you have raised:
There have been a few occasions where unexpected hot water issues came up, but they were resolved within a few hours each time. Apart from that, any small issues with fittings inside the apartment are usually handled quickly. Overall, building management is responsive and gets things sorted without much delay.

Since it’s a new building, we were informed that the gym and other amenities would be opening soon. They’re still in progress, so it would have been helpful to have a clearer timeline, but we understand these things can take time and are looking forward to them once they’re ready.
