Lovely new home on help to buy scheme

We’re so pleased to have been able to buy our first home through the help to buy scheme. The flat is perfect for us. There are a few niggles that we’re promised will be fixed. Biggest problem is the bins. There aren’t enough of them so they overflow immediately with cardboard which is inevitable when an entire development moves in the same period. We’re told they will charge us if we continue to pile up cardboard but not sure what else to do! I love our flat but it’s not big enough to store all the cardboard! Overall very happy, but new developments need to stop shirking their responsibilities on to the residents – we pay a service charge for the privilege.

The area is amazing. Love living near Crystal Palace. So many lovely shops, restaurants and markets. And the park is beautiful. Great transport links from Crystal Palace and Anerley too.

The flats themselves are nicely designed, modern, quite spacious and each has a nice sized balcony. The plants around the perimeter road are nicely kept and it does look classy. There is a nice courtyard, however this is not particularly well maintained by the management company (see my third point). Neighbours are friendly and in the main do not generate any excessive noise. This usually comes in the form of locals riding mopeds on to the development and courier drivers – however this is nothing too major.

I was very impressed with Fairview in the lead up to the purchase and communication post sale. I was also very impressed with them in terms of getting snagging sorted. I had several issues including over sensitive fire alarms (which were eventually moved) , a faulty bath panel and a few scrapes on the wall. Fairview ensured these were sorted quickly.

My only real overriding negative has to be the management company (KFH) who are nothing short of an embarrassment considering the monthly sum we pay them (in total about £220 a month). It takes them ages to reply to you queries and actually getting something resolved is always a painful process. I’ve had various issues ranging from incorrect and confusing billing to not being able to get into my block as the lock on the door was damaged. I had to frequently enter and exit through the bin store over the course of about 6 months. The parking situation is a joke as well. There now only appears to be 2 visitor parking bays for the whole of the complex (a development with over 200 flats I believe). They also want £15K per parking space. There are a lot of free parking spaces on the development and thus more visitor bays shouldn’t really be an issue – but for them it is. Quite simply they’re not good enough.

Well located just down from Crystal Palace and not far from Penge. Good transport links into London Bridge, Bromley, Croydon and Gatwick Airport. Lots going on in Palace itself – pubs, restaurants, cafes etc. The park is also very nice that houses the National Sports Centre with a lot to do.

The development itself is very nice and that does encourage locals that do not live on it to visit – which I do find a little irritating at times.

If there is one thing you would change about your flat or property what would it be:

The management company (KFH) as described above. I live on my own and work hard to pay for a nice place in which to live. Parting with over £220 a month would be a lot easier if I felt that I actually got something for it.

It’s in a very quiet residential area which is great. The flat is spacious and the fitted kitchen and appliances are great quality. There is a playground and communal courtyard for residents to enjoy some green space. The landscaping is nice and needs more upkeep. Building and property management is poor.

Local green spaces and transport links are amazing. Lovely independent shops and quirky cafes, restaurants in Crystal Palace. Penge high street is well equipped for day to day needs. All of this within walking distance.

How expensive ISTA was and how awful KFH would be

If there is one thing you would change about your flat or property what would it be:

Would be nice to have a tiled bathroom. Soundproofing could be better.

Great design of public areas, especially garden, everything is very well maintained. Small issues with windows not being 100% straight and we’ll measured. It was only brought to my attention after I had my blinds fitted.

Transport links are great, few small shops bit not much happening otherwise. Not enough street light during the night on a way to the building.

That loads of things like finishes can be negotiated during sale.

Happy with the development overall. There were a few snags from the start of the purchase which was reviewed and reported with the property management to fix on the handover of keys day. But they still haven’t completed this yet (it’s been a few months now). I have a car park spot too which is great but difficult to manage as other tenants keep using it.

I like that it’s close to the train station and some shops. Only wish the local Co-op was bigger and had more product variety. Area seems pretty safe, quiet and friendly.

Whether the property was sun facing. Not something I would have thought about but since having an outdoor balcony I realised the location in which the property was facing meant that I didn’t always get sun coverage on my balcony which would have been nice

What is the best feature of your home:

The huge space in the property compared to other places I had viewed with help to buy!

The development is really nice, well built. The only facilities are the common grounds which havent been looked after, trees are dying, grass is burnt and doesn’t look like it will be able to recover. Once all the flats were sold the site has been slightly neglected. Contacting fairview has been near impossible and I have lots of complaints about which cant be rectified because no one is getting back to me.

Amazing park nearby, great shops in the triangle and transport links and great. Very happy with the location.
Dislikes, a man got shot in the back of the head in the local park a few months back.

