Located 3 miles from Rugby town centre, and within easy reach of a choice of Ofsted ‘outstanding’ schools, Houlton has excellent road and rail connections across Central England. The development offers 2, 3, 4 and 5 bedroom homes.

Helping Houlton flourish

There is only one restaurant at present which is really nice but a bit pricey to use too regularly, we are hopeful for more options and possibly a pub option eventually. There are no shops on the development yet but a co op is being built which will be a great help to have nearby.
there is an awful amount of speeding including around the playground. We hope this will be addressed soon as the screeching and rally driving is definitely a big issue. Hopefully before anyone gets hurt.

We loved the “idea” of Houlton after spending time in the area walking. The master plan showing all the green space and the future plans really made us want to be part of this development and community. There are always plenty of people working on the upkeep of the green spaces and hope that this will continue as the area progresses. There have also been a lot of lovely community activities available which have really brought the community together, including during lockdown when we needed some fun to brighten the days.

Transport is not too much of a problem for us but there doesn’t seem to be much of a bus route to and from the area at present.
Our street is lovely and we have really bonded with our neighbours and love the fact we are a close and have no through traffic, the main Houlton road can get a bit busy with traffic to the dirft on shift change and there is an awful amount of speeding including around the playground. We hope this will be addressed soon as the screeching and rally driving is definitely a big issue. Hopefully before anyone gets hurt.
There are also some areas in need of better lighting, park area and some of the walkways and possibly addressing wheelchairs accessibility on some of the walkways.
Overall we love being here and accept that there is a long way to go before things like the above can be addressed and we look forward to seeing the area progress and flourish.

How much stress the final move was going to be using “move with us” absolutely useless company and caused an enormous amount of problems and pressure.

If there is one thing you would change about your flat or property what would it be:

We didn’t get any planting or trees on the property which we were shown on our original plan and all other houses did.

The overall layout of the estate is quite good, there is a “master plan” which does seem to change quite a bit but if they stick to it there should remain some natural areas, green pathways, cycle paths etc.

Overall the designs are good, and its nice to see the variations between the different housebuilders.

Like many residents I do feel that the facilities are lagging behind somewhat for where we expected them to be in a development that is maturing, lack of shop, pub, amenities like hairdressers or takeaways, the things that make a new build development into a proper community.

Please tell us what you like and dislike about this area:

At the moment there are limited facilities available, one small cafe which is not open every day (even before lockdown) and is quite pricey. A proper pub would be much welcomed and is often discussed amongst the residents. There is no shop on the estate, so the nearest small shop is approximately 5 minute drive, nearest supermarket about 10 minutes. Shop is planned to open in Autumn 2021 I believe and that will be a massive benefit.

There is a small park on the estate which attracts a high number of visitors from local areas, to the extent that many residents have stopped using it as its too busy. No details of when the next one will be built.

Parking availability in our street is quite good, but some of the new ones look very tight.

Traffic noise in our part is very low, and despite being near the M1 and A5, we hear very little from there.

Transport links are great, close to M1, M6, A14, and A5. Train station is only 15 minutes away as well.

Many residents have moved here for the school, but places are in high demand and not all neighbours could get their child into reception the year we got our daughter in. The house builders will tell you there is an agreement if you live on Houlton you can get in, this is definitely not true so I recommend making enquiries with the school itself as to places.

What is the best feature of your home:

Its a nice size, good transport links and location for us. Good size garden for a new build.

Overall its a great place to live, our builder was good with snags and fixing things in the house but not great at general issues such as road finishing, no visitor parking, vans and contractors parking wherever they like causing obstructions and people blatantly flaunting the development rules and not being dealt with which leads to to wonder what we pay over £300 a year for
We have a lot of open spaces which are well tended and there are some great walks and wildlife to see. The canal is a nice walk and hillmorton is within walking distance if your quite fit. Road links are excellent but to catch the bus you still have to walk to the main road which depending in where you live in the development could be quite a walk! Rugby train Station is a short drive away with great train links for commuting especially to London and Birmingham

Bin collections are regular so no issues there, grit bins for the winter would be great

Plans should be more transparent
We knew they were going to build opposite our house but didn’t know they would be ugly prefabs

If there is one thing you would change about your flat or property what would it be:

Visitor parking and no contractors or builders parking on the streets, they should have there own parking in compounds with bins for their rubbish. Some of them as completely disrespectful of their surroundings

Very well planned with existing primary school and new secondary school opening in September.

