Location is good. New building with new facilities. Friendly concierge. But the building has issues with basics, such as frequent water outage, malfunction of smart meters and radiator noise.

Only respond within their office hours and not caring

The area has some great things nearby, with brilliant local restaurants, good pubs and plenty of shops. Seven Sister has its challenges, but it's a vibrant and diverse community that brings a lot of life to the area. Being on the Victoria line and overground makes travel very easy.

How has the building management responded to any problems or issues you have raised:

In the past 12 months, it has been very good. We had a dishwasher issue, and it was investigated and replaced pretty quickly. In the past, I feel this process would have gone on longer.

Please share one thing (or more) which you wish you had known before you moved in:

The post room could have been better designed considering the amount of tenants. It's regularly over filled and packages tend to be hard to find or in the wrong place. Also, the bike storage at Juniper has become a bit of a mess with people dumping bikes and buggies. I hope they find a solution to this soon.

Brent Cross Town looks like a promising and ambitious project with excellent infrastructure. It offers a level of comfort close to a good hotel: everything is clean, the lobby smells nice, pleasant music is playing, and the building has a 24/7 gym, an air-conditioned co-working spaces, a sauna and a swimming pool. At weekends, Claremont Park is full of children and visitors. If quiet is important to you, I would recommend choosing a flat facing inward, as it can sometimes be noisy. Our windows face the park, and we like hearing children laughing, enjoying the swings, and the Thameslink trains passing quietly in the distance. There are usually two security guards walking around the park and the area day and night, so if visitors cause any disturbance, it does not last long.

How has the building management responded to any problems or issues you have raised:

Polite, respectful, friendly, and very fast. I have checked the response times to my WhatsApp requests, and they have never taken more than 10 minutes — sometimes less than 2 minutes. Usually, they solve the problem immediately if it is possible.

Please share one thing (or more) which you wish you had known before you moved in:

Fawaz explained everything clearly from the beginning before our decision. There was nothing significant that would have made us change our decision. I would say that talking with the team — Cosmin, Gabriel, Ophelia, Vasilea, Fawaz and Richard — is very helpful for settling in and discovering many hidden advantages of living here, which often bring small but pleasant surprises.

A Co-op, Tesco, and a large Sainsbury's are all within a few minutes' walk - really convenient for day-to-day errands. The street itself is lovely and quiet; I never had any issues with traffic noise throughout my time here. For reference, my flat faced the storage room side of the building.

How has the building management responded to any problems or issues you have raised:

In my case, the building has responded quite promptly.

Please share one thing (or more) which you wish you had known before you moved in:

One thing worth knowing — the facilities do vary slightly depending on whether you're in the South or North Block, and having lived in both, I'd say it's worth considering. The North Block has easier access to the laundry room, while the South Block is closer to the co-working space.

Great area, one of the best in London. Lovely Wandsworth park just 10-minute walk from Folk. Superb neighbourhood, right next to modern Battersea Reach residential block. Massive Sainsbury's just across the bridge. No tube, but buses take you anywhere (bus stop is 2-minute walk from the building)

How has the building management responded to any problems or issues you have raised:

I didn't have issues, but any other aspects (maintenance of the building) are managed very well, and regular emails about any upcoming works/improvements keep tenants up to date all the time.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing bad to say. Rather a good note - I wish I had known that the temperature in studios is nice and comfortable throughout the winter, and the wall heater is totally enough. The heating system of the entire building was good in cold months, which is a rarity.
