It is my first time renting a property in the UK and the supportive property manager helps a lot. Building are nice. It's roomy and bright inside. There are also lots of large communal areas which I loved the most. There a few issues I experienced, but the property manager are keen and helpful to give advice or resolve it.

Property management is okay but not the best - really helpful up until we moved in and now we have had multiple issues but so far none of them major. The company still had our utilities account but were totally unhelpful about it so we weren't able to get a bill for nearly 3 months, issues reported have not been fixed so far. Problems with paying the rent through a new system which does not work. However it feels like quite a nice friendly place to live; the main reason we chose is because it allows dogs and is close to work. I'm sure there are worse landlords out there but maybe ask me again after we gave something big which needs fixing. I anticipate we will stay here for a few years as it's really alright but not sure I would want to be here forever.

The living room window is badly designed as it is a full-body window placed right next to a path, making the inside of the house visible for those outside. The shower is unusable as water seeps through each floor through the walls and lights in the house leaving us with only and bath and shower in one which is useless to a disabled user. There is also a toilet in the kitchen which is a highly bad design, in my opinion, due to hygiene reasons.

I've got 45 years +of construction industry, when I moved in, my front door didn't shut properly(it's been totally installed wrong) the joke of a manager sent to idiot labourers to correct it, they've damaged the door, made it worse and it's so draughty, my hall is 3 degrees cooler than the property next door. Still not fixed either, I have to put foot against door at bottom to be able to lock it. Plastering & finishing work was so bad, the manager of the firm who did it, apologised and said it should all have been redone. Likewise the bathroom tiling, site foreman suggested overtiling when he saw how bad it is. When I moved in the bath hot water temp filter hadn't been changed internally in the tap, so couldn't run a hot bath(this is the only problem put of an extensive list that has been fixed). Doors don't open properly as they weren't fitted properly. Handles on doors in most places only have 3 screws in instead of a minimum of 5,hence handle issues (reported to useless manager, asked for screws to do it myself, over 3 months ago... Still no screws. The 3 trades people sent to do cosmetic work were so bad, I redid all their work. Floors are all uneven which should be impossible with latexing, yet the contractors managed it, Within a month or so of moving in the parking bay had to lifted and relaid as they were sinking. Drains have been blocked multiple times, the inspection chamber lids are broken and have the securing screws missing. It's without doubt the worst finished product I've seen in my life. I can safely guarentee I could go into property on this estate and compile an extensive snag list on every property There appears to have been zero quality control, no over sight of a finishing foreman or any reasonable speed in actioning complaints by the 'property manager' And still almost 9 months after asking him for instructions on how to set and use my alarm, I still don't have it. The total incompetence is a sight to behold and there's not been a project I've been involved with, where any of this would have been allowed, it's a disgrace. As for rent prices at leady 200-300 over per month what the area dictates

The homes are excellent in design with modern features and built in white goods. The standard of finish is excellent, however maintenance of snagging issues is slow and residents are starting undertake those jobs themselves. Traffic noise on the main road facing the development could be problematic, but double glazing has reduced that considerably.
