The property management team are friendly and helpful individuals.

I enjoy using the lounge on the 22nd floor and fully equipped gym. Staying here has its perks such as full use of the lounge and gym from early morning until 11pm. We also have the ability to book the lounge and meeting room for private functions. I recently availed this for my sons birthday.

One of the downsides for me, in regards to the facilities is that there is a lift in the lobby /reception which for some unknown reason is only for wheelchair users. There are times, when. I wish to avail the lift for my son and his pushchair, but the lift is out of service, due to there being no wheelchair users. I am required to walk along the building and enter through the basement. This can be quite tiresome, especially after a long day, or a cold and rainy one.

Please tell us what you like and dislike about this area:

I have been living in the High Line for over a year and have throughly enjoyed staying here. The development is next to Langdon Park DLR Station, Langdon Park school is a stones throw away and Langdon Park is also quite close.

There are also supermarkets, market and a pub close by too.

It is a car free development, which means that you are unable to get a permit for street parking but can rent a secure bay in the underground car park for £100 a month.

The DLR connects to both Canary Wharf, Stratford Westfield and the city with ease and speedily.

There is a little bit of noise from the DLR Station next door, but I guess you become accustomed to the noise. It is bearable and in a way makes living here more lively.

Please share one thing (or more) which you wish you had known before you moved in:

It should have been informed that the hot water and heating are prepaid. It can be set up to pay for this automatically by Direct debit.

This means that when we are away from home we still need to pay around £25 in standing charge for both the electricity and the hot water/heating.

How has the building management responded to any problems or issues you have raised:

The building management have resolved any issues which have been reported to them.

The Highline is amazing!

The Highline is a perfect match if you are looking for a brand new apartment, with excellent facilities and dog friendly. The apartments are spacious and well designed, high quality amenities. The management is friendly, and they have solved any questions you might have. We also have a the facility of have our parcels received by the concierge, which makes life easier, as you do not have to stay at home waiting for anything.

Please tell us what you like and dislike about this area:

The location is very privileged, with the Langdon Park station very close to the building. There’s two supermarkets nearby (Co op and Tesco), not to mention the Chrisp Street Market, where you can find organic vegetables and fruits. Also nearby you can find the GP practice, pharmacy, veterinary and dentist. We also have the Langdon Park Park near, which is amazing to go on the weekends. The only bad aspects are the traffic at the street, and some noise. But if you live on the top apartments, you can barely notice. And the windows at the apartments also prevent the noise to be too loud.

Please share one thing (or more) which you wish you had known before you moved in:

I don’t think had any surprises, to be honest. Since my first visit, I made a lot of questions and cleared any doubts I might had.

How has the building management responded to any problems or issues you have raised:

They were friendly and helpful. The first time I sent an email about problems, there’s a bit of delay, but nothing really concerning.

A lovely development in a well-connected part of East London

Verified Resident
Verified Resident
Review Date Oct 2021

The High Line has a great range of facilities, with a well-equipt gym and gorgeous lounge area with amazing 360 views. The flats are a modern design with top of the range appliances. The buildings balcony’s are spacious however, the southern side is in a wind tunnel and makes sitting on the balcony quite uncomfortable. Any issues with the hot water etc are dealt with straight away by the building management and the team are always on hand to answer any queries we may have.

Please tell us what you like and dislike about this area:

The area is well connected and has a number of shops, transport and leisure facilities within close walking distance. The main road ‘Chrisp Street’ is fairly noisy so living higher up in the building is beneficial.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we would have known about the cost of heating. The heating system is underfloor and very expensive to heat just the living/dining/kitchen room.

How has the building management responded to any problems or issues you have raised:

We had issues with a neighbouring property smoking on their balcony. We reported this straight away to building management and they sent reminder emails on the policy out to all tenants. Had very little issues since.

Engine House

Verified Resident

Review Date Aug 2020

I live in the Engine House part of the development. I have found the design of flat be very good lots of natural light and little noise when the windows are closed.

The communal spaces and grounds are well maintained and kept clean. They are also kept well lit at night.

Please tell us what you like and dislike about this area:

Easy access to local shop and excellent public transport link.

Please share one thing (or more) which you wish you had known before you moved in:

I didn’t realise how loud or bright the nearby DLR station would be. But this is mitigated with good blackout curtains

If there is one thing you would change about your flat or property what would it be:

The very well lit grounds means lights shine in my window, I think this could have been mitigated with better positioning.

