Maple Quays is a new-build residential development of more than 650 apartments in Canada Water, south-east London. It was developed by Barratt London and designed by Glenn Howells Architects. Ontario Point, the tower at the apex of the development, features 26 storeys of luxury apartments, and there are more apartments spread across surrounding mid-rise buildings.

Avoid if you are looking for a quiet place

Ball games are not allowed in the communal garden. However a group of kids disobey such rules and they play ball games in the park almost every evening, and disturb peace & quiet for the others. Issue has been reported several times but it still continues to happen.

Good - well-maintained, close to river and metro

The conceriege is helpful but problem still persists

Avoid if you are looking for a quiet place.

It’s wonderful to live here but issues with property management

The design of the property is very good building management is also very good but property management Isn’t that great because it takes ages for an engineer to attend to an issue with the property and most of the time they don’t turn up.

Public transport is very close by and sainsburys just round the corner cafe and restaurant nearby. Also Surrey quays shopping centre five minutes away so great place to live in with all facilities including a concierge reception at Vancouver house.

Like: - close to the tube and bus station - relatively new development - has concierge and gym - friendly and helpful concierge staff - safe - clean Don't like: - expensive - can see neighbours sunbathing in the balcony all the time - landlady - can get loud from the street noise

Like: - close to Central London - many parks and canals - big shopping centre - many new development Don't like: - expensive - get pretty loud (skaters, children, people walking from nightclub)

I wish I knew that my landlady doesn't even live in the UK and takes weeks to reply (or doesn't reply at all).

Please share one thing (or more) which you would change about your development:

My landlady and would probably give a cosmetic renovation to the property.

Modern development in a nice area right on the tube

First Port is managing the property. I'd say they do it quite well. Windows get cleaned every couple of months, parcels get delivered to concierge where you can collect them. Each building has its private garden and some have rooftop access with nice views of London.

Right at the Canada Water station. Sainsbury and Tesco Extra in walking distance. Lots of green space around

Please share one thing (or more) which you wish you had known before you moved in:

I wish there were more restaurant / cafe options around. Luckily it got slightly better with the opening mouse tail cafe

Please share one thing (or more) which you would change about your development:

Better bathroom noise isolation - as we have different layout than the flat above us sometime I hear toilet being flushed above my bedroom

Kept clean, current property managers are very good and deal with issues properly. Safety and security managed well and taken very seriously. Noise from children playing in the playground can be irritating but it’s generally not too bad. Good place to live.

Great location, easy access to public transport, great local walks and 5 minutes from the Thames. Lots of shops around

Please share one thing (or more) which you wish you had known before you moved in:

I wasn’t aware of how much construction they were planning, it’s all finished now but it was very noisy whilst it was happening.

What is the best feature of your home:

Nice large hallway, big balcony which is usually quiet enough to relax on.
