Developing area, close to the tube station

The build quality compared to the cost of living is low, many new builds now offer better value for money. I also had leaks, sewage and infestation problems , the first I reported the leakage issue, the management advised to wait for the issue to deepen in order to claim insurance. In terms of facilities we have parking which is useful and a concierge for getting your packages. The key fob system doesn’t work because it keeps breaking all the time, the playground is quite open and it is becoming more public now, you don’t know who is part of the development, which makes the premises more open to crimes and vandalism.

It is a developing area, close to the tube station, only 5 minutes away, the nearest station is on the Jubilee line and the DLR, in terms of grocery shopping and nightlife, we have Co-op nearby and it is more of a community area.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew about the noise around here. Sometime at 9 am you can’t sleep because of the constructions.

How has the building management responded to any problems or issues you have raised:

The service is getting better. We now have a gmail group, google groups, where we mainly raise building management issues. Most of the stuff have been resolved through emails.

Well located development with 24 hour concierge

It’s got good parking space and the park nearby is cool. The development is spacious and feels safe. My flat is warm and feels homely. The only downside is that it’s on the mezzanine floor so it’s not particularly private in terms of people being able to see in. It came furnished to a very high standard. I was very impressed with the appliances; it has everything, even down to the kitchen utensils.

Please tell us what you like and dislike about this area:

It’s close to Canning Town station which is on a few underground lines. There is also a bus stop right outside the development which is also handy, although I do prefer to walk.
I am able to shop around, for supermarkets near by. There Arne two many bats and restaurant not far away

Please share one thing (or more) which you wish you had known before you moved in:

There is nothing so far that has come as a surprise to me about the development.

If there is one thing you would change about your flat or property what would it be:

For the price of the flat, I don’t think it necessarily needs anything else.

Great for transport connections

St Luke’s is fine in general. The only major issue big is the cladding of the buildings. It’s not fireproof, which is a major concern, and naturally we want this replaced. We are currently in a legal battle since they want us to pay for this. The concierge are friendly and normally on hand to help if needs be. There is an open space in the development which seems lovely. But we actually don’t use it too much as there are quite a few youths that hang around the area. The development is safe and inside, with good secure Parking and bike storage below.

The transport connections are great, that’s really why we chose this area. It’s quick and easy to get to the city.
There is a good gym close by, but the area is a lacking sense of community. There are not really local shops or restaurants. The only option for food is a coop local but that’s pretty expensive with limited stock.

Please share one thing (or more) which you wish you had known before you moved in:

As mentioned before, I would have liked to have known about the cladding. Also, we were told that there would be large Morrison’s a few minutes away, but this has still not been developed. The area is full of residential developments but needs more commercial spaces.

How has the building management responded to any problems or issues you have raised:

Regarding the issue with the cladding, they have been incredibly slow and unwilling to respond. However, but other minor problems, they are generally quick to get in touch and fix any issues.

It is well designed building. But we have a concierge but not at each entrance, we should have one at each part of the building because it is not secure. He collects the parcels and he is nice. In my flat it is cosy but a little bit dark with the new development being built in front it is becoming darker and it is also little bit nosy from the traffic at the street. There is a bus stop and the insolation is not good enough, it also takes a little while to resolve issues with the management simple things like putting ever green plants and bushes at the entrances

There are not many amenities for spare time activities no post office no pubs no supermarkets or cafes . I have to go somewhere else if I want to go out, the nearest grocery store is close to Canning town station The coop which is 10 minutes walk away

I didn’t know that they are building another development just across the street. This was a warehouse before.

What is the best feature of your home:

I like the size of my bedroom, there is a lot of space inside the room where you can have a king size bed.

Lovely community feel

We like living around here because it’s fun to visit the Olympic park, which has loads of amenities for children. The development itself is also good for kids since it has a secure green space around the back. There is also a good team of concierge who are there 24 hours. They are helpful for taking posting and deliveries. When I purchased the flat it came with parking, so this has been great for me. It’s below the development so is very secure.

The local transport is really good, with easy access to the DLR. There are lots of restaurants, cafes and shops close to St Luke’s. There is also a good local primary school very close by.

Please share one thing (or more) which you wish you had known before you moved in:

When we moved in, the next door development had not been built yet. It is now blocking our view, but we understand this happens around London, especially in areas such as this.

How has the building management responded to any problems or issues you have raised:

Yes they have always been fairly efficient. However, for the last two years we have been managing the place ourselves.

We love Canning Town

Good modern design. We have a children’s playground (private, so only for the residents) which is nice.
Car park is underground which means space is not wasted and means parking spaces are available.
Building management are good to deal with as they pick up the phone quickly and are available by email.

Please tell us what you like and dislike about this area:

We are really close to Canning Town station – a great tube line for getting to Stratford, Canary Wharf and Liverpool Street.
When we moved here amenities were a bit low but with the development works in and around Canning Town, there is an influx of restaurants, cafes, gyms, and a huge Morrisons supermarket.
Close to where the new Crossrail line will be (15 minute walk) and it feels quite safe.

That Covid would have hit. I would have waited a few more months until the coronavirus pushed down prices

What is the best feature of your home:

The location – being so close to Stratford and Canary Wharf is great. It is also so close to the station and the bew development works.

Up and coming area, with excellent transport links

In terms of facilities, the concierge is very useful, there is an area for children of all ages with a playground, the development is very well kept generally and there aren’t any major issues in there. My flat is comfortable, open plan with a lovely kitchen.

Very good transport links, it is quite up and coming area, a lot of investment running, in terms of shops we have butcher shop right around the corner and Co-op near the station

I wish I knew about the properties that have been built around, they blocked my view

How has the building management responded to any problems or issues you have raised:

I haven’t had any concerns and haven’t really raised any issues but I believe they are running the development fairly well.

Adequate building management, I feel happy living here

The building has been managed by the owners, it is an adequate management company, they are called Prime. In terms of facilities, we have a garage and the garden at the back, the management maintains the garden and we have weekly cleaning service and regular lift maintenance service.

The area is amazing it has changed a lot it is becomimg a tourist place because of Excel and o2 Arena which makes it even more lovely, new cafeterias are being built as well and it takes only 20 minites to Central London by tube.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that the view from my terrace would get obstructed by the new developments that are being built across the street. I would also choose an area where the flat price would go a bit higher.

How has the building management responded to any problems or issues you have raised:

I haven’t had any major problems with the building management, they have been responsive to any requests and I can trust them

We have lived in Baythorne House for over a year and think the flat is great value for money. The design is really modern and we find it quite spacious compared to other London flats
