Good house design and facilities.So in love with my kitchen arrangement, integral garage and parking space. The building and property management is on the average as it takes a while for raised concerns to be addressed.

Good house design and facilities.So in love with my kitchen arrangement, integral garage and parking space. The building and property management is on the average as it takes a while for raised concerns to be addressed,wish that can be addressed as soon as possible.

Overall very happy, great house in a great location.

Building design is well thought out and one of the main reasons we brought the house. It has lasted well with no major issues excluding some problems with the rear french doors. Everything appears to have been built to a good standard and is lasting well, we did not have any issues with settlement as seen with some new builds.

Well located close to the M54 and Telford Town Centre. Surrounding area is a good mix of parks and open areas and urban development, whilst only being a short drive from the Wrekin and Newport. Plenty of local amenities as Telford is a well equipped Town Centre, with Gyms, Shops and Eating establishments.

There are no major issues at least around our part of the development.

What is the best feature of your home:

The layout and overall design is the best aspect, everything is well thought out and makes good use of the space, making it seem very spacious and practical.

An expensive mistake.

Location amazing. Potential amazing. Like the quality of the actual house.

Customer services non existent. Lie and ignore people who have spent hundreds of thousands for an overall quality they do not receive. Two and a half years of politely asking for the bare minimal in customer service and support.

That their customer service are only attentive and polite when they are trying to get your money and not after.

Wouldn’t buy from Lovell again

We have lived in our Lovell property for over 3 years now and there are many outstanding works to be completed by the developer. We still do not have proper roads on the estate. Instead we have mud, deep trenches, potholes, raised ironworks and building debris. There has been delay after delay while they get the roads up to an adoptable standard which you would hope they would be familiar with by now.

The balancing pond which was sold to us as a ‘wildflower and wildlife area’ actually resembles a landfill pit with weeds, rotting fence posts, bare patches and dead trees.

Lovell did not stick to their original design plans on the estate as sold to us. For example, walkways, agreed garden landscaping and fencing were either not adhered to or not installed as stated in the the plans we were shown when we purchased. These changes had already occurred and therefore went against what we were mis-sold.

Our house is generally good for today’s new builds however we did have an extensive snag list which took 2 years+ to get fixed. A lot were the expected small issues, but there were some larger problems like our front door needing to be completely reseated with an entire new locking mechanism fitted.

Our garden is still a bog when it rains after 3 years, despite Lovell/Lovell’s contractor adding drainage and gravel borders, levelling the ground, and re-turfing twice. This is due to poor design of a retaining wall where the weep holes were installed way too high and so rendered useless. They don’t seem to care very much about the gardens or quite know what to do with them; we had quite a battle on our hands trying to convey the problem until the council got involved because water was flooding out onto the path next to our house.

Lovell’s focus moved on the next development as soon as all the houses were sold. Since then we have seen only sporadic visits from contractors doing bits of work here and there, so the estate still mostly looks like a building site. We were told it would all be finished by May 2022 and that has now become March 2023.

Customer services won’t address issues anymore now we are out of our 2 year warranty, even though they remain responsible for any issues raised during those 2 years. Even during the warranty period service was sporadic and it really varied depending on the staff member (some were great, others not).

Lovell are very good at selling houses, however, the final quality of the houses and estate leaves a lot to be desired. We would not buy from Lovell again.

The surrounding area is nice but the Queensbury Park estate is unfinished with awful roads and pits that are called green spaces. Convenient for getting onto the M54 and into the town centre.

What the developer and aftersales team were really like. I’d also liked to have compared the plan we were shown and had a walkabout of the site before signing.

What is the best feature of your home:

It retains heat very well. Much better quality after having 200+ snags fixed.

the communication between builders and owners could have been better

Overall it is a good development, but I feel that the communication between builders and owners could have been better in terms of advance warning for certain construction activities. For example, one of the attenuation ponds has caused a lot of issues for residents since it was used as a soil storage area for most of its time.

Quiet area, friendly neighbors.

The design layout of the street, I feel my street could benefit from a lamp post as it gets very dark at night.

How has the building management responded to any problems or issues you have raised:

They are very prompt when the problem is something serious like a house leak or structural defects. However, for other things such as maintenance and snagging they will try to ignore unless you are very persistent.

