Corner shop is quite limited. It is quite good value for money when we started renting . Shared ownership of property with the government where i have 90%. We have to pay addition rent for remaining 10%. But it still good value for money wit asking price,

Nothing is really close by, which doesnt feel so bad as i drive but lidl by the station

Since this was a government build, i was surprised that the remaining percentage.

Good value for money

The build quality is a bit poor, paper thin walls! Wood cladding on some of the building. 4 or 5 years build so felt like a good investment. Station is 7 mins walk away. As first time buyers we were able to choose furniture.

It can be rough, ad the enteprance is only subway. Security.

The parking isnt quite limited, private cars also park there as there is no gate.

Accessible area

The area is really good looking and I like how it is nearby alot of transport systems making it very accessible. I like how the area has good security making me feel safe living here. I also like how the park is at walking distance away.

I like how the area is close to local communities and I enjoy that there is a nearby park. I although dislike that there is few parking space.

The one thing I wish I knew is that there is very few parking space in the area making it harder for me to park my car.

Parking is a nightmare

Parking is limited, guests are able to leave a note, no specifiic visitor space.
when first occupied the property. Agent didnt inform us of the parking issues. People always parked in our allocated place. Bird poop is always on all the balaconies as are all in line.

Nice to be close to the brewery which is cinema and bar

Really convenient for hospital

Shared kitchen is nice and spacious. The whole flat is well lit with fairly nice views. The area is quiet and safe. No problem with maintance. I think this development and area has a great value for money, especially with the elizabeth tube line terminating in romford (finished construction 2020)

No food shops near quite far away
not conveniemt
More cafes and restauramts needed
always police around and safe
buses are good
near to station

Wish there were some more shops nearby, everything is a bit of a walk away (5 to 10mins)

Perfect location and nice flat

The property is very a spacious and is aesthetically nice in terms of its design. The windows are good keeping the property well ventilated and bright. In general the flats are pretty good and worthy of its value.

Everything we need in terms of shopping and schools is closeby to us and is within walkable distance. The transport is also very good via train and bus. However the cleanliness of the area is very compromised so could be better. There have also been 1 or 2 issues where non residents have come inside the building and disconnected the water supplies which was very problematic for a few days so security could improve.

Love the property

To be honest I like almost everything of our property. However the bedroom windows unfortunately open outward and are quite low which can dangerous, especially for kids. I also dislike that the garbage room on the bottom floor really smells, even though I live on the 3rd floor I can smell it still which isn’t nice. Great design of the place.

I like the fact that the area is very quiet but also that there’s a park nearby that the community kids can play. There’s a nearby train station (Romford) so it’s well connected. Great shopping and a supermarket nearby.

Perfect location

The building has a nice design. However I would prefer it if we had 2 toilets as we have two bedrooms, as right now we only have the 1 single toilet. Great facilities in the property and good value for money.

The area is maintained well in terms of security. There is a nearby well facilitated park which is convenient for us. In my block there is also a park on the first floor. Transport is great and there is a gym nearby.

Good accessibility for wheelchairs

Area looks nice and and i have a friend who lives across thr road with good community feel and people always stop to say hi in the garden. Well desgined for wheelchair access on the ground floor.
Kids driving up and down the street at night can be very noisy and disturbing!!!

Poor security in the area

The material of which the building is made of is really cheap so we can’t really put much on the walls. I reckon the building won’t last longer than 50 year. The design is okay but it’s really not spacious at all. We also only get 1 parking space unfortunately and I’ve even had a fine before only because I forgot to put the parking permit in the car.

Dislike the fact that there is not much parking in the area available, so we can’t really have friends and family over. There is no CCTV at all and so security is really poor. The location is good however because the station is nearby.

That parking availability is terrible and the area is not very secure .

Great location but average development

Flats well designed like good space for families and a private play area for children within the central courtyard, which is very safe and secure. Development is nice and quiet. No maintenance issues. Problem with hot water with £40 a month fee…

Like is close to centre and shops, and there is a nice park. Dislike that the area can be lairy. Overall good location though, and has a good primary school a 2 min walk from flat.

Sold parking space, which means i have had to get rid of my car… bit convenient. The nearest free parking is about a mile away!!

Nice and modern, service charge keeps increasing

Very modern spacious, we have lived here for 5.5 years. It is very cost effective. Unfortunately, the elevator breaks down quite often. Security Gate not great. Underground gate always open due to kids playing and service charge increases.

Ticks all the boxes for me!

Nice and clean. More than enough room for me in my flat. Could be a little quieter as there can be a number of ambulances from hospital next door, but this is only an issue when the windows are open in the summer.

Like the new flats. But having to walk through the underpasses to get to any shops is inconvenient. All clean and safe.

Wouldn’t recommend this development

The rooms are pretty spacious which is nice. However it is pretty expensive to live in. I wouldn’t recommend this development to be honest; I’ve seen some people last a week and there have been 12 people live in the house next to me in the last 4 years. The elevator has been broken for months at a time and it takes so long for it to be repaired. Our door also easily breaks and when it has, it can take weeks for it to be repaired. Security in the building is not very good at all. I’ve often seen Homeless people coming over and threatening the neighbours, making a lot of noise.

The area is not that great at all. There have been traffic wardens turn up at our house at late hours like 3 am causing disturbances to the neighbours and I. Parking in the area is very limited too so residents are constantly getting tickets. We’ve actually received over £3000 worth of parking permits aswell. The neighbours are okay but some of them can be really unfriendly. There are Police in the area every other day. However shopping is sufficient and there are good transport links such as Romford station nearby.

I wish I would have known that parking is so limited.

Not enough security

I like how this area is near alot of public transport system which I could use to go to my work. I also like how there is a lot of communal areas nearby. Although I do dislike the activities that the local people in the area do as it makes me scared to live here.

New resident in safe area

Bus stop is close by and quite frequent. The main road is quite close, so it feels not so safe wt time. It would be great to open a walkway to the other side, hospital close by which is an addition. Parking can be limited. Fob keys are password protected. No building management office on site however people are patrolling, feels secure

There is limited crossing so people flip over the railings which can be dangerous.

Moving out soon but great while it lasted!

I have been living here for 2 years, the building feels modern snd spacious, and the bedrooms are really large which is rare for London. As i have a private car and company car, i cant keep both cars in the developments. Parking wardens come very often