Public spaces are well kept and has onsite security. Fee is paid for management and upkeep of the development.

Great designs of building s from various developers to suit different tastes and needs.

Local coop being built on development, has existing cafe and loads of open spaces.

Regular bin collection, loads of parking and barely any traffic noise.

The design of the estate is well thought through but the aesthetics vary according to which builder you buy from. At the moment there are Davidsons, Crest,Morris, Bellway, William Davies and Redrow building on site. There are a variety of house styles which adds character to the tone of the estate. The only complaint for us is how quickly they are building the houses, seemingly at the expense of a quality build. We love our house but have had endless problems with it beyond what would be expected in a new build. This is a common theme across the homes on the estate. It seems that the workmanship is not checked to any high degree to ensure customer satisfaction.

Please tell us what you like and dislike about this area:

I love Houlton as a development, at the moment itsi very much in it’s early stages and so the facilities are not all in place yet. There is no local shop, though it is currently being built and there is no doctors surgery, although there are plans for one in the future. We are a 40 minute walk from the local centre of Hillmorton which has a range of convenience stores, post office, pubs, vets and takeaway options. The secondary school is being built and will open this year taking year 7 only in the first year. The primary school is already oversubscribed which is difficult as there are a lot of you g families moving into Houlton. There are plans for 2 more primary schools in the future. My street is private and self contained with a beautiful aspect and great privacy. As the development is only at the end of Phase 1 out of 4, there is a great sense of community with lots of activities and a wonderful sense of everyone working together to make this a wonderful place to live. Bin collections are every Thursday with recycling and general waste being collected on a fortnightly basis.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had been prepared for how much would still need doing to the house after moving in and the costs involved in this. Be prepared to have money in the bank for lighting outside, garden landscaping, building and implementing storage solutions [loft boarding etc], tiling and so on.

What is the best feature of your home:

The location, a spacious garden and the look and design of the kitchen area.

The houses are too ridiculously small for any human being, extremely small rooms and bathrooms, tiny windows, poorly done with old fashion taps and doors, overpriced and most annoyingly the walls are not noise proof. The design is OK, better then most homes

Lovely small community that is continually growing, with excellent links to rugby town and the wider country. very nice green spaces through. Morris homes are an excellent development and all the layouts of streets and houses are clearly thought-out.

Good parking on and off street, near the park which is a positive and there are loads of green spaces around. however currently the area is lacking a shop and possibly a pub.

Please share one thing (or more) which you wish you had known before you moved in:

I would make sure you know where the sun is positioned for your garden.

If there is one thing you would change about your flat or property what would it be:

The only thing i would change (which was an option when purchasing) is i would now prefer a garage rather than a car port.

Good design, shame they’ve built a smaller house attached to a bigger one, shade problems. No issues with management. Quiet and wide street, big garden, good quality units. 3 bedroom, 2 bathroom good size bedrooms, great kitchen and lovely garden, recomend

There are many different types if design of property and generally, I feel the developers have got it right. The Morris homes in particular are well thought out and not overlooked. It would be nice if there were more facilities and maybe a pub or a gym!

Please tell us what you like and dislike about this area:

This area is going to be quite huge when completed. Currently it is 10% complete (April 2021). The facilities (shops, pubs, schools) are still in development but when done, they will add to what is an attractive, accessible area. The local residents forums are really helpful and there is a good sense of community already growing. I enjoy living here for now, although when fully built I do wonder about levels of traffic at the main junctions

That the local shop would be a Co Op which isnt always the best value / quality

Yes. They acted very quickly when I had an issue with my washing machine. Good customer service

The Morris Homes houses are built to a very good standard, choices in sanitary are excellent.
Other developers are present and have a nice standards as well. Difference in design between builders means a variety of styles in the area, making it more appealing, some styles more than others, but different views are catered for.
Bonus is the green corridors between developers facilitating walk paths for dogs and pedestrians.

Houlton is an area developed with outdoor in mind. As a new built area, it currently has construction for a local shop in progress, hopefully open in next year.
The play park for younger kids is lovely, walking paths using in between green corridors are provided and will grow in number as the development grows.
A primary school is on site and a secondary school to open with a year 7 group in summer 2021.
A link road connects the development to the road network near Rugby Golf course providing access to Junction 1 and Elliots Field retail parks.

No bus services are provided yet, meaning kids have to walk to secondary school nearly 3 miles away

What is the best feature of your home:

Our bifold open up on the south facing garden allowing the kitchen dining open plan area to flood with light
