Run for the hills. Appalling experience with Addliving every step of the way, from viewing property, to signing to the boatload of problems that have and continue to occur after I moved in. Don't be deceived by the glowing reviews on here like I was. Everything from communication, procedure, crisis management, customer service to the quality of the refurbishment is shockingly substandard. Not worth the price you are paying for. From poor communication throughout, dealing with multiple windows and titles who half read your emails most of the time, no process and even adherence to procedure when they have one. The agent showing the property just shows you a showroom flat, without showing you an available flat, and you're expected to send an application for a generic flat across two different room types, they insist the layout is the same throughout, but my flat was definitely different to the showroom flat and didn't include some of the features like a spice cabinet that they said came with my room type. I moved into an unclean property with sawdust in the drawers, dirt in the shower floor, dust everywhere and stains in the sink. Obvious there wasn't a professional clean done before move in, and that was the most basic responsibility for any move in. Then to handle the situation, Addliving threw me a dodgy cleaner's contact to deal with it personally and I had to sort out the issue myself when it wasn't my responsibility in the first place, and it was obvious they hadn't communicated the situation and requirements with the cleaners. And the worst part is the cleaners did a half-ass job and I was left with the bedroom left uncleaned. The night I arrived the towel radiator leaked and had to be replaced. The boiler has malfunctioned multiple times, with a night where I couldn't shower because the boiler had to be restarted and it takes several hours to heat. And when you submit a maintenance request, don't expect procedure, but expect being disrupted with unsolicited knocking on the door for someone to check on the issue, or a last minute call from various members of the team asking if you're free "right now" on a weekday afternoon. They'll call you by the wrong name in messages (so it's clear I'm not the only tenant experiencing issues with the property). You're told you have the option to sign up for Hyperoptics broadband, but it's not until you bring an engineer from a different service like EE, that you are told belatedly oh these new flats are Hyperoptics-only. Firstly, strange for any modern flat to have this kind of compatibility set up, and secondly this is key information to share with tenants lest you cause inconveniences and delays in their settling in. The quality of the refurbishment work is poor. From the kitchen ventilation system being duck taped to the wall. I had to push the rubber lining on the shower door back into place. And this is supposed to be a newly refurbished property. Each time I think I can bear with this for one year, a problem happens with either the property or Addliving. So save yourself the trouble and look elsewhere.

Overall, I find the development to be well-designed with a modern layout and an attractive exterior. The communal areas are generally clean and well-kept, and the landscaping adds a nice touch of greenery. The internal layout of the flats is efficient, with good use of space and natural light. Facilities such as the on-site gym and secure bike storage are definite advantages. The lifts and entry systems function reliably, and there is a good level of security throughout the building. However, some communal areas could benefit from more regular deep cleaning, especially carpets in corridors. Building management is responsive in most cases, especially for urgent issues like leaks or broken lighting, but minor repairs can sometimes take longer than expected. Communication from property management could be improved — residents aren’t always notified about maintenance schedules or building updates in a timely manner. Despite these few drawbacks, the development offers a comfortable and generally well-managed living environment, and I feel safe and satisfied living here. With slight improvements in responsiveness and transparency, it could be excellent.
