Good location but pricey rent

Please tell us about the good and bad aspects of living in your local area:

Excellent location - very close to the A19 and Sunderland city centre. Sainsbury’s and Lidl are both a 5 minute walk away. Bus stops are literally at the end of the estate. Metro is about 20 min walk away. Only downside to location is that the development either backs onto an industrial estate, a main road, or a social club. Can be noise during night especially from industrial estate.

How has the building management responded to any problems or issues you have raised:

Yes but only when raised through maintenance portal.

Please share one thing (or more) which you wish you had known before you moved in:

Rent went up £100 a month the first year which was a big increase as our wages haven’t gone up £100 a month. Hoping it doesn’t go up £100 this year as we will soon be priced out. No viewing are allowed before you sign the lease. They say they maintain the front of your property but that only means cutting. Any reseeding, levelling, or weeding has to be done by yourself (this was a response I got from asking them to reseed grass in front of the property I rent).

We're sorry to hear that you feel the rents are high - all rents and rent renewals are carefully considered - as a private landlord and not an Affordable Housing Provider, our rents are reflective of market inflation but we try to keep this lower than what could be achieved to maintain our loyal customers. In some cases, where the property is brand new, if you are applying off-plan we are unable to conduct viewings until the property has been handed over to us from the housebuilder, however you should have still been given the opportunity to view prior to your move in day. Thank you for your helpful feedback regarding front and communal green spaces - these should be fully maintained by our contractor, so we will pass this feedback on to the maintenance team.

I have no issues with the local area. Everything you would need is close by. The other residents in our area are lovely.

How has the building management responded to any problems or issues you have raised:

The emergency repair was dealt with quickly. The flooring issue was not.

Please share one thing (or more) which you wish you had known before you moved in:

The rent increase. It is quite drastic for a small house

Easy access to supermarkets and transport links. Located on a busy road, noisy. Area outside of close also not regularly maintained by council unless a complaint is created.

How has the building management responded to any problems or issues you have raised:

The do take time to respond and still pass you on to third parties

Please share one thing (or more) which you wish you had known before you moved in:

Wish I knew the houses was located on a busy road and near an industrial area

Hi Lebs, Thank you for your feedback. As Simple Life do not manage the shared spaces on the developments, we will pass your comments on to the management company in place for this site. All new builds will inevitably experience some settlement cracks which can also happen along skirting boards. If you haven't already, we'd encourage you to raise this on the maintenance reporting tool so that the team can pick this up for you. Finally, we are sorry to hear that you are not happy with the position of your home. When advertising the properties we always include a map and a site layout so that a customer has all the information they need to make an informed decision before applying for a specific plot.

Area is very nice. Good shops etc surrounding and nice and quiet. Supermarket practically on doorstep

How has the building management responded to any problems or issues you have raised:

They’ve responded well to any issues we’ve had and repairs etc

Please share one thing (or more) which you wish you had known before you moved in:

The rent increases of £100 a year was not something I expected and is very worrying. If this was looked into and reduced each year in line with pay increases and cost of living I would be extremely happy as I can’t fault them other than that

We're sorry to hear that you are not happy with your rental increases. It is outlined in your agreement and it is standard rental industry practice to review rents each year. These are not necessarily £100 each year, as they are increased in line with that of the local rental market and unfortunately in the last 12 months rents in the industry have risen by some way.

It’s an enclosed space which is nice but it’s right next to a main road so can be a little noisy. There’s loads of shop nearby and the bus runs along the main road which is convienient. Parking is good as we have 2 spaces each which everyone is respecting.

How has the building management responded to any problems or issues you have raised:

No however the maintenance app is very difficult to use and there is no way to reset your password.

Check which way the garden faces if you like that kind of thing
