The flat itself is great, well built and always warm! There’s enough space for two but would be nice to have a little more storage!
A concierge in the building would be useful also. This would be to take in parcels – there’s nowhere to leave them if you work 9-5 like I do so often it’s a nightmare to receive mail.
There have been numerous issues with parking – mostly to do with allocated spaces/residents not complying – have omg a dedicated concierge would make this easier as it’s not always simple raising issues to the parking company.
The building itself is great – always clean and tidy, the lift is often out of order but always gets fixed in a timely manner.

Please tell us what you like and dislike about this area:

A great area – I work in the city centre and it takes me less than 15 mins to get to work. I don’t use public transport but I know if I did there a several bus stops for all directions around. The area has a local coop always well stocked with friendly staff; there’s a post office very close too and a greggs for that Sunday Morning treat!! Lots of families which makes it a nice area, it’s nice to see so many small children and adults alike using the park. Close to the mailbox so you don’t have to pay for taxis in summer to go out for dinner or if you would rather stay in there’s hundreds of restaurants that deliver (and often for free due to the proximity to the centre!) within the hour. The park is also great to do daily exercise, alone or with friends, for free on your doorstep. A great place to live.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had known that there was no concierge, not a major issue but it is a bit of a pain having to try and get a Saturday delivery on everything.

If there is one thing you would change about your flat or property what would it be:

It would be useful to have a concierge for parcels and parking – often parcels don’t get left if you’re not in, and there has been issues with parking that haven’t always been easy to resolve.

Poor quality and lack of facilities

There is a lack of CCTV device. Bikes and parcels are being stolen and there is no way to find out who did it. The lifts are always dirty and smell like weed. The bin room is dirty and messy all the time. Both my boiler and my washing machine leak water which haven’t been used for long. Rain also leak through my windows because they are not sealed properly. The carpet in the bedroom is also of very low quality and keeps falling off every time I vacuum.

Please tell us what you like and dislike about this area:

My apartment has loads of quality problems. Watering leaking is the biggest one and my walls are severely damaged and I had to pay to get it fixed even though this is a new built and I am paying service management fees.

Please share one thing (or more) which you wish you had known before you moved in:

That this apartment is literally falling apart and the property management company I pay is not helping.

What is the best feature of your home:

The view is good. This is probably the only good thing I can think of.

The design of the appointment is in very decent size cmpair with most other developers. The nice and tiddy garden area. Good management company with helpful services, friendly sales team and very helpful recommended solicitor! One suggestion is there are too many air B and B, they make lots is noise and danmage of the communal area facilities

I’m the owner of Roosevelt appointments, I just wonder could management company would be considering/ investigating there are quite a lot Air B and B in Roosevelt apartments.

What is the best feature of your home:

The best feature i like is the inside build in washing machine, cook hook, fridge and disseswasher they are all good brand.

I love the facilities and I love how big the spaces are. There’s a communal area where everyone can sit and play games, the parking space is brilliant. There’s even a bike storage for those with bikes. This area is central to everywhere and the bullring is just 15 minutes walk from it. There’s a post office 8 minutes away, a McDonald’s cross the road, greggs and co-op just 2 minutes away. There’s a bus stop to the city center just in front of the apartment. How convenient!

I love the convenient stores around and how they’re close proximity to everywhere. Such a beautiful place

Please share one thing (or more) which you wish you had known before you moved in:

On a good note, I’d say I wish I knew there were so many convenient stores around and that the place was central, maybe I wouldn’t have brought so many groceries with me. On a bad note, I’d say I wish I knew the storage space was very small

What is the best feature of your home:

I’d say the view. I love the view from my room window, and I looove the kitchen. It’s so beautiful

Park Central Private Tenant Review

I think Park Central is an exemplary design for an inner city development. Having the two parks in the middle is ideal and the flats in general look to a high standard. I feel very lucky to have the green space and a high standard flat near to the city centre and everything I need. General litter problem needs addressing. It would be nice if maintenance issues were fixed quicker and if people were a bit tidier!

Please tell us what you like and dislike about this area:

Very lucky to live here, having the two parks in the middle is ideal and generally very nice environment. Mixed community which is nice to be in (maybe would be nice to have a bit more integration). Really easy to walk into town thought public transport could be a bit better (bus). Upkeep generally good but I’ve notice more and more litter over lockdown, which is a shame. Maintenance issues slow to fix in my development (Lexington Gardens) and sometimes the state of the bins are terrible. Lovely private courtyard (could do with a few more plants). Please keep footpath between two parks open as it’s nice to have a traffic free route

The traffic noise from the ring road (particular loud exhausts) could put some people off, but not much you can do about it!

