Tollgate Gardens modern luxury flats with just a few minor hiccups

On the whole, beautifully designed and finished homes – such as big windows, lovely wood flooring, marble kitchen tops, modern bathroom tiles, bedroom shimmer, carpet, modern wood decking on balcony. A real luxury feel. Although the kitchen looks small, it is so well designed with loads of cupboard/storage space. Communal areas kept clean and tidy. Major design hiccup in the bathroom, where spotlights are poorly located leaving you in deep shadow at the mirror. Lovely large storage cupboard with washer/drier, although no shelving installed, so space is wasted until we can get that fixed. Fitted wardrobe in corner of bedroom is a bit of a cheap afterthought and in the wrong corner really. Great gym onsite. Concierge (daytime) friendly and helpful. Property management seem more responsive than previous home, but still require chasing, and haven’t managed to deal with a leaseholder who has constructed a high fence (against the lease) and another who has sheets and towels hanging from their windows. These few irresponsible residents spoil an otherwise lovely, modern, well-kept development.

Kilburn Park tube (Bakerloo line) is just a stone’s throw away, fantastically close to Paddington, e.g. for Heathrow Express. Supermarkets (Sainsbury’s, M&S food hall, Tesco Express) a short walk, although Kilburn High Road is badly kept (litter, fly-tipping, vagrants). A short stroll to the salubrious residential neighbourhoods of St John’s Wood and Maida Vale, with all they have to offer (cafes, restaurants, boutique shops, Lords cricket ground, Little Venice, etc). All in all, an excellent location in zone 2.

All went smoothly in the end

What is the best feature of your home:

Spacious property even for a one bedroom, with lovely big windows (double-aspect) over tree-lined residential street (Oxford Road).

Innovative design of the facade, lots of common spaces. Landscaped gardens shared by a few houses, ground floor flats with terraces, most flats have balconies.
Parking in the underground floor.
Concierge service in the building which works great for deliveries, etc.
There’s a small gym in our building too, very convenient.

However, management is not great at all. The parking gate gets broken every week and it takes them ages to fix it, only to see it broken again in the next few days. Response time is ridiculous. Lack of communications from the management team.

We initially moved to this area as we wanted to stay relatively close to the city center and have good transport connection, which is brilliant here (Bakerloo station & overground 2 min walk, lots of local buses with services straight to city center and around London).
The area undergoes lots of regeneration at the moment, with new development, both commercial and social appearing.

Please share one thing (or more) which you wish you had known before you moved in:

just wish we’d be more informed about the timelines of development completion, we were kept waiting for 6 months without any clear communication on when we’d be able to move in.
Otherwise, quite happy living in this development for a year already.

If there is one thing you would change about your flat or property what would it be:

extra security around the development, and property management team

I am so sorry to say that the property management and after-service in this apartment are terrible. 1.The scratch in balcony have not been amended since I moved in early this year. 2.The floor near the washroom has been loose, nobody response to it after my report. 3.The board under the kitchen fridge and cooker was repaired two weeks after I reported the issue. However, the board was damaged immediately – really bad quality. 4. September 25th this Friday, the hot water was stopped during my shower and no service during weekend! nightmare Really!
Good hearted people help me do advertisements or publicize – who want to purchase the flat from me, will be get the original price and give half year of property service fee!

The supermarket store is OK here, but transportation is not so good. Especially during the rush hours in the morning, bus always delayed and bus drivers did not stop in the right area on the bus stop. From the hospitality, I have few choices but some instant food.

The after-sale agency, and the 3rd party property service agency.

Have balcony and quiet, that’s all the best featureu

Design of the building is good, very bright. The building provides gym and concierge service. Building management is good, the building is always clean and the corresponding team takes a look of it. It has beautiful garden, where to go for a walk and just grab a few of fresh air.

The area is close to Maida vale and st Jones wood, that is safe. Infrastructure is perfect, drugstores, supermarkets and cafes around.

The loudness outside.
The quality of repair in the flat.

If there is one thing you would change about your flat or property what would it be:

More attention to safety of the building and to the garden.

Life in Noma

Noma is located is a great location just 5 min walk from St. John’s wood, 15 min to Oxford circus and very close to transport. Plenty of buzz but not overly city. Lovely sun exposure in the flats along with all of their high quality feels. Very impressed with the flats in the end.

That the council housing would be part of the development. This was not clear when purchased.

More security – night concierge – better gym allocation.
