The area is a nice area, local to everything: 1. The shops 2. The train station 3. The schools It's a nice area with lots of trees.
How has the building management responded to any problems or issues you have raised:
To be honest, very quickly, once we did ask for any help with anything, they responded and got someone out straight away.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I would have known about the doors. The main doors should definitely be soundproof; they should make them soundproof anyway, just to complete that subtle, quiet feeling.

Please tell us about the good and bad aspects of living in your local area:
The location is helpful in sense of transport as it is very well connected with Willesden Junction a 9 minute walk away (Mildmay, Lioness, and Balerloo lines) and North Acton a 15 minute walk away (Central line), plus there is a bus stop just outside that is sometimes handy, however there'salmost always works somewhereand/or some kind of closure or strike. There is a Simply Fresh next door, but it is so overpriced, so that even essentials cost a fortune. There's a corner shop down the road that is more affordable and has nice staff, but the range of items is very small. There is only two restaurants close by and they both keep short odd hours and feel both unsafe and unusual, so I have only been once (when I moved in). There is a lot of noise from the HS2 works just outside. There is a lot of anti-social behaviour, plus the zebra crossing on the way from the station seems to lose all purpose when it gets to the evening. There are lots of large industrial bins in a shelter and they do seem to be emptied/collected frequently. It was disappointing to discover that the building refused to even have a sealed sharps container left just outside for a sharps collection. The pub just down the road has a nice vibe, but keeps quite short and odd hours. The River next door is lovely and it's even better since they finally finished renovating the pathway. If you love trains then multiple stations and depots are visible, so that can be nice.
How has the building management responded to any problems or issues you have raised:
In terms of general repairs, okay as they have another separate form you can fill out and it is sorted. The reporting of concerns around fire etc. were handled poorly, as were issues around stolen possessions and parcels. They were helpful around getting locked out and sorting any problems with lighting etc. in shared spaces.

You need to have lots of money and free time to be here, otherwise it is hard to make the most of it

would not recommend Fizzy Hayes, particularly the 3-bedroom apartments facing the garden. While the setting might sound appealing, the reality has been quite frustrating. The noise levels are consistently high, especially in the evenings, with children frequently shouting and playing loudly late into the night. I raised these concerns with management, but unfortunately no meaningful action was taken. The lack of response or effort to address ongoing noise issues has been disappointing and has significantly impacted the living experience. Overall, if you value peace and quiet in your home, this may not be the right place for.
How has the building management responded to any problems or issues you have raised:
Building management has been very disappointing in their response to issues. Most concerns raised, including noise complaints, have not been properly addressed. Instead, it feels like almost everything is treated as chargeable, with little willingness to resolve problems fairly. This has been frustrating, and I am now considering taking legal action due to some of the charges imposed.

there have been noticeable changes recently. Unfortunately, the current building management has not handled issues well. Concerns I raised, including ongoing noise, were not properly addressed, and it often feels like everything is treated as chargeable rather than resolved fairly. This has made the overall experience frustrating and disappointing.

Great range of both convenience shops and specialised food/coffee shops. Parking is available on site(ata reasonable cost)it seems very quiet during the working day apart from some local building going on.

very well. Documented manuals of all equipment.hardly any issues raised

I had a pretty comprehensive viewing before signature, so nothing worth commenting on.

The building offers well-designed and functional working spaces, along with access to a gym, which is a great added benefit for residents. Maintenance is generally quite responsive, helping to resolve issues in a timely manner. Its proximity to Willesden Junction and North Acton stations significantly improves connectivity, making commuting and travel into central London and surrounding areas convenient and efficient. On the downside, the admin/sales team can be unresponsive at times and often requires persistent follow-up. There are no large supermarkets nearby, which can make grocery shopping less convenient. The room sizes are relatively small, and some areas of the building, such as the gym bathrooms, would benefit from maintenance and improvements.
How has the building management responded to any problems or issues you have raised:
They have generally been responsive, although at times it has required some persistence and follow-up. There have been instances where issues took longer to resolve—for example, my radiator did not work for around 10 months, and there were a few days without hot water. However, aside from these cases, the maintenance team has usually been responsive and helpful.
Please share one thing (or more) which you wish you had known before you moved in:
There are limited parking spaces in the area, so arranging parking for guests can be quite challenging.