If there is one thing you would change about your flat or property what would it be:

A bigger balcony to have more private outdoor space

Park Central – A great place to live in

Lexington Gardens is an excellent development to live in. The building is quite new and the flat is in excellent condition with a modern design. The inside of the building is always clean. I really like that outside of the building there are benches and tables were people can seat with their friends. Additionally, I believe that it is a secure place, given the number of doors (i.e. on the outside of the whole property, for the apartments area etc.). Having a specific area where bikes can be stored, is a big extra for the development.

Please tell us what you like and dislike about this area:

Park Central area is a beautiful and quiet place to live in. Moonlit and Sunset Parks are excellent areas to go for a walk and meet your friends. The Five ways train station is very close which enables students to easily travel to the University and/or people to travel to their work. Moreover, there is a number of supermarkets close to this area, such as a Tesco express, a Co-op and a local Mason supermarket. Additionally, A Greggs british bakery chain is also nearby. Overall, I am pleased to live in this area and there isn’t anything that I dislike.

Please share one thing (or more) which you wish you had known before you moved in:

I think the only think that I would love to knew before moving in, would be that there is recycling in the building and also a specific area for the bikes. These are big extras.

How has the building management responded to any problems or issues you have raised:

Yes, we had a few issues in our apartment. The response was immediate and all problems were fixed. There is a great communication with the Landlord.

Good location thats in walking distance to city centre. Park Central has some nice outside spaces with good transport links & a range of shops within minutes walk. Due to its busy Central location it always very noisy. There’s also not enough bins for residents in Apartment complexs which leads to large build up of waste with no bins to put it in. Communal areas can sometimes be very dirty and treated like a dumping ground however this has been significantly improving recently.

Would of been nice to know about other developments being built as we are about to be surrounded by high rise residential & student developments.

Melrose Apartments, The Americas development in Park Central

Our development (Melrose/The Americas) is a nice looking apartment block in an excellent location. We have a sub-surface car park which is very convenient. There are gardens in the centre of The Americas development. which we use occasionally but more often we go to Midnight Park opposite Melrose for exercise and picnics. Building and Estate management is improving as time goes on but more work is needed to better maintain the gardens and heavily used parts of the building interior.

Please tell us what you like and dislike about this area:

Really good location, just 11 minutes walk to New Street Railway station and Grand Central. A similar distance to Broad Street and Brindley Place. Also very close by are the Mailbox and China Town. Local amenities include Midnight and Sunset parks in the centre of Park Central. Five Ways (at the top of Broad Street) has a couple of gyms, cinema and Morrisons supermarket. You also have a Tesco Metro on Bath Row, Masons local shop in the centre of Park Central and a Co-op Local on Bristol Street. Frequent buses run along Bristol Street to the city centre. There is a large selection of restaurants on Broad Street, in Brindley Place, the Mailbox, China Town and the city centre.

Please share one thing (or more) which you wish you had known before you moved in:

Consider where relatives and friends will park when visiting (no visitor car park spaces in the sub-surface car park.

If there is one thing you would change about your flat or property what would it be:

Owner/occupiers only, no buy to let which leads to anti-social behaviour from some renters.

The building itself is great, been here 2.5 years and it’s still brand new and we’ve had no problems with anything.
The building is maintained well and the courtyard is kept nice
The only fault I would comment on is the area with the bins is a riot most of the time and there are not enough bins for the amount of rubbish people have so there’s always boxes piled high and bags all over the room rather than in bins

The location is great, so close to the city centre and has everything you need near by, yet it’s far enough away from the busy bustling centre. 10 minute walk from the train station, 15 minute walk from the bull ring, there is a co-op and fast food places literally 2 minutes from the building and a park across the road for kids.

That the only option for internet in the building is BT

Good for a short residency

The development I live in has great design and communal area (garden) where residents could meet.
The property management is good and try to solve the issues as quickly as possible.
However, the Building Management are not that great. It takes them time to fix problems such as gates (which can be a security issue), broken lifts and sometimes garbage is found in the underground parking.
Once it took them 2 months to fix a broken lift.
There are also almost 150 apartments facing the road. Although the windows are double glazed; however, ambulance and police sirens are heard more than 50 times a day and even during after mid-night. You may find yourself waking up at 3am because of police passing by.

Please tell us what you like and dislike about this area:

The development is in an excellent location. Close to various amenities including restaurants, local grocery shops, park and great transport link.
As the area is located in the centre, residents continuously move so it is difficult for someone to build connections. There is also several anti social behaviour in the area, I have seen several needles and dealers around. So the area is good for temporary stay but I wouldn’t raise a family here.

Please share one thing (or more) which you wish you had known before you moved in:

The area is nice and can be a first choice for anyone trying to move into Birmingham.
I wish I was told about the noise level for apartments facing the main road.

If there is one thing you would change about your flat or property what would it be:

Better sound isolation especially for sirens.
I don’t wish to exaggerate, but you hear an ambulance or police sirens at least once every 10mins and even at midnight!