Please share one thing (or more) which you wish you had known before you moved in:

The fact that Scooters drive down the footpath every night delivering food. I have tried to get them to stop and asked Fairview to put something up to stop them but nothing has been done about it.

What is the best feature of your home:

The sunrise in the winter mornings are incredible, My whole living room in orange every morning. I think its the only place in London that has it.

Overall my main disappointment is the after care of the property compared to how much we pay for service charge per year. Every resident has an issue with KFH. In terms of the flat, again the cheap carpet flooring is a big disappointment and an additional expense for us to get it replaced

mostly Disappointed with how the property was sold to us in terms of service charge information (or lack of!). Carpeted floor done cheaply without an underlay! Heating does not work well. KFH mngmnt total disaster in terms of customer care & value

I like the area as it Us close to two stations, two high streets and spoilt with choice for parks. I Especially like the fact That the development is cut off from the main road

An indication of service charge, ground rent and additional expenses which were not made clear to us prior to receiving the lease (which was on completion!)

Pros

Our apartment is very spacious, has lots of natural light and a large balcony and we enjoy the outdoor space. Our balcony and kitchen / livingroom looks out onto the communal courtyard. It is great to have two spare rooms, one for guests and the other we use for a study. There were a minimum amount of handover defects when we moved in which Fairview rectified immediately. The triple glazed windows are really good and the apartment is well insulated. We have parking space in the under croft park which is great and secure.

Cons

The kitchen could have been properly finish with regard to filling the wall with kitchen unit and tiling. Also both bathrooms could have been fully tiled and there could have been a proper shower installed over the bath with a screen. The balcony timbers should have been properly treated before we moved in. The kitchen tap was far to low and the sink too shallow. We have a long hallway and it could have done with some more electrical points as well as a light in both storage cupboard. The carpets are of poor quality and could have been better considering the large apartment price tag. The sound in the courtyard echoes (sound deadening could have been applied). There could be larger recycling bins. The gaps in the balcony timber are far too big and it could have been build with an internal gully system.

We like the fact that we are 20 mins train journey to central London. We are very close to three train stations (Anerley, Penge West and Crystal Palace). We love Crystal Palace Park and the Crystal Palace Triangle. There are several green spaces nearby. The Anerley high street is very small and has very little amenities.

If there is one thing you would change about your flat or property what would it be:

The basic carpets, use of one Large radiator in the living and not two small ones that occupies two walls. The position of radiator in our small bedroom and master bedroom.

Property and developmen is great, property management from KFH is bad though have had little need to speak to them.

In general the development is great. Great location, great facilities, a decent finish to properties.

The properties are well insulated with barely any need for the heating except in winter.

The Ista heating system works well 90% of the time though has had a few issues when development has been at capacity during the lockdown., but until this time had never had any issues.

The development are very close to multiple parks and green space. Parking is easy with designated spaces.

the only issue we have had is with property management from KFH who can be unresponsive and disorganized. They are quick with emergency call outs, but general day to day stuff is often not responded too.

We have loved our year and half here and cant wait for many more.

The Area is great, local pubs, bars and parks as well as every local amenity you could need from supermarkets and sports facilities are right on the doorstep.

Travel is easy, with Anerley and Crystal Palace stations both within 10 min walk and with bus stops right by the development taking you into central as well as Croydon, Peckham, Brixton, Clapham and many more.

i wish i had known how much green space was nearby other than CP park. There is loads that we didn’t discover for 6 months or so.

If there is one thing you would change about your flat or property what would it be:

If I had one thing about our flat, I would have some more built-in storage in the kitchen and bedroom.

Lovely devwlopment, close to both anerley, crystal palace and penge East Station giving a variety of routes into Victoria, London Bridge, canning Town etc on different lines.

Lovely views south across fields and green space make you feel like you are not in London, especially in the quiet area the property sits.

With crystal palace triangle a 10-15 minute walk away, you really have everything on your doorstep.

I love the local gypsy Hill brewery taproom, which is just around the corner and the bakery van which comes every Friday with fresh bread and treats.

Lovely devwlopment with lovely neighbours in a quiet location.

The residents Facebook group has been amazing showing a real sense of community, flat interior design inspiration and help where required

If there is one thing you would change about your flat or property what would it be:

One thing I would change would be gardeners, all this hot weather is causing the grass to die and in a desperate need of watering right now

Lambourne house has a lovely communal garden which is well maintained. However, a sprinkling system could improve the upkeep of the area in the summer. Building maintanence is great, if there are any issues they are seen to quickly
