So far the property management has been a bit hit and miss

Development is pretty good by modern standards but still well packed in with OKish gardens (some are huge, most are not !)
The builders (Thakehams) have been excellent with their aftercare, unfortunately things have now switched over to being managed my Latimer (actually Clarion) and customer service has taken a massive hit.

So far the property management has been a bit hit and miss, poor quality grounds maintenance and irregular bin emptying to mention a couple of things.

Please tell us what you like and dislike about this area:

WMP is on the outskirts of the village. It’s walkable (down a muddy footpath) in about 15mins where you have pubs, small shops and takeaway food.
Development is quiet and peaceful and surrounded by countryside.

Please share one thing (or more) which you wish you had known before you moved in:

Rural location isn’t for everyone …. bright lights and facilities ? No …. but that why we moved here

How has the building management responded to any problems or issues you have raised:

So far management company hasn’t been that responsive but lets give them time to get to grips with the new estate.

Beautiful development located in the heart of nature

I love the design of the development and that it isn’t too big, there is a real sense of community and everyone is willing to help anyone out. The Weyburn type house has a design fault with there being no window near the front door which means the hallway is incredibly dark and the light switches are placed inappropriately. This is only an issue in Weyburn type houses, all the other designs have a window by the door and switches in convenient places. This complaint was raised with Clarion and Latimer by a group of Weyburn house type residents but it has been ignored.

Living next to the watermeadow place nature boardwalk is incredible, it’s such a beautiful ever changing landscape which we feel lucky to have on our doorstep. We are a 15 min walk to Elstead village which has the essential shops, chemist, vets and 3 lovely pubs. We have a bus which stops right outside the development and takes you to Godalming and Guildford within 45 mins. My only complaint is that the last bus is about 7pm each day which can be an inconvenience as after this time you have to travel by car or you are quite isolated. The bin collection has been regular. We have experienced some anti social behaviour from some residents however this has been dealt with swiftly and appropriately by Clarion.

You must own a car to live here, access would be very restricted without one.

Ignored complaint about Weyburn house design which was a group complaint from all Weyburn house type owners

The development is private and has a good local community all prepared to help and support each other. Parking could be an issue on the surrounding street if you had 10 cars visiting however there is a small parking area for visitors (4-5 cars).

Well located development on the outskirts of Elstead with excellent access to the A3 to London (45 mins) and the coast. 12 mins to Guildford.

This new development is small in size not to feel like a large new modern large estate (circa 50 houses) – with a village/country feel approach and local walks and close access to the local village shop.

Registration of all appliances should be Pré done and handed over in the welcome pack

How has the building management responded to any problems or issues you have raised:

Most have been fixed within 3 months – however would like the assurance that further issues up to 12 months would be handled in the same manner. Shame the boiler was pre registered and serviced before moving in.

The design of the houses are good

The design of the houses are good. There are good sized gardens and driveways. Some of the room sizes are fairly small. We had a few issues with the garden when we moved in as top soil was not put down before the turf. This has now been rectified by the management company.

The development is in a good location, near open spaces and on the periphery of a village. The walk into the village is accessible during the day but not at night by foot. A lighted pathway would be better. Bin collection is good. Parking is an issue as there is no pavement.

Parking is an issue as there are no pavements in one side of the development.

How has the building management responded to any problems or issues you have raised:

The building management has responded to problems however it has taken multiple emails to request assistance.

I am amazed how well the flood risk has been dealt with.

I like the overall design with the exception of the entrance hallway not having any natural light and is pitch black even in the middle of the day. Also only being able to open half the window isn’t the best especially in the summer.

A few very nice pubs/restaurants in local area and plenty of space for long nature walks.
Haven’t used local transport but have heard it’s quite useful for the day time but nothing in the evenings.
Overall it’s a nice place with the odd bit of anti-social behaviour which gets dealt with quickly. Nice and quiet from traffic.

How has the building management responded to any problems or issues you have raised:

To be fair they have been very good and efficient. Could have been a bit more precise with some finishes but generally satisfied with the standard.

Some very stupid design decisions – door locations, light switches etc

Biggest problem has been the time to resolve snags – major leak – took weeks to resolve, similarly serious drains problems.

6 months in and still waiting to get snags resolved and no communications for 2 months

Advice any future buyers hold money back until resolved

Lovely housing development

Design is fantastic – both inside and outside. It would be nice if the garden had been levelled rather than the large slope at the end. No extra facilities – it would be good to have a play area for children. There is a rather unattractive water building which would be nice to have trees or a solid fence around to avoid seeing it. The very front grass is done weekly but no other management present.

Please tell us what you like and dislike about this area:

Not too many local shops – it would be good to have things like a butcher and fishmonger within walking distance but godalming town centre is nearby. There is enough room for 2/3 cars but not much visitor parking if you have people staying. No anti-social behaviour or noise. Lovely quiet location.

There are a few additional costs that appear throughout the process. Order your bins quickly!!

Slowly! We are still waiting on a new window and have been living here 3 months.

Lovely size 3 bed property, nice and airy and neutrally decorated, good size bedrooms and bathroom, good carpet throughout. Garden is also a decent size, overall the design is great. The kitchen is well designed with lots of cupboard space and plenty of drawers.

This is a beautiful area, feel very blessed to live here! Some lovely pubs, convenient shop, take aways and stunning walks. Street is quiet and very peaceful, great bus link right outside the estate.

To check location in case of flooding areas as this could be a concern

Yes very promptly when I reported a emergency they sent someone out within hours
