Queen’s Wharf is a residential development from Mount Anvil and Fabrica, set right next to Hammersmith Bridge and overlooking the River Thames. It’s home to 165 apartments – a combination of studios, apartments and penthouses, and is based on the old Riverside Studios site. The site in the midst of a regeneration and will soon welcome state-of-the-art facilities for the likes of theatre, film and dance.

Stunning Place to Live

Amazing new lifestyle. Was a bit hesitant to move as i was previously living and enjoying a beautiful park within Kensington (w8). Now I’m so pleasantly surprised by how stunning, calming and yet lively the river life is. Although being very convenient to transport, you don’t feel like you’re in the city bustle. The magic of the Hammersmith Bridge, river wildlife, existing new cafes and upcoming restaurants/ cinema/Riverside Studios makes this a unique living experience…one that i’m so happy to be part of. The Queen’s Wharf building itself has a magnificent rooftop terrace open to all tenants. Each apartment is unique with excellent finishings. There’s an excellent Concierge service 24/7 which is very convenient for residents. With all the new developments on this side of the river, this neighborhoud is becoming a very desirable place to live.

My dream apartment on the river

The development is attractive and very well done. I am delighted with my apartment which was finished to a high standard with choice of 2 different colour schemes for floors and tiles etc. The appliances are top quality. The second bedroom is rather small with disproportionately large bathroom. The main criticism is noice from the soil stack pipes in master bathroom from flats above and clear that the contractor cut corners. The concierge area is very stylish but the carpark, lifts and some other common parts were very late in being finished because of works at Riverside Studios and still not very satisfactory. Mount Anvil, has on the whole, been very responsive to any issues in my flat and quick to sort out snagging but there are still some ongoing issues with building as a whole.

The location is very special. Fabulous location with views of the river and Hammersmith bridge, walkway along the Thames Path with all the pubs and handy for the underground and local shops. Having Riverside Studios in the same complex is a huge bonus.

Please share one thing (or more) which you wish you had known before you moved in:

The sales team were very charming and persuasive but not open about the space beneath and oversold the apartment . The handover was perfunctory and some complicated features like the heating/cooling not adequately explained.

What is the best feature of your home:

The master bedroom is best room in the flat – views of the river in two directions, lovely balcony and very stylish bathroom.

Unique Riverside Development

Having viewed many properties around Fulham and Canary Wharf, I’ve finally found Queen’s Wharf. This development has a sense of understated luxury, modern but not dull, and is overall very well designed. Common area is of very high standards too. It is nice that north-east facing flats enjoy morning sun in summer with a view of a small garden despite having no direct river view. The development has no onsite gym & swimming pool etc (hence lower service charge) but there are many choices around. There is comfort cooling & heating throughout the building.

The only issues I’m aware of include the door to the rooftop and doors of lifts and it seems to take very long for them to be solved. The onsite management team made sure the development is always clean and concierge is really outstanding 24/7.

There are cafes, Michelin restaurants, gym, rowing club, and of course Riverside Studio at the door step. The south-west facing riverside walk leading to the reopened Hammersmith Bridge really carries the magic during the day and night. Hammersmith Station provides access to 4 tube lines and bus routes and is only 5 minutes away.

Hammersmith roundabout can be pretty busy, and larger supermarkets are 10 min walk on Fulham Palace Road although there is a Tesco Express nearby that opens until 10pm.

Please share one thing (or more) which you wish you had known before you moved in:

rowing boats frequent this part of river and certainly bring action to the river life.

How has the building management responded to any problems or issues you have raised:

no particular issues had raised during conveyance.

The real issue about this development is that it was clearly finished in a hurry. As a result there are many things still not finished or not working properly. The dispute with the lifts has meant that they haven’t worked properly since most residents moved in 3 years ago, the management company is slow and ineffective at getting the developers to complete the development – bike stores have been left unfinished for months now. There are issues with smells from the restaurant kitchens. Hideous air cooling structures have been built in the internal courtyard which no one can verify the planning consent for.

We’re lucky to have an excellent restaurant and the Riverside Studios on our doorstep -with such close proximity to the river and great transport links.

I think we should have been given the opportunity to buy the freehold – I wish we had been and then it would have been good to be more in control of appointing agents

How has the building management responded to any problems or issues you have raised:

Reasonably well but things promised have still not materialised e.g. car park finish, bike store, lifts

Unfortunately the developer was 3 months late in handover (at the last minute), many items were badly or still unfinished and not subsequently rectified. Mountanvil have continued to rub salt in the wound by making changes that do not have the consent of the owners and impacting our amenities.

In addition about a year before completion my wife was tragically dying of MND, initially they arranged a meeting to see what they could do to help with her disabilities. They cancelled the meeting at short notice and never rearranged it.

Worse still they sold the leasehold to Y&Y management who get Trustpilot ratings of 1 out of 5 (cannot get lower than this) for the various leasehold companies they own.

I have owned 3 leasehold properties in the past, 1 with Barratts and 2 with St Georges and they deserve top marks.

The location is brilliant.

Try to ascertain the web of companies of the development and management companies and satisfaction ratings before exchanging.

How has the building management responded to any problems or issues you have raised:

Even worse than Mountanvil and we have to pay through the nose for it.

I think the building has a great design and everything feels very modern. The only issues I can think of is the door to the roof always has issues and doesn’t seem to have a priority which can be annoying. The other thing is that there are always issues with the lift but that is an issue with the lift company OTIS and doesnt really impact me. I feel like the building and property management is good because everything seems to be well organized and clean. The staff are really friendly and always happy.

The building is a 5 minute walk to hammersmith station. There is a tesco open until 10pm 3 minute walk away. We even have 2 restaurants in the building

There is no service for the phone inside the building

If there is one thing you would change about your flat or property what would it be:

I would like to have service for my phone inside the building.

Excellent service in reception, very friendly. Feel like some of the finishing of the interior could be of higher standards but overall I am very satisfied. Beautiful building and a beautiful location. Needs more storage space.

Excellent location by the river, very quiet and incredible that we are in Zone2. Great transportation links. Good restaurants and shops near by.

That I am not allowed to hang anything on the walls with nails – so I would have left a few heavy items in storage.

If there is one thing you would change about your flat or property what would it be:

I would really like more storage space – there is none

The building is well designed and offer high standards. The development offers a beautiful central garden and rooftop featuring a beautiful view over the river. The facilities of the development are very well maintained, thanks to a very attentive staff.

Nice area, by the Pier Thames, with a good selection of restaurant and pubs in the direct vicinity of the development.

Very bad phone network in the flat. The flat sin D block, facing the courtyard doesn’t benefit from a lot of direct sunlight.

What is the best feature of your home:

Floor-to-ceiling windows, spacious balcony, Miele appliances.

Love the design, homely and not tacky. Only thing I hated were the blinds that came with. Always clean. I would love a parking space but cant have it all. Staff are lovely always very helpful. Love the package service

Everything is so convenient. Choice of 3 different supermarkets, river walks only frustrating thing is the bridge.

Queens Wharf is a very nice development due to be fully completed in October 2018. Amazing river view and a lavish neighbourhood. Very quiet at the moment as not many people have moved in
