Please tell us about the good and bad aspects of living in your local area:
The local area is excellent, with great public transport connections. There are frequent bus services, and the tube station is just a couple of minutes' walk away, making it very convenient to get around. There are plenty of shops, cafés, and restaurants nearby, so everything you need is within easy reach. The neighbourhood is lively, clean, and well maintained, with several small parks and relaxing green spaces that have plenty of benches to sit and unwind. The only minor inconvenience is during events at the stadium, particularly music concerts, when the area can become quite noisy. However, this is mainly noticeable when you're outside or on the balcony. Other than that, everything has been great, and I'm very happy to be part of Quintain Living.
How has the building management responded to any problems or issues you have raised:
Building management are always approachable and readily available when needed. They are kind, considerate, and grounded in their approach, providing assistance in a supportive and professional manner. They are responsive to requests and consistently offer the necessary help, guidance, and information whenever required.
Please share one thing (or more) which you wish you had known before you moved in:
I wasn’t aware of the discounts and exclusive offers available across Wembley Park stores, cafés, and restaurants for Quintain Living residents before I moved in. It’s really great to find out that residents can benefit from these exclusive perks. Definitely a lovely added benefit of living at Wembley Park!

Overall, this is a very pleasant and convenient area to live in. There is a good range of local shops, supermarkets, cafés and restaurants within easy reach, as well as plenty of green and open spaces nearby. Transport links are excellent, making it easy to travel both locally and into central London.
How has the building management responded to any problems or issues you have raised:
They dealt with my issues very responsively and profesisonally

The shops and restaurants nearby are very convenient and the discounts provided to residents is appreciated. The surrounding area around our building is kept clean and there are lots of bins in the area. Although it is nice to have the park just outside our building we have experienced high levels of noise due to the people who gather in and around the park. The noise carries on into the early hours of the morning and so has a significant impact on our sleep and quality of life. We are on the lower levels of the building so perhaps it is not as loud in the top floors. Event days can be difficult due to the crowds. It takes a lot of planning to try to avoid the crowds due to the nature of my work where I rely on public transport and have a changing schedule of work hours.
How has the building management responded to any problems or issues you have raised:
The building management respond very quickly to household problems and issues. Unfortunately, I have not had any response to my complaints about noise levels outside the flat which may have been resolved by way of better security.
Please share one thing (or more) which you wish you had known before you moved in:
Good - the staff and maintenance responses are exceptional compared to renting elsewhere. Bad - noise levels and anti social behaviour around the building.

The area itself is lovely. The complex itself is not 30 minutes to King’s cross as advertised, however. This is excluding the walk from the building to the station. It feels very safe, can sometimes be loud with windows open, however it is well soundproofed so when closed it’s nice and quiet.
How has the building management responded to any problems or issues you have raised:
Very quickly, only had one or two maintenance issues which were dealt with within 48 hours.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I’d known that the pool and classes weren’t connected to the building, although this is not a big deal. I also wish I’d known that the lights on the rooftop don’t work, and that you have to pay to use the barbecues as this was not communicated at all during the viewings, and we were told we’d have access to the barbecues within our rent depending on availability.

The area has a good range of local shops, cafés, and a few restaurants, making it convenient for everyday needs, though options are limited in the evenings. Public transport is reliable, with frequent buses and a nearby train station, but parking on residential streets can be difficult. Bin collections run smoothly, and while there is occasional anti-social behaviour, the neighbourhood is generally peaceful and safe.
How has the building management responded to any problems or issues you have raised:
The water supply stopped working for a short time, but the building management responded immediately and had it fixed within minutes, which was very efficient and reassuring.
Please share one thing (or more) which you wish you had known before you moved in:
The local community is incredibly friendly, and neighbours often organise small get-togethers which make settling in much easier. I also didn’t realise how peaceful the nearby park is in the evenings, perfect for a quiet walk after work.
