Jones could seriously do much better!

There is a regular change in management within Jones homes.
We had an extreme amount of issues & some very major. The 1st few weeks was ok but then Jones eagerness faded & it took months to complete by constantly getting onto them as voice messages were ignored. Also we pay for services & the Communal greenery we have is appalling & embarrassing to Jones.
All the private grass is also full of weeds & ragwort witch ispotentially poisonous & harmful!

Great new road & makes it easier to get to the next town In less time
Some nice local bars within the area

Do snag list & keep on at Jones on speed dial to get issues sorted

Took time on many occasions left numerous messages some not answered?

Quiet place to live , could of been better designed with more thought put into house profiles

The design in my opinion is not the best , mixing privately owned property with that owned by the housing association lets the prestige of the development down and the overall layout could have been thought out a lot better . My main issue is the footpaths are all at low level allowing cars to drive over the footpaths instead of taking the bends of the road , with lots of children on the development this is an accident waiting to happen

The development itself is a 10 minute walk from the local convenience shop and after that it’s a further 15 mins to town ,parking is only available on driveways , the estate in general is relatively free from antisocial behaviour and any traffic noise ,

Please share one thing (or more) which you wish you had known before you moved in:

Check the garden (check it’s level and not on a giant slope ) as could cost thousands to get straight . Enquire as to what type of properties are being built around your own before purchase.

How has the building management responded to any problems or issues you have raised:

Slowly yes given waited nearly 9 months to have a new pain of glass fitted ,

Excellent estate management from Jones – managed in-house (as part of Emerson group) and not farmed out to a third party, so lower management fees too. Good playground for the little one. Some of the landscaping could be better, especially around the ponds, although I believe there are limitations due to the endangered newt population.

Perfect location! Less than a 10 minute walk to local Londis with everything need. Lots of places to walk the dog or running from the front door, including the now pedestrianised Moss Lane and Westlow Mere. 1 minute drive to the new link road, can get to the other side of Congleton in no time. Congleton town centre a 5 minute drive or 30 minute walk, very convenient, lots of nice bars/restaurants. Morrisons/Tesco/Aldi all 5 minute drive away. The extended area also great for children – Castaway soft play, Glebe Farm etc. Also 10 minute drive from Macclesfield and only 30 minutes away from Buxton and the Peaks. Neighbours very friendly and look out for each other, community feeling. Parking easy on drive or on road.

Congleton was quite new to us, if we’d have known just how much there is to see and do in Congleton and the surrounding areas, we would have moved here much longer ago.

How has the building management responded to any problems or issues you have raised:

Getting issues resolved initially was quick when dealing with the on site managers, but then when dealing with Customer Service during covid times, things took longer than I would have liked to get resolved, although somewhat understandable given the situation.

The site is kept clean and tidy, and the build quality of the houses is very good. The site map has been carefully thought out, and they haven’t tried to cram as many houses as possible into the development like other developments I went to see.

There is also a park with swings etc that the kids love.

There is a good selection of supermarkets in congleton. It has everything you need. There are also good restaurants and take away options. The train station isn’t great as there aren’t very regular trains into Manchester, and quite often they are cancelled without notice.

I live one house in from the main road, road noise has always been a problem, when lorrys go past my house shakes. Other people on the development have said the same.

I wish i’d have known that the Congleton link road was going to be built right next to the development.

How has the building management responded to any problems or issues you have raised:

I was fobbed off all the time. I was getting very frustrated.

The estate in general is good, we have been very pleased with the property. I was happy at first with Jones and their aftercare, however as 18 months elapsed and we got closer to the 2 year warranty their communication was very poor, and it became non existent. The garden drainage is awful, but other than that I’m happy. The park is good for children, and the estate layout is good.

Location is good, reasonable distance from the town centre and necessary amenities, the new link road has made this a great spot to live travel wise.

Our house is lovely, modern, well designed and cosy. The finishes are of a high standard and the property is well built. Our garden is a simple but effective design that allows for easy upkeep but room for adventure if desired. The modern design means the house has a fresh and clean look but has room for individuality for the owner. Overall a lovely home.

Congleton is a fun town to live in, it has plenty going on for all ages and is on the cusp of some beautiful countryside. The only downside I can think of is that the train station is a little walk out of the centre. Lovely pubs, shops and a brilliant blues festival every year!
Parking on my street is fine, each property has their own two spaces with extra room should anyone have guests. Traffic noise can be a little loud at busy times but we knew this before purchasing.

The community in Westlow Heath is fantastic, with its own private WhatsApp group there is always someone to help if you need it.

How has the building management responded to any problems or issues you have raised:

So far we haven’t had any issues that needed raising. We have heard, however that our neighbours were responded to very quickly with issues raised.

The overall look of the property is good but once you look deeper into it the finish is poor and has clearly been rushed the shower units that have been installed of very cheap and poor quality the control panel for the heating timer is confusing moving onto the finish there is screws missing from door handles and hinges front door has to be slammed because it isnt sat square finish on plaster is of a bad quality and with the property being a housing association there is no clear person to report these issues to and when they are you just get passed off all i can say is im happy we havnt brought this property as i would have to have people in to fix alot of issues the gardenn is just a swamp as nonland drains have been fitted and the driveway van only fit one car in but its a 2 car driveway

Quiet normally needs more dog waste bins and there is none at the moment

The development over all is very good indeed. Particular care and consideration has been placed on ensuring wild spaces, including several areas of wild flowers/ meadow, well designed pond areas and mature trees, which gives the estate a spacious feel.

Quite far from a train station, but gentry well connected to local infrastructure.

Please share one thing (or more) which you wish you had known before you moved in:

That a large bypass was to be built relatively close to the estate. And that another large developer had purchased the land next to the estate, which used to be rural.

How has the building management responded to any problems or issues you have raised:

Initially quite slowly, however once any problems were raised to the appropriate department I cannot fault the response.

Properties built to high spec and initial aftercare for first few weeks was good but now aftercare is terrible. Still outstanding snags and site manage gets messages but doesn’t reply. Feels we’re easily forgotten once completion takes place. Disappointing really.

Easy access to links, nice local town, access to shops etc.

Near to a main road which now has new development- will be a lot of traffic.

To get all snags done ASAP to avoid then waiting for longer.

Not since shortly after completion. After care has been terrible.