Value for money is exceptional. Property management is terrible and customer service from the customer care team has been dissapointing. Roads are very poorly managed and some of the on site staff are rude and very inconsiderate towards homeowners.

Local shop offering is very poor. There is not a convenience store located close and the transport routes are not good either. There are no bars, restaurants in close proximity that offer enough variety. Parking is quite poor for most depednign on the type of house as people park cars in front of houses that aren’t there and on pathways to block pedestrians.

Please share one thing (or more) which you wish you had known before you moved in:

When roads would be surfaced and pathways so that they are safe to walk on.

How has the building management responded to any problems or issues you have raised:

Poorly. Lead times have been far too long and have caused stress for me and my wife at times. They are are not prompt or pro-active to resolving issues.

Good area

Nice development although could have been better designed and more garden drainage and traffic calming measure’s in place to deal with speeding taking place on the estate!
Have had no contact with the property management company who are supposed to be maintaining the communal areas and grass cutting to keep them neat and tidy !

Great location and area, not a lot for Children to do and could do with a local shop this side of the estate. Transport links are good, parking is good and had no problems with the neighbourhood.

How poor a builder Lovell are!!

Eventually! Very slow and lack of communication, then the jobs are done to a poor standard!

Utter disappointment

Horrendous. I would NEVER. Buy a house from Lovell again. Biggest mistake k have every made complete and utter disappointment. We moved in with things suck as the bathroom not working and after a year still not fixed. The property management gives us the run around trying to get anything fixed. Our hallways light switches still don’t work. The upstairs bathroom toilet is broken and our backyard is COMPLETELY uneven. These are only a handful of the issues that our house still has.

The area itself is wonderful. We’re tucked away so we don’t have to deal with the city atmosphere

I wish I had known that Lovell makes a mockery of housing companies.

No. They have not fixed one of the issues we bought the house unknowingly and it’s been a disgrace.

Modern houses, good quality construction material.

Attenuation ponds are not as advertised on the PLAN drawings. So far it is basically a puddle of water that is collecting debris from the streets and increasing the mosquito population. There should be more street lights to illuminate the street/pavement, especially in Highgate Drive.

I have been living here for 6 months now. It is a great neighborhood, safe, quiet and lively. No anti-social behaviour witnessed so far, parking on the streets is available, bin collections are on Fridays with no problems.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I was more aware of the risks of having a private sewer system running in your rear garden.

How has the building management responded to any problems or issues you have raised:

I had an incident just after I moved in where neighbors were flushing baby wipes down their toiler which clogged the sewer system that passes under my back garden (will upload photos). The inspection chamber burst open and destroyed my turfgrass. Reported to Lovell on a Friday and they arranged someone to clean it up on Saturday.
I was promised to have my grass redone by the Site Manager and Lovell Customer Service but this never happened. After several attempts chasing for it to be done I just gave up.

On another topic, the wildflower meadow is supposed to be maintained twice a year (Spring and Autumn), however, it was only first done this year at the end of July after I sent an email asking them to. Not a big deal, but when you’re paying a maintenance fee you expect it to be maintained without having to ask.

Good but expected more

The house we bought is beautiful and has some really good design features but some of features could of had more thought in the form of practical use, e.g. excessive light switches for 1 light or 1 switch for a light that needs multiple switches, outside gate at the back of the house instead of near the front of the house to give better use of the garden, light fitting directly in-front of a door so can’t be opened without hitting it. There doesn’t seem to have been much thought into improving the area for more families or households like parks or local shops. We have also experienced some big snags with the house including flooding, electrics cutting out and boiler pressure issues. Some have which have been resolved all be it not as quickly as I would expect, others are still ongoing after almost 2 year of living here.

There has been no updated or new facilities added to the area since the development started. With the size of the development a bigger or additional park would be beneficial. There are no immediately restaurants or local shop which is disappointing. We have had issues with illegal substances from some of the social housing which we tried to resolve ourselves and the housing agency but nothing has improved which has put a dampener on living in this nice area.

There has been no issues with parking or bin collections

That the aftercare services is very poor especially when compared to the sales office service which was fantastic

We have had mixed responses in either understanding the servitude of an issue and trying to resolve quickly to not excepting that the issue we were reporting was an issue at all and was a homeowner maintenance problem (even though the boiler wasn’t working! This took us a year for it to be properly investigated)
