We believe the best information about a residential development comes from the people living there. Owners and tenants have a lot of useful information to share with their prospective neighbours, not just on the property itself and its locality, but also on the developer and the building’s management.

The Spinneys, by Linden Homes, sits in the village of Cawston in the countryside of Rugby, Warwickshire. The development offers a collection of 3, 4, and 5-bed houses for sale. In addition the scheme is offering 'Help to Buy'. The Spinneys is in easy reach of useful everyday amenities and is great for for commuters, with the M1 being close by for Coventry and Northampton. The Rugby town centre is under 2 miles away, providing shopping and restaurants.

The houses are fairly well designed but my 3 bed has a very small main room with a decent ensuite. It would have been better to enlarge the main room or have the en suite where the main bathroom is. Construction seems to be good. Insulation is very good but it is a pity storage in the attic was not considered as lack of storage is a weakness. The downstairs plan is perfect and opens into the spacious garden area. LSL are good property managers. No solar panels were fitted which is a shame. Although the kiddies Park is lovely, it would be nice to have a roller blading/cycling area for the pre-teens and teens. They deserve it.

We were skeptical about new builds and Linden, bit we were wrong. Minimal snags, everything works, cozy in winter and cool.in summer. The development is quiet, safe, family friendly and peaceful. Our house is thoughtfully designed, with a lot of space both in the house and outside.

The property has potential to be easily adapted for multiple needs, such as for a disabled tenant/ owner, reflecting on the design it has been well planned. The facilities are yet to be finished- the park is a positive attraction idea and benefaction to theSpinneys community. The property management on the other hand has been extremely poor due to the lack in being able to contact anyone regarding an ongoing problem with my smoke alarms, despite the numerous calls and emails.

I like the design of the Spinneys site, the houses are not too cramped together there is a lot of green space. However we are in the process of facilitating a children's park (18 months later than expected), start date 20.01.21, there is 2 swings, climbing frame, seesaw and roundabout and a slide that looks like it may have been plucked from someones garden, not sure why it has taken so long, weather withstanding. However, I notice today they are turfing the play area, how totally impractical - I have visited so many park in this area and others and I have never seen one that is turfed, there are so many surfaces available for this type of play area that will dry out after bouts of heavy rain - grass will turn into a mud bath in no time particularly around the play structures and will make it so child unfriendly, so disappointing after such a long wait. I moved into the Spinneys in December 2018 (Linden) and found the site Manager and Sales staff extremely friendly and helpful, especially on the day of moving and months after with any snagging issues.

The house estate is a variety of different styles. The building management was excellent when we first moved in but as time has gone back its increasingly difficult to actually get access to people to help with problems. You can phone to log an issue but often nobody actually returns your call or comes to help.
