Overall I love living on The Rise – a brilliant place to live.

I really like the design of the houses at the rise; they have all been built slightly differently giving a really modern look. Currently they are building phase 2 and we understand shops and other facilities will arrive soon. Only one negative is RMG – the management company; people pay approximately £140 service charge per year and we don’t see much back from them – I think all they do is cut the grass at the front of the estate twice per year.

There is a great park with basketball courts and zip-wires etc for the more energetic among us, but it is also just a pleasant place to relax also. There are nearby supermarkets and other shops that are good value. Overall, a really pleasant place to live.

Please tell us what you like and dislike about this area:

I love living at The Rise in Scotswood. I think the entire site has developed a great neighbourhood spirit, where so many people look out for each other. There is great access to the A1 both north and south and also across to the west also. I am able to walk into Newcastle Centre in 30 minutes or cycle there in 10 minutes. There is good cycle paths to promote safety too. I am also able to walk to the Metro centre with ease, so there are good links. My street is really quiet. Most buyers get at least one parking space for 2 bed properties and two spaces for 3 beds and upwards. I can hear the noise from the main road now and then but it isn’t imposing or more than would be expected in an urban area. Overall I think living at The Rise is brilliant.

Please share one thing (or more) which you wish you had known before you moved in:

Heating costs were a little higher than I expected. The Estate is run on a district heating scheme and no gas available. However, the costs we pay all include an annual service of the boiler type unit in our homes which actually belongs to EON. This does have the advantage that if it ever goes wrong they are responsible for mending or replacing it, So overall perhaps not bad when you consider the benefits of such a plan.

How has the building management responded to any problems or issues you have raised:

Overall I was more than pleased with all of the responses. Things that were urgent were addressed immediately and others were scheduled to suit.

The design of the home (Corbridge Style Home) itself is rather good and the space has been used well, however the overall quality of the build is substandard with multiple cracks, blemishes, and raised areas which are well beyond what you would expect from a home “settling” following completion.

For those not lucky enough to have a natural gas link at the address, you will need to contend with the frankly ridiculous pricing of the estate-heating managed directly by EON. As there is no alternative, the prices they charge are not competitive and whilst I personally have had no issue with a lack of hot water, this is a common complaint on the estate as a whole.

The Property Management Service, RMG Living, is atrocious and seemingly incapable of arranging even the most minor of works, such as finishing the road surface on which your “completed” home is situated within a reasonable timeframe. As a result, key areas are not maintained to a reasonable level. Drive one or two streets away from the “Show Home” to see for yourself what the estate is like.

The immediate local area is admittedly not fantastic with few shops / leisure facilities / restaurants / etc/ worth visiting, but the estate has a very regular bus service into Newcastle itself. By car, it’s easy to access key roads such as the A1 which provides great links to the rest of the North East and beyond.

Please share one thing (or more) which you wish you had known before you moved in:

Look into the District Heating prior to purchase and ensure you are happy with the projected costs from this captive service as there is likely no alternative available.

How has the building management responded to any problems or issues you have raised:

The building management, in this instance Keepmoat, has failed to remedy a literal hole in the roof which allows water to enter and cause damage to the property, since it was reported in December 2020. As of July 2021, this is still an issue which pretty much sums up the build quality and services provided…

The actual design and layout of the house is pretty good. However, the finishing is appalling – light fixtures in odd places, very poor wiring and needed several fixes, paintwork was lacklustre, kitchen cupboard doors and worktops were damaged. On the exterior, the developer used render in places which quickly cracked. But, neither the developer nor NHBC will correct this as it is deemed ‘cosmetic’. The biggest issue however is the service charge. We pay an additional £140 per year for the ‘green spaces’ to be maintained by a private company appointed by the developer, this is on top of expected council tax. The private company are not bound by regulations or law generally and the charge is not fixed, can go up without warning. The worst aspect of it is that 50% of the charge is claimed by the private company but cannot be held to any reasonable standard. The site is a mess as a result and some houses are becoming unsellable. None of this was fully explained at the point of purchase. We feel trapped now.

The local area is ok. A few crime related issues towards the beginning of the new build but that is expected. Transport links are ok, not the best though. Parking is a major issue – the developers have stopped building garages and good street parking so getting around and safety is a big issue here.

wish i had known more about the leasehold situation which was not full explained and the service charge. i would not have purchased the house knowing what i know about it now.

How has the building management responded to any problems or issues you have raised:

slowly. very slowly. we’ve resorted to correcting a lot of issues ourselves as even when the developer responded, the quality of the fix was just as poor as the initial installation.

The design is good, the houses are attractive, some have a better design and layout than others. Facilities are poor, the area is crying out for a local shop or cafe. We pay a lot for maintenance of the area but there does not seem to be a lot of maintenance going on, areas of the development have lovely plants abs shrubbery but some areas have been dug and redug for planting but are just overrun with weeds. The roads are good although take a long time to be laid after the building of the houses have been finished. When selling our house the management company make us pay for expense packs and documents.

There are lovely views over the river, there is a good bus service into town, bin collections are reliable, there is a park beside the development although it could do with a bit more care and management and it would be unsafe after dark. Parking is poor, there is not enough guest parking. There are no local shops or cafes. Generally neighbours are respectful although there are often burglaries in the area.

