Please tell us about the good and bad aspects of living in your local area:

You're right by Edgware Road station, 10min walk from Marylebone Station, 15min walk to Baker St Station. Good access to supermarkets and grocery shops and post office in the area. Only street parking on premises. There is a a lot of street noise, it's right by Edgware Road and an alley where many local groups like to hang, so can be unpleasant.

How has the building management responded to any problems or issues you have raised:

You have no clear window to address concerns. I have had multiple members from a transactions project manager to an operations director to property manager reach out to me on something like maintenance requests. Even if there is a maintenance request platform they use called FixFlo, more often than not the people and contractors involved do not adhere to protocol and don't match the communication FixFlo gives you. I have filed a formal complaint with Addliving an initiated their complaints process, demanding reassurances after what has been an appalling experience fraught with multiple issues. I'm told to expect a response in 15 working days. And have the option to escalate further for independent review. But there is no mention of what kind of methods might be used to make amends for all the trouble and frustration caused.

Please share one thing (or more) which you wish you had known before you moved in:

Always insist on viewing the property that is available so you can apply with the flat number in your application. However, my advice is to not rent with Addliving at all.

Modern, Comfortable Living with Room for Improvement

Please tell us about the good and bad aspects of living in your local area:

Living in my local area has both pros and cons. On the positive side, there’s a good range of local shops and restaurants, including a few independent cafes and a decent supermarket within walking distance. The open spaces nearby are well-maintained and great for walks or relaxing on weekends. Transport links are generally convenient — buses run frequently and the train station is just a short walk away. However, traffic congestion during rush hour can be frustrating, and occasional delays in public transport are a common issue. My street is relatively quiet and safe, but parking can be a challenge, especially in the evenings. Bin collections are regular, though sometimes recycling isn’t picked up on time. There’s very little anti-social behaviour, and while some traffic noise exists during peak times, it’s not overwhelming. Overall, it’s a pleasant place to live with room for improvement.

How has the building management responded to any problems or issues you have raised:

Building management has generally responded promptly to urgent issues, such as repairs or safety concerns, but can be slower and less communicative when it comes to non-urgent matters or routine maintenance updates.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is that some of the apartments can experience occasional noise from nearby construction or traffic during peak hours, which isn’t noticeable during a short viewing. Also, while the building is very secure, parcel delivery can sometimes be a bit inconsistent, so I’d recommend setting up a reliable parcel locker or collection option if you receive frequent deliveries. A helpful tip for new neighbours: get to know the building management team early—they’re approachable and knowing who to contact makes resolving any issues much quicker.
