Please tell us about the good and bad aspects of living in your local area:
Personally, my main priorities for convenience are having a supermarket, a gym, and a Tube station nearby. All of these are just a 1–3 minute walk away, so I’m genuinely more than satisfied with the location in Bromley-by-Bow. As the property is located near a main highway and a tube station, some traffic and train noise may be heard when the windows are open. However, with the windows closed, the sound insulation is effective and outside noise is well controlled.
How has the building management responded to any problems or issues you have raised:
The building and property management team respond very promptly to any issues or concerns. I have made two minor maintenance requests, including a toilet seat that had started slamming shut and a door handle that had become loose. In both cases, the issues were resolved within the same week. I must shout out to Darek who handle the maintenance issues very smoothly and promptly. The system for submitting maintenance requests is straightforward, and the follow-up service to complete the repairs is excellent.
Please share one thing (or more) which you wish you had known before you moved in:
-I was very impressed by the rooftop on the 27th floor when I first viewed the property—it is absolutely stunning. During Valentine’s week, a couple who are close friends of mine visited London and stayed with us. On Valentine’s Day, we planned for the boyfriend to propose to his partner on the 27th-floor rooftop, which he did. The view provided a beautiful setting for photos, and it made the moment incredibly special. That floor of the building will always hold a memorable place in their story. -I was not initially aware that the highway was located very close to the property, and traffic noise can be quite noticeable when the windows are open. However, once the windows are closed, the noise is well controlled and does not cause any disturbance.

Dolphin Square is located in a very convenient and pleasant area of Pimlico. There are plenty of local shops, supermarkets, cafes and restaurants within walking distance, which makes everyday life very easy. Transport links are excellent and there are many bus routes nearby, making it easy to get around London. The street is generally quiet and feels safe, and bin collections are regular.
How has the building management responded to any problems or issues you have raised:
The building management team has been responsive and helpful whenever issues are raised. Maintenance requests are usually handled quite quickly, and the staff communicate clearly about the progress of any repairs or solutions.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known earlier is the timeline for the planned major works across the development. Having a clearer schedule would help residents better understand how long they might be able to stay in their current flats and plan ahead accordingly.

We haven't been living here very long but are already growing to like the surrounding area of the building. It's fantastic how close the building is to Hayes & Harlington station, making it very easy to get into Central London via the Elizabeth Line. I would be reluctant to say that the high street and surrounding town areas feel particularly safe and clean upon initial experiences, however the exterior of the building stands out as particularly welcoming and premium. We are yet to experience any anti-social behaviour and traffic noise is as expected in London, with the building having decent soundproofing when in the apartment.
How has the building management responded to any problems or issues you have raised:
The building management has been excellent at responding to any problems or issues we've had. Everything has been resolved quickly and efficiently, with great care taken in the process.
Please share one thing (or more) which you wish you had known before you moved in:
I can honestly say there's nothing major we wish we would've known before moving in - everything has either met or exceeded our expectations!

East Croydon is an excellent location as there are Sainsbury’s local shops within a 5 min walk and a gym in the same area.
How has the building management responded to any problems or issues you have raised:

Please share one thing (or more) which you wish you had known before you moved in:
The utility options within the flat (gas, electricity, WiFi) are extremely limited in that there is no option to shop for another provider of electricity or gas as these are fixed building wide. In terms of WiFi, it is also limited as many providers are not offered in the building.

Great for dog walking, getting to local transit stations is a long walk. Overall, not bad but you’d have to be prepared to walk in the rain and be wet to get to work.
How has the building management responded to any problems or issues you have raised:
Quickly and with high levels of effectivity. Overall id score them 9/10

communal living costs, levels of energy consumption.
