Do not purchase a property from Countryside

Below is a true account of what has happened to me.

I completed on my first home with Countryside on 28th August 2020. I bought off-plan and went by all the details I was told in person by multiple people at the sales office as well as the sales brochure and builders drawings. When I was allowed to see the property (only 3 days before completion, instead of 7 days), I initially could tell something didn’t look right. Upon measuring all rooms, each was narrower in width of between 5-10cm and this more than a ‘few’ millimetres legally allowed and overall I now have a flat that is few square feet less than advertised – but I let it go!

To make matter worse, last week the parking lines were marked and it turns out my allocated bay is 2.25cm and the UK parking regulation authority advise on 2.4cm as a minimum meaning when cars are parked side-by-side, there is no room to get in/out of the car. I have a medium/small car, The bay is therefore in violation of the consumer act law as it is not fit for purpose! I have had an email from somebody from customer service at Countryside HQ, who has basically told me in WIRITING it is okay to park on our outside the white lines of the bay and therefore inconvenience others. To make matters even worse, the two bays beside mine are considerable over compensated in size at over up to 2.8m. All Countryside had to do is repaint the lines and distribute the bays evenly.

I let me first issue go as there is nothing that can be done as an entire block of flats has now been built and to be fair, I really like it but I gave Countryside the benefit of the doubt and gave them the opportunity to fox the issue regarding the size of the parking bay and they have failed to do so.

I end by saying, I have no issues or grievances with the staff at the sales office at South Oxhey Central and rate the two people I have been working with on both matters very highly. Its just a shame decisions have to go over their heads.

Not happy with flat design. Bed room cupboard location is not good. Not happy with Parking facilities. Couple of one bed room flats given parking as a fist person buying the property expecting to have one but due to unfairness from Countryside project manager lady we did not got parking. One of the person meant to come to check issues we have highlighted to relevant person who came to visit my flat promise to fix the issues. We never heard anything from them.

Option to choose location if cupboard, tv points, internal design.

Great development. Some things to be improved.

Our flat have good sound insulation, the build quality is acceptable and the layout great. It favours natural lighting and overall well positioned. We like the fact the buildings are only a few floors high so the landspace did not suffer much from them. The few interactions we had with the block manager wasn’t great. There were issues that could have been dealt with in a more professional and efficient way.

The area is conveinent for us since it’s close to public transport, and nor far from amenities in Watford, however it doesn’t have much to do around the local area. Pubs/restaurants are limited. Parking spaces for visitors or residents who don’t have allocated spaces is limited and often have to park really far away.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had checked the local area better, Lack of shops could be a problem if you don’t drive/own a car.

If there is one thing you would change about your flat or property what would it be:

Larger rooms. Tinted/frost glass in balconies for privacy.

Very modern site, almost London style of living

There is a cleaner for corridor and extra charge for it. The entrance is secure and have a camera to see whose at the door.

Although there’s lots of windows, only some buildings have proper sunlight coming inside their apartment, some doesn’t so they have to go out their balcony during the time the sun is shining on their side. The outdoors have a nice lay out of plants, would be good if everywhere have a bench to sit and relax on each blocks of apartment sides to encourage social gatherings but I guess not at the moment when we still have the pandemic.

Just a few fast food, dentist, optometrist, chemist shop;it would be great if there is a meat shop, fishmonger shop, large grocery shop which we still need to wait till 2022 which is Lidl. Hopefully Barclays Bank would be back to the local area as we don’t have any bank at the moment. The area is near to a local gym with swimming pool. Still doing the last 3rd phase of redevelopment. Its near train station and lots of bus transportation but limited service. Better own your own car there is a private car park on each block built. A locked bike storage near the parking is also provided but some people can still steal things and make some breakage that is why homegroup put a CCTV.

Wish I could get a dog, it’s not allowed to have one if you are renting. Asked for an exact amount of front door fob in your household, it’s hard to wait outside specially during winter months, it’s embarrassing to ring any neighbors to open the front door for you.

South Oxhey Central has everything we were looking for in a development. Beautiful interior and exterior design, bike store, and shops on the ground floor. We are very pleased for the way that this development is being managed.

I like the fact that overground is very close to the area adding convenience for travelling. In addition, there is lots of green, a leisure centre, a massive park in close proximity and children’s playground. Last but not least, convenient shops and supermarkets add value to the area.

How nice it feels to live in a brand new home.

If there is one thing you would change about your flat or property what would it be:

Position of some electrical sockets in the apartment walls.

The South Oxhey Central developments are incredibly spacious and well designed. The flats allow lots of light in thanks to the double length windows and balcony. Each building has a lift which is incredibly helpful and the flats are not cramped together. The managers of the development are easily contactable and respond quickly.

I wish I had known how thin the walls are!! I can hear the neighbours footsteps and conversations sometimes!

The design of the overall layout of the development I feel is quite good. The management side of the development could use some improvements. The building quality is also quite good, good insulation, however a few snags here and there, but nothing major. Good interior finish & quite spacious inside for a 1 bed.. Good storage facilities.

The local area I have noticed is developing a lot, Good transport facilities -its a short walk to the over ground station, good local shops-Nisa/tesco, post office & pharmacy all within walking distance. Although it would be nice to have more bar/restaurants & local cafes.

Please share one thing (or more) which you wish you had known before you moved in:

It would be nice to have virtual view – as we are buying off-plan. Difficult to imagine.

If there is one thing you would change about your flat or property what would it be:

Probably, the layout of my kitchen as I didn’t have much of a choice back when I was buying.

Great quality building

The entire building is of excellent build quality, the materials it’s made from is excellent and the design is nice and spacious without compromising quality. The views are not the best given the construction going on in the surrounding area but the elevators make traversing up and down the building very easy

I would’ve liked to have been aware of security measures, since parcels were stolen early on when we moved in and there were no cameras to catch perpetrators

Good exterior, location is easy to travel
Can add more parking space
At the moment no any guest parking for flats which end up with improper parking on road or pavement.
I hope it will look into in the remaining phase of development.