Please share one thing (or more) which you wish you had known before you moved in:

How difficult it would be to sell the house on in terms of paperwork etc. Be prepared to waste money on management packs. Also the leasehold freehold situation is not ideal.
Also the electricity for the whole are must be provided by Eon so you end up paying more that you should for these bills.

How has the building management responded to any problems or issues you have raised:

The floor in our living room was not flat so it had to be relaid. Also the kitchen was set up incorrectly. These things took time to repair so was disappointing they weren’t done properly the first time.

Facilities here are limited, especially for children and the small park could be updated. The pond in the park is always full of rubbish and it’s so disappointing. The building management in the past was very helpful to us and always sends someone out If we have a problem in the house. Property management is disappointing for the whole estate, hard for someone to come and take care of the estate, especially the areas outside our house which we were told we don’t “own” but everyone has had to chip in and tidy the areas up themselves even though we don’t own it beavuse it got so overgrown and unkept it looked disgusting and really let the estate down.

No local shops yet as promised, still to be updated and put in place. No restaurants and bars in the area but town centre is 10 minutes away. Very well connected to public transport apart from the metro. We enjoy living here although sometimes we experience antisocial behaviour such as cars on fire or minor incidents of thieves. Parking is overall good but I am aware people do complain about the parking often. No traffic noise on my street but I wouldn’t want to live on Armstrong road with all the traffic and road works. Area in itself is horrible where the estate is built, Scotswood has a really bad reputation and above the estate the other streets are horrible.

Please share one thing (or more) which you wish you had known before you moved in:

That houses were going to be built in front of us as we were told the view wouldn’t be blocked which was false. That a corner shop would be built soon after our move which is also false 2years later..

How has the building management responded to any problems or issues you have raised:

After a very long wait we got help with the leak by sending someone out to fix it.
Areas in front of the house still left undone but we ourselves tidied it.

Lovely homes, lovely neighbours, not so great wider area

Houses are great, inside space designed well to maximise use of space. Lots of cupboards for storage. Large bedrooms in two bed houses. Large living room. Small gardens, like most new builds. Management company not great at keeping communal areas looking nice.

Local shops at least 20 minute walk away. Very close to city centre and metro centre so excellent for commuters. Not enough parking for home owners never mind visitors. No/very little antisocial behaviour, very quiet area.

Nothing, it is exactly what I expected. I love living here.

Yes, they replaced a leaking pipe under the sink immediately, that we noticed on move in day.

Poorly built homes with unsafe conditions
Parking spaces are limited
Not safe for children outside
Too many thefts reported

Highly not recommend this builder or. NTWDC OR property manager to anyone as know one knows what they are doing here. Please avoid

Good access to motorway and city centre

Poorly built homes close by and less parking and green areas. Homes built
So close that you can hear neighbours all the time.

Expensive bills of heating and mislead by builder and their mortgage advisor saying that it is cheaper then using gas. In reality it is 10 times expensive

Nearly five years and still things are outstanding with no sign of progressing

Not a traditional new build estate

I love how this is not a traditional new build estate – I love the look and feel of The Rise. It is so modern and will stand the test of time. Facilities will be improved in due course in terms of shops but for now I am lucky to be close to green spaces and transport links. Property management could be improved but I do like how the green spaces look within the estate.

Please tell us what you like and dislike about this area:

Quiet and family friendly estate, set back from main roads, nice green spaces near to the estate. No closeby shops and constant roadworks being carried out, roads are dangerous and need resurfacing. Some ASB comes from nearby areas but not much on the estate itself. Great transport links to town and easy to get around.

Please share one thing (or more) which you wish you had known before you moved in:

Not walking distance to a local corner shop and roads are bad in terms of pot holes etc.

After care was great and all issues raised were fixed.

The building have been designed extremely y well and all things considered are of a good value.

However, the walls are paper thin. I can hear everything throughout the house – although walls between houses are substantially better.

The property management had been terrible – pot holes awaiting months to get repaired and the length of time it took for the entrance and road into the estate to get completed was an absolute joke.

Good aspects of loving in this area include location being near to town and fairly good transport links. The estate is safe.

However, there are next to no local shops and no other amenities whatsoever. A pub would be nice!

Length of time until any local amenities pop up

Lacl of insulation between rooms

If there is one thing you would change about your flat or property what would it be:

The house is great, but as mentioned the insulation between rooms is terrible – therefore I’d change that

Nice houses and atmosphere, lacking local facilities

There are some design elements within the properties regarding orientation of North and south facing rooms which should have been switched around and some properties have no rear access which is a huge design flaw especially for pet owners or families with young children. There are no facilities, which as houses are still being built they better add some soon, such as local shops and a new doctors surgery.

There are no facilities for the new estate neatest shop takes at least 15 minutes to walk to, no cafes or local businesses. Plenty of parking and I haven’t experienced any anti social behaviour, it is generally quite quiet.

Please share one thing (or more) which you wish you had known before you moved in:

How annoying no rear access would be.

How has the building management responded to any problems or issues you have raised:

Yes but very slowly, understandable due to covid to a point, but when they are cracking on building all new houses they can come and fix the issues in my house.
