Clay in Salford offers modern, waterfront living with excellent access to shops, restaurants, and green spaces. The area boasts diverse dining options, including the vibrant Kargo MKT food hall, and is well-connected by tram and train to Manchester city centre. Residents enjoy secure parking, regular bin collections, and a peaceful atmosphere with low levels of anti-social behaviour. While the area is stylish and convenient, some may find affordability a concern due to the contrast between trendy developments and the surrounding area’s economic diversity.
How has the building management responded to any problems or issues you have raised:
The building management has been prompt and professional, resolving issues quickly and keeping residents informed.

One thing I wish I’d known before moving into Clay is how lively the area can get during match days at Old Trafford. While it’s exciting to be near the stadium, traffic and public transport can get quite busy, and local bars fill up fast. I’d recommend planning ahead if you’re heading out or expecting guests. Also, the rooftop terrace is a hidden gem, perfect for sunsets and socialising, but it’s worth checking when it’s busiest to enjoy it peacefully.

The good amazing view quiet secure tram stop parking the view Bad - nothing that i can think of to be fair

Get more than one key fob if you can - i locked myself out the first weekend - but was sorted out by the management company with 15 mins - and it was 9pm at night

Good Enviroment, Good facilities, Good neighbour, But the management and billing is ugly here. If you want a emergency help for your boiler leakage, the property team may said you should not clean by yourselves even floor is flooded, they may accuse you break the boiler because you clean it. If you want a clear and reasonable energy bill, sorry they usausally over charge you and not giving you any statisitc how many energy i used. If they give you, they will give you your neighbour bill, not yours!! If you want to have privacy? Sorry No!! Their staff has opened my door before without notice and left a table that i never requested with cover by dust and insect just beacuse he put it to wrong flat, and until today no any formal apologise and follow up investigation. If you are happy with all of this i experience before, go ahead it will be your perfect place to live.

False accuse resident break the boiler, but what happen is boiler found leakage at night, no any emergency help can reach, so i have to stop the water, but management said i break it with no evidence

No, because i am enough for all the issues happen in this property and their team. Ridiculous experience for my 1 yeat tenancy.

After reviewing the incident, we acknowledge that our initial assessment of the leak was incorrect. However, we would like to clarify that at no point did our team state that cleaning the area caused damage to the boiler. We understand how stressful the situation must have been, and we appreciate your efforts to manage the leak before help arrived. We also want to address your comments regarding utilities and billing. As the new managing agent, we have heard the feedback from residents and have been working actively to transition to a new utility provider. This change is expected to be completed by the end of the year, which we believe will significantly improve transparency and accuracy in billing. Regarding the issue with the table being mistakenly placed in your unit, this matter was not previously brought to the attention of the new management team. We take all such concerns seriously—please contact us directly so we can properly investigate and resolve it for you. Good: The area around Salford Quays is well-connected with trams into Manchester, close to MediaCity, and has great views and waterside paths. Bad: Unfortunately, the poor building management and predatory energy billing practices made it impossible to enjoy the area. The stress of unresolved issues severely undermined what could have been a good location.
How has the building management responded to any problems or issues you have raised:
Most of my complaints were ignored entirely. On rare occasions I received a response, it was patronising and dismissive. Even in situations involving mental health crises, there was no urgency or empathy shown.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known about the Homebox utility billing system, which operates without transparency or accountability. It has led to inflated, unexplainable charges and serious distress. If I had seen even one honest review before signing, I would have walked away.

Incredible location on the quay side, close to all transport links into the city and the site management team, notably Carla are superb. The communal spaces available to us are amazing, and in particular the roof terrace is stunning - we just require some sunshine now ha.
How has the building management responded to any problems or issues you have raised:
Always attentive, always responsive there have been some challenges with a couple of water leaks which is understandable as it’s a brand new building but these were addressed quickly and without any additional disruption.
Please share one thing (or more) which you wish you had known before you moved in:
No issues here really I don’t have anything that was not explained to me in advance of moving in.
