Roughest Estate in Wigan!!

Please tell us about the good and bad aspects of living in your local area:

overrun with anti-social behaviour from kids no older than 10. some parents from parts of the estate which we no longer walk around just let their kids roam freely around the estate (younger than 10), these kids have no road sense and run/ride straight out into traffic and cause damage to the shared amenities (i.e the park & green areas)

Please share one thing (or more) which you wish you had known before you moved in:

how much the estate would be overrun with anti-social behaviour and social housing with parents who don't care what their kids are up to.

What is the best feature of your home:

I'm sorry but there isn't any. we really cant believe what we've bought and unfortunately things will only get worse as the estate isn't even finished yet and Northstone are building a new estate opposite just for social housing.

The worst ground ever for new builds, gardens always flooding, rubble left in the soil so impossible to grow anything. site management and higher none site management don't want to hear about any negativity or snags you may have and are always looking for ways to get themselves out of sorting issues.

Please share one thing (or more) which you wish you had known before you moved in:

how hard work buying and living in a Northstone property would actually be and i wish i had actually spoken to some residents before purchasing.

What is the best feature of your home:

I wish i could wright a good point but there really isn't.

Absolutely no good points to this site now. There's more social housing than privately owned homes now (not initially planned that way when we bought our home, very misleading). The site management is a joke, couldn't organise snags to be completed or even bother to show up on days they said they would. Every property seems to flood with the slightest bit of rain and Northstone don't want to hear about it. Almost 2 years living here and Northstone still haven't tarmacked the roads fully, they seem to dig everything back up a month later as things don't work again. The drains are still full of site rubbish and weeds, the list is endless of negative points. I which there was something nice to say as we live here but at the moment there's really nothing nice about this site.

Please share one thing (or more) which you wish you had known before you moved in:

How awful Northstone are at building houses and how much they lied to all their customers at the beginning as to how much of the site would be social housing (more social housing than privately owned now).

What is the best feature of your home:

The main road out off the estate!!! honestly we cant state what it is because there's nothing we like about our home now.

Close to Pemberton railway station, just a short walk away. Bus stops are a bit further away than other neighbour hoods. No open green space yet but this is likely to be swamped with unruly children.

Please share one thing (or more) which you wish you had known before you moved in:

That half the estate would be sold to Torus, a housing association. Not just affordable rent but mainly social housing, in plots that were initially advertised to us as private owners. If we had known this we would not have bought.

What is the best feature of your home:

Big windows and open plan. Space is maximised in the smaller homes which give better value for money than other developers.

I have lived her for a little over 1 year and up until a few months ago loved my house street and neighbours .there's was a small proportion of the estate planned to be allocated to torus a social landlord . A few months ago I noticed the sign at entrance of the devolment had been changed to one of torus along with wigan council affordable rents and shared ownership . It has become apparent that over half the estate has now been tranfared to torus with at least 50 affordable rents . I'm in no way discriminating anyone but knowing this information at purchas I would have pulled out of the sale . This is because I am pretty sure this will affect the salability and the value of my property after constant emails to northhstone I still have no confirmation that the rest of the estate will be private sales thus must likely will affect values further .

Please share one thing (or more) which you wish you had known before you moved in:

That it was about to be turned into a social housing estate

What is the best feature of your home:

Being in a more private corner although people use my drive as a cuthrough disregarding the shrubbery and hedging
