Please tell us about the good and bad aspects of living in your local area:

Close to Pemberton railway station, just a short walk away. Bus stops are a bit further away than other neighbour hoods. No open green space yet but this is likely to be swamped with unruly children.

Please share one thing (or more) which you wish you had known before you moved in:

That half the estate would be sold to Torus, a housing association. Not just affordable rent but mainly social housing, in plots that were initially advertised to us as private owners. If we had known this we would not have bought.

What is the best feature of your home:

Big windows and open plan. Space is maximised in the smaller homes which give better value for money than other developers.

Please tell us about the good and bad aspects of living in your local area:

I have lived her for a little over 1 year and up until a few months ago loved my house street and neighbours .there's was a small proportion of the estate planned to be allocated to torus a social landlord . A few months ago I noticed the sign at entrance of the devolment had been changed to one of torus along with wigan council affordable rents and shared ownership . It has become apparent that over half the estate has now been tranfared to torus with at least 50 affordable rents . I'm in no way discriminating anyone but knowing this information at purchas I would have pulled out of the sale . This is because I am pretty sure this will affect the salability and the value of my property after constant emails to northhstone I still have no confirmation that the rest of the estate will be private sales thus must likely will affect values further .

That it was about to be turned into a social housing estate

What is the best feature of your home:

Being in a more private corner although people use my drive as a cuthrough disregarding the shrubbery and hedging

Please tell us about the good and bad aspects of living in your local area:

Lots of local shops and supermarkets nearby, primrose farm opposite which is great and a nice quiet pub/food venue. Transport is good, train station nearby and you can quickly get into the town centre. Two retail parks very close and gyms nearby. Bin collection is fine, have a designated bin collection point, due to being an end property the bins have to be in front of our house which isn’t ideal but not the end of the world. Traffic noise is fine, triple glazed windows but can still slightly hear cars go past, boy racers seem to like nice quiet road outside with their annoying loud cars. Parking is a bit of a negative, only have 2 spaces and no space for visitors outside house. Also difficult to reverse out of drive due to being in a nook and an end property, have to reverse into next doors drive or reverse all the way backwards out of the nook

Not at the fault of the developer but as we bought after the house had been built there wasn’t many customisation options. However looking at other builds it looks like there are many available if you buy at the beginning of the journey.

What is the best feature of your home:

We really really the high ceilings and spacious rooms. We also love the lootility and bathroom with a shower and bath fitted.

The situation of the estate is okay but seems overpriced for where it is. There’s a pub across the the road that’s quiet and shops are a short drive away.

Please share one thing (or more) which you wish you had known before you moved in:

More information on the “smart” heating system as this is complex and hard to work to which I stil don’t understand and I am young and good with technology.

What is the best feature of your home:

The best feature would be the windows and lootility.