Convenient Location, Good Amenities

Verified Resident

Review Date Aug 2020

The property is nicely arranged and designed with big spacious rooms and open living spaces. The residence feels very safe and comfortable.

The only complaint is that in the summer months the properties are very warm and bad at ventilating due to windows that do not open properly

Please tell us what you like and dislike about this area:

I like the proximity to the station. Getting to work in central London takes less than 30 minutes which is fantastic considering how Far East we are. The gym is but a 10 minute walk away and there’s one even closer just 5 minutes away. There are a lot of fast food and more refined dining options.

Please share one thing (or more) which you wish you had known before you moved in:

The property gets extremely hot in the summer. Also there are hot water outages at least once every two months

What is the best feature of your home:

Proximity to the station / spacious living room with large balcony

Building and property management incredibly friendly and easy to talk to. Great gym with incredible view. Balcony has great view as well. Pet friendly. Right next to several parks if you have a dog. The 24 hour concierge service is great for someone who works odd hours.

Please tell us what you like and dislike about this area:

Not the best in terms of local shops or restaurants, but excellent for dog owners.

Please share one thing (or more) which you wish you had known before you moved in:

Not a good selection of grocery stores in the area

How has the building management responded to any problems or issues you have raised:

Quickly and in a friendly, approachable manner. They always made sure to assist as quickly as possible.

Nice but you could choose better

The building is very modern but has had issues for over 6 months. The glass on floor 22 is broken and has scaffolding. The disabled lift has never worked. The facilities team is friendly and has had high staff turnover but they frequently don’t reply to emails. Repairs to issues in apartments are dealt with quickly

There’s a gym and residents lounge along with a small office.

Please tell us what you like and dislike about this area:

The development is 10 seconds walk from the Docklands Light Railway so is well connected along with a 24 hour bus route. They’re on street parking but only on evenings and weekends.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d wandered more around the area, it’d gentrification in action and some areas very close are undesirable with drug use

How has the building management responded to any problems or issues you have raised:

They often send emails reminding residents. As mentioned some core facilities remain in disrepair

The underground parking and gym are my favourite features. The balconies are very large and child safe. The shared working areas that are air conditioned were such wonderful luxuries to have this summer.

Please tell us what you like and dislike about this area:

The flats are wonderfully maintained and the staff are very helpful. I really enjoy the building and I feel safe and happy living here. Communication is clear and professional.

Please share one thing (or more) which you wish you had known before you moved in:

Really wonderful experience. You definitely get what you see. No tricks here!

How has the building management responded to any problems or issues you have raised:

Either verbal or email issue communication is resolved in a few hours by professional and kind staff members.

Good location, great facilities

Verified Resident

Review Date Oct 2021

The facilities of the building are great, underground parking, gym, concierge, working from home desk space – it has all you need. The location is ideal too, right next to the DLR station makes the commute easier. The designs are very modern and welcoming.

Please tell us what you like and dislike about this area:

The area itself doesn’t have much other than supermarket shops, but you’re only a short drive/DLR from Canary Wharf or Stratford which has a good selection of restaurants, bars and shops.

Please share one thing (or more) which you wish you had known before you moved in:

The maintenance team are only on site 9-5 Monday-Friday we was advised they was here 24/7.

How has the building management responded to any problems or issues you have raised:

The maintenance team are great, but they’re only around 9-5 Monday-Friday so if you have issues in the evening/weekend you do have to wait.

The perfect place to live

Review Date Oct 2021

The design of the building is modern and attractive. The building is always clean and has amazing facilities such as a gym and lounge, both on the very top floor which has views across the whole of London which are absolutely incredible. The property is managed very well and the staff are friendly.

Please tell us what you like and dislike about this area:

The local area has a large COOP, Tesco express, florist and pharmacy close to the development, there aren’t any bars nearby which is a good thing as it means no drunken people. There is a large park nearby which is lovely.

Please share one thing (or more) which you wish you had known before you moved in:

There are no bedside lamps included in the furnishings so we had to provide our own

How has the building management responded to any problems or issues you have raised:

We had issues such as needing the oven cleaned and lights replaced, they did this very quickly and without hesitation.
