This development has good location close to both DLR and tube. However the development schedule keep changing and not consistent with the original plan. the parking spaces are very limited,the bin area is always messy,people smoking weed in the garden...

Please share one thing (or more) which you wish you had known before you moved in:

If I know service charge will increase from 2000ish to 6000ish in a few years time I won't consider this development.

What is the best feature of your home:

location,convenience are the only two good point..

How has the building management responded to any problems or issues you have raised:

Well, when the rent renewal is coming up. We’ve had issues with our intercom for over a year. Flagged them at the start of our contract but weren’t resolved until a month before our rent renewal

The fact you might be without hot water for a few weeks

The area around The Maple is very convenient, especially for getting into Central London quickly. Transport links are strong, and it feels well connected without being overwhelmingly busy. The neighbourhood itself is still developing, which is exciting, but it does mean there are currently fewer cafés, restaurants and pubs than you would expect in a more established London area. Hopefully that improves over time as more businesses move in. The streets are generally clean and quiet, and the overall atmosphere feels safe and family friendly. For families especially, the newer developments and open spaces are a big positive.

How has the building management responded to any problems or issues you have raised:

Overall, the building management team has been responsive and helpful whenever issues have been raised. The development is still relatively new, so some processes, particularly around booking facilities, do not yet feel completely smooth or fully established. That said, concerns are acknowledged quickly and the team generally does make an effort to resolve things in a professional manner.

Please share one thing (or more) which you wish you had known before you moved in:

Because I was one of the first residents to move into the development, I did not realise how far behind schedule some parts of the building still were at the time. Many of the facilities that were advertised were not yet available when I moved in, which was disappointing initially. That said, things have improved steadily over time, and it is worth understanding that with a brand new development there can be delays while everything becomes fully operational. My advice to new residents would be to ask specifically about which facilities are already open and fully functioning before moving in, rather than relying only on projected timelines.

For someone my age 20-30s, Dalston is a great area. Good connections to the city, access to the overground, plenty of bars and restaurants. A quick walk to London Fields.

How has the building management responded to any problems or issues you have raised:

Í haven’t had any issues as of yet, but building management is always helpful and ready to answer any questions.

None, it’s apparent as soon as you walk in how well kept properties are and how careful managers are

The area is very convenient with a good range of local shops and essentials nearby, including Lidl, Morrisons, and a post office within easy reach. There are also some decent restaurants and cafés in the surrounding area, and it’s easy to find open spaces (docklands) a short distance away for a walk or fresh air.

How has the building management responded to any problems or issues you have raised:

Building management has been very responsive and efficient in dealing with any issues we’ve raised. Everything from appliance-related problems to general wear and tear has been addressed promptly. Paul and Angela in particular have been great at following up quickly and ensuring concerns are properly resolved.

Please share one thing (or more) which you wish you had known before you moved in:

One thing to be aware of is that the on-site gym is slightly under-equipped, although it’s not a major issue since there’s a The Gym Group right next door. Also, access to the upper floors is strictly controlled via key fob. It’s great from a security point of view, but it can sometimes be a bit of a hassle when letting delivery drivers or guests in.
