I am very happy with where I live and the development overall. There will soon be lots of onsite options for food, drink and other activities and I am keeping my eyes on the plans! There were some niggling issues when I moved in (I had no heat or hot water for 3 days) but after that the after sales team were as helpful as they could be in a pandemic.

Please tell us what you like and dislike about this area:

Good: location, park nearby, transport links, clean environment.
Bad: limited parking options for visitors, manuals had inconsistent information

Please share one thing (or more) which you wish you had known before you moved in:

That there would be a roof terrace above us that we would not have access to. With new devs, it’s good to do research on how the buildings are allocated and who gets access to what

What is the best feature of your home:

Balcony with a view of the shard on one side and the park on the other!

We were all expecting much more plants and green areas comparing with the rendered pictures. Also, many issues has been raised in only 2 years of life of thew flat. We found many things (such as, thermostat, some fixtures) very badly installed, until that we had to call the developer to fix them.

The development is improving the area very much. I am really happy and excited about all the new restaurant opening inside the development. I have to say that, sadly, the parking spaces are very limited and difficult to find for who doesn’t not have a parking lot.

Please share one thing (or more) which you wish you had known before you moved in:

What to do in case of malfunctioning or any sort of issues. We didn’t know who to call at the beginning. The small build-in wardrobe made the bedroom very hard to organised.

What is the best feature of your home:

The balcony with the big windows and kitchen appliances brand.

Design is very modern & sleek. Facilities are very easy to use & the building is maintained to a very high standard. The flat has beautiful kitchen & bathroom finishing touches, with an almost hotel-like feel to it. Storage space was carefully thought through by designers.

Perfection location, view of the shard, beautifully designed and very homely! Street is lively with many restaurants to be opened soon. No traffic noise at all. Great positive & safe vibes all round.

Please share one thing (or more) which you wish you had known before you moved in:

The only thing I’d say is, I would have preferred lights that adjust/dim rather than lights that just switch on and off.

How has the building management responded to any problems or issues you have raised:

No issues have been raised as of yet. However, all parties are very responsive with queries in general.

Design of building has been well thought through, no 2 are the same which makes it interesting. Green spaces are opening up which is important for the community feel. Concierge service is ok – quite disorganised, parcels often go missing or aren’t scanned in. Managing agent hasn’t been very responsive from limited contact with them.

Great area, very central. Lots of different and interesting new restaurants, bars and cafes popping up. Great community feel.

Please share one thing (or more) which you wish you had known before you moved in:

Parking is a real issue and has probably been the biggest problem since moving in – for deliveries and guests. If your apartment doesn’t have a parking space you are really stuck! Also, I haven’t had many major issues but L&Q have been pretty unresponsive when I have needed them.

What is the best feature of your home:

The apartment is well finished, stylish, good layout and quality

Development is okay. Although there should be roof access as there is a roof terrace on the top of our building but you cannot access it for some reason. There should be an allowance to access the roof terrace from another building as it is not very fair. Not many facilities compared to other buildings linked to the same development.

The area is fantastic. Lots of places to visit and so close to the tube and transportation links. Ideal area.

That the sun will not hit my balcony when I was told it will.

I like the colours chosen for the kitchen and living area.

Great design with lovely big balconies either looking out onto the park or onto a lovely shared private courtyard. Flats are generously spaced with all the gadgets required to easily and quickly settle in.

The one downside is the open entrance hall – meaning anyone can look in and just await the door opening to help themselves to parcels – we need a secure drop-off and collection area.

We’d also love some bird feeders in the courtyard to attract more wildlife 🙂

So well located to the Overgorund and Underground and tonnes of buses. Within walking distance of Borough Market, The Thamess, and The Southbank.

I’m not sure – moving in is a step learning curve!

How has the building management responded to any problems or issues you have raised:

Yes, very promptly – they’ve been very quick to respond and things have been resolved in a rather timely manner

Incredible location. Well connected and close to amenities and transportation. Lovely central park close by. Modern kitchen, finishes and common areas. Good use of open spaces. Potential for new shops and supermarkets to boost the lifestyle in the area.

Proximity to central London is good, as well as transport connections.

Traffic is bad and noisy in New Kent Road. Some anti social behaviour in Elephant Park from groups of latinos.

Please share one thing (or more) which you wish you had known before you moved in:

No parking permit rights in the area. No off street parking.

How has the building management responded to any problems or issues you have raised:

L&Q after care has been responsive and on top of every issue. Lendlease however are slow in responding, specially aroud the fridge replacement issue. Many defects from the flat are still outstanding too.

The design is nice, it has the basic facilities, the building management is good (it can improve) and property management, well we have received only a email from them, and that’s all, they take too long to reply to enquires.

Great flat in a fantastic location

Love the flat, but when there are issues it is convoluted to get them fixed as there are multiple parties involved – lendlease & L&Q so it often involves multiple visits to fix one issue.

The design of the apartment is good, and the quality of the kitchen and the appliances is great. The flooring could be better, it was chipped and dented before I moved in and it is already becoming more chipped after 3 months.

Fantastic location in Zone 1, minutes from the tube and all the shops and restaurants.

Beautiful development, but not affordable and bad management services

The costs are much higher than advertised and already after two years it becomes a struggle to afford. The property management services are really bad but expensive. L&Q is totally incompetent at calculating the right expensive and makes terrible mistakes with direct debit and service charge calculations. Every three months there is more money to pay and it’s never clear how that is calculated. You have the constant feeling that you are being robbed off and there is nothing you can do about it. The development is beautiful, but not affordable and L&Q is not treating shared ownership buyers fairly

The area is beautiful and becoming more lovely by the day. It’s very noisy at the moment with the construction works and it will be a few years before all shops and facilities are open

The flats look nice, but everything is cheap and will not work properly, including underfloor heating, ventilation system and quality of floor, kitchen, bathroom materials

Not promptly and not in all if them, terrible service
