Maple Quays is a new-build residential development of more than 650 apartments in Canada Water, south-east London. It was developed by Barratt London and designed by Glenn Howells Architects. Ontario Point, the tower at the apex of the development, features 26 storeys of luxury apartments, and there are more apartments spread across surrounding mid-rise buildings.

Perfect home for disabled tenants

My apartment is a purpose build apartment for my disabled wife who benefits greatly from the wide doorways for her wheelchair and the bathroom has good facilities such as railings and open access. The grounds are looked after really well and the quality of the built was done with a lot of consideration.
I am a carpenter by trade and see that the decor and doors are really well designed.
I have never had any issues with security and as my whole block is made for disabled tenants, we get to really work together as a community,
In the past we have had muggings but has definitely calmed down recently.
Garden are looked after really well and i live on the back of the building so i get a lovely view of the communal garden.
It can be expensive for those not on social housing but very convenient.
Sky tv wasn’t working for a week and we had some issues with the water but other than that it is a perfect.
honestly, with my wife’s illness, this is the best home we could be in and I absolutely love it!

Please tell us what you like and dislike about this area:

I was brought up in the area and it has changed a lot. It has become more cosmopolitan and really become a transportation hub.

Cinema and bowling alley are just 5 mins away which is great for my grandchildren. Parks are wonderful and we are able to fish in the lake!

I grew up in the area so i knew the area well and i loved the apartment

Very quiet area, good transport links

The buildings are fairly old which can cause some issues with maintenance. The management is average, they are not very responsive however do eventually complete requests – just in their own time. The flat is spacious in comparison to other London flats however we don’t have a balcony. The neighbours don’t really socialise and because most people are renter they don’t stay for too long which makes it difficult to create any relationships with them. The communal areas aren’t great however they are manageable and despite not having a concierge parcels are always delivered safely.

The area is not very lively and there isn’t really any nightlife. I would say it is a safe place to live. There aren’t enough shops only Sainsbury’s and Tesco and the only other amenities we really have are the leisure centre which is a 10 minute walk away.

Due to old construction the water supply and drainage in our flat is poor.

The constructions are pretty old, what can bring problems with the flat. I know some of the buildings are more modern but not ours.
Management is okay but not very responsive. They will fix things if there is any problem, but they take their time.
Inside the flat it is good that it is quite spacious, compared to other London flats. We have no balcony, though.
The neighbours seem alright, but they don’t really interfere with each other. I think most people are tenants so people is constantly changing.
We got some communal areas which are manageable, but not that great.
It is not a bad development but things can always be improved.

Transport is very good. Having the station so close makes it very easy to travel around London.
This is a peaceful residential area. It is not very lively. Especially at night it can be really quiet. It is safe, though.
There are just not enough shops. You just got sainsburys ando tesco, and a leisure centre in Surrey Quays. This could definitely be improved, as there are not enough things to do in the area. It would be nice to have more shops and restaurants around.

As it is an old construction it is a pain at times. We have had some issues with the water supple, and drainage isn’t great.

The Gym is better now as you need an id card now and they check that you actually live here. Before people just used to give the fob out to their friends. There is also an underground car park which is useful as i have a car.

The building management are quick to respond but they take alongtime to resolve issues. There is security in certain areas but they pay a higher surcharge and still things have been stolen. There is no security in this building. The surcharge is really expensive.

I really like that the area is convient. It has good connections with local shops and there is a river nearby.

I dislike the amount of robberies in the area. There has been alot of phone snatches recently and bikes have been stolen. There is a lack of visable policing around.

No as I moved in along time ago before the area became built up and busy.

Plenty to do around

I would say my flat is sort of spacious. I like it is really quiet. It might get a bit busier on the weekends but it is still not too noisy. I also like there is plenty to do around.
A bad thing is there are no communal areas. It would be easier if we had some.
My flat has not got a balcony. If I could change one thing it would definitely be that.
Building management is really good. If there is any issue they are quite efficient solving it.
The design of the building could have been better, just because it doesn’t really blend with the environment. You hot an old building right next door and then this new looking flats, what creates a big contrast.

The station is a minute away which is great. There are shops, amenities and all you need around. Restaurants as well are quite nice. I like everything around the area. It is very nice and safe.

I pretty much knew everything before I moved in so no.

The flat is quite spacious. I like it.
The communal areas are alright and well maintained.
All the neighbours are really nice. We have never had any issues. Luckily everyone is really quiet and respectful, so you can relax in your flat without annoying noises.
The concierge is also great. It is nice having someone 24 hours. Especially for deliveries it is very useful.
The only thing which could be improved is building management as the waiting time for certain things is quite long. Though, overall it is a very good place where to live.

I love the proximity to the station.
There are not that many shops around, though. It would be good if we had some good takeaways im the area, but unfortunately you need to go a bit further for that. However, with the underground you can easily access central or even Westfield and find anything you need.
I also really like that the area is quite quiet for being London. It makes it really good for living here, but a couple of stations away from everything you need without having all the noise.

There are quite a lot of building rules. For example no barbecues, which is really annoying.

Great transport links and lovely developmemt

This place is amazing! I have a very spacious flat which will be perfect for when my baby arrives. We have a communal garden area in the development however we can’t use it for barbecues etc and the children can’t play there. This is also like our balconies, I have 3 balconies however I can’t have any barbecues on it and they don’t like you drying washing there either as it effects the aesthetic of the place. The lift in my block is broken quite a lot and I live on the 4th floor so when I have my baby this could become a big problem.

Transport is great, we have underground, overground and bus links. There is also a Tesco and Sainsburys close by. There are many green spaces in the area, sometimes I don’t feel like I am in London.

We got the gym included for free which is great. I would say it is well maintained.
We got a 24 hour concierge what is really good. They actually help is there is any trouble, as for example noise. It is also great for deliveries as they can accept them in no one is at home.
The building management company is not the best, though. With an issue I had it took them quite long to sort it out.
The building design is nice in general. However, it creates a lot of echo so if someone was to be a bit loud it is quite annoying.
I would say my flat is nice and spacious. It is facing the garden so we got a nice view. It feels like if you got your own garden. It is very safe too.

I love that transport links are amazing. It is so easy to travel around London. We literally moved to this development because of this reason. It is also so close to the city that there is always something to do.
The area is very nice and usually quiet.
The shops around here are okay, but the high street could be better. I personally usually go to town as there are more shops and restaurants but nearby there are also some nice ones.

I did my research before moving in so there were no surprises.

Design is a little annoying. Inside the apartment it’s hard to place furniture nicely due to the the sides not being a 90 degree angle. I love the location and the area is very safe, however I heard that there are few kids stealing bicycles in the area.
Overall I do love living here. The coffee shop is great opposite us, called Canada water cafe. Not many options yet for restaurants, so we are forced to travel on the weekend to different part of London to meet our restaurants needs!
If you have a dog, Montreal building is pet friendly and there are two beautiful parks walk distance for your four legged friends!
If you like sport, there is a school with basketball and tennis court, great to sweat after a busy week at work!

The area is quite safe apparently there are a few kids creating problems lately..

great investment

Come for a viewing because it really is a fantastic community that has been built here on the river. The pedestrianisation of the walkways through the developments and along the river gives space and open access. There has been so much development in this area and with it there are lots of new facilities – supermarkets, restaurants and even a new library. There is also Surrey Quays Shopping Centre and the green space of Southwark Park. I bought a flat here and now rent it, it is always rented out quickly and a great return and location.

I have never lived there but have been told that the concierge is really helpful
