The show homes are delightful. The design of the property we chose was a good fit for our lifestyle.
The property finish however is extremely disappointing. The snagging list is endless. The finish feels as if it was a rushed job. There are multiple issues internally and externally. For example sinks and pedestals being installed at wonky angles. Flooring poorly laid. Crack in ceiling causing a leak. Nails protruding in the staircase. Poor mastic finishes. Kitchen cupboard doors not closing properly. Kitchen sink tap leaking. The back garden is filled with rubble and breeze blocks which has then been turfed over. It also floods towards the back. Nails protrude from the fencing. Side gate does not shut properly. Guttering leaking from day one. And on and on and on….
The products used are also entry level for the price paid. I would expect higher quality hardware/ceramics.
The show homes make the properties look amazing but unfortunately the reality is a case of “fur coat and no knickers”. For the prices the houses are marketed at I am aghast at the poor quality. We will be spending more money to fix poor quality workmanship and swap out the cheap items.

The location is lovely with lots of open spaces (currently) and close access to woodlands and meadows.
The surrounding environment is quiet, but it is hard to know if this is due to the pandemic or because the development is yet fully occupied. The local amenities are minimal given Badshot Lea does not have much in the way of a high street however we were cognizant of this as part of the decision making process, aware that Farnham town and supermarkets are located at a reasonable distance.
An aspect of the house choice (The Honeysuckle) was on the basis that the red bricked area located to the side of the house was a no parking area, however it is fast becoming a free for all parking area despite Bellway advising it is not. We are still waiting to see what measures will be put in place to safeguard the area as a non-parking zone.

Reality of workmanship vs. the showhomes. The two are worlds apart.

How has the building management responded to any problems or issues you have raised:

We are passed from on site manager to after sales care constantly. Poor service. No notification or timeline of when a snag will be resolved. Workmen turning up randomly wanting to attend to snagging.

Quite expensive and apart from the travel links and Farnham postcode it’s hard to see why.

The house is fairly good quality compared to other developments and there were few snags when we moved in. We haven’t had any problems with water or heating which is good, however we asked the building manager to address the snag list we provided and has never done so which is disappointing. We have a dog and there are good walks near by. On the whole the neighbourhood is friendly and welcoming.

Sainsbury’s is very close which is good, but you have to go to Farnham, aldershot or Guildford for restaurants (unless you want to go to one of the local pubs. The premium garden centre next door is a nice added bonus as well.
Good transport links – right on the hogsback which is convenient for getting to Guildford and further up the A3. I have also walked to aldershot station in only 30 minutes which has good links. Bus between Farnham and aldershot with stops right outside the development.
The street is relatively quiet, but there are often ‘boy racers’ revving their engines and driving up and down water lane nearby, which can be heard from the west side of the development. There are also some people who smoke weed outside their houses and the smell can be quite potent.

If you have a dog, the pavements around Badshot Lea, aldershot and runfold are very muddy so you’ll have to clean them a lot.

What is the best feature of your home:

Travel links, close to Farnham, good quality houses.

I touched on this in the previous, however we really like the design of our Erica. Our only nitpick is the back doors don’t open out wide, but it doesn’t cause an issue for us. We have been lucky with our garden as it is a good size. The use of the space in the kitchen has been well thought out and we can store everything easily. 2 cupboards is just fantastic, and yes, they are at the moment filled with junk that will probably never get sorted through but at least it’s out the way!

All the on-site staff have been great, no problems there.

I really love the look of the brick used, they look rough moulded and give the external character (generally not a fan of new builds, little acres is the first one I have come across that I like the look of)

Please tell us what you like and dislike about this area:

Though we live in the new build estate, we do feel have great privacy, even in the back garden, the neighbours are facing slightly away, the houses with the gardens going onto the back of ours do not impose. It’s very nice. We have great parking and the car port is an added bonus. All the neighbours are really friendly and we have not had any problems, we have a dog so a 10 second walk across to the field is brilliant with no traffic.

The only downside (and this is being super picky), the supermarket near by is not on a direct route. It’s slightly out the way to go round either onto the a31 or past tices entrance to the crossroads, then past squires garden centre. It is lazy of me to say, as if the squires end of the estate was open, I would be moaning about drivers using it for a shortcut so the extra drive doesn’t bother me. That last paragraph was hardly worth mentioning really, apologies.

All in all, no faults, really happy, the builders are more than considerate and the aftercare team were great, the site managers were always on hand and the whole thing looks like it has been a really efficient project.

Please share one thing (or more) which you wish you had known before you moved in:

I would have preferred to purchase earlier so we had a say in some of the style aspects (kitchen cupboard colours etc)

However that’s more our timing issue than anything

What is the best feature of your home:

Personally, it’s the external structure. The bricks used I just love for some reason.

I also think the inside ventilation fans are a great idea

My partner is a fan of the cupboards in the kitchen

Love my property, it’s just parking that’s an issue

I really like the design of my property, I do have some issues locking my front door time to time as it’s quite stiff. Also the walls aren’t exactly sound proof but that’s too be expected. Love the double glazed windows they stop a lot of site noise whilst construction progressed. Visitor spaces can be an issues aswel with residents parking in visitor spaces for their parking end convenience which is extremely frustrating

I love my property, it’s perfect for a single person. The location is beautiful and quiet.

I wish I knew how expensive council tax was even for a single person! No fault to the development thought

Thought the contractors and management were really helpful and considerate. Was wanting a new build and really liked the design of all the houses in littleacres. The roads seem narrow but cars can pass easily, a little dodgy on the corners. The block paving is a nice touch.

We have ideal parking with a car port and plenty of visitor spaces out the front. Most shops are a short walk or drive away with a field nearby. Having Farnham so close is great.

That we wouldn’t be able to paint or decorate for a 18 months as the house settles

What is the best feature of your home:

I would have to say having the USB plugs in the wall saves a huge amount of hassle with not using extension leads.

The design of our house is lovely
The development is designed in an aesthetically pleasing way, it looks nice to look at. However, some properties are bunched right up together with minimal thought put into the planning of drive ways and walk ways/pavements etc

Local area is nice and quiet
Transport is limited (no Uber access)
Street looks nice
However, some neighbours are often clicky and aren’t friendly

Narrows roads and a lot of building disruption but that will go with the builders once done.Very well looked after and appealing to the eye. Street lights work and pavements/roads are brand new. Will be lovely once everything has finished being built.

Great location, lovely neighbours but awful visitor parking (residents use them as own spaces even when being told not to).

Road widths are too small too right for two cars. Drive widths are too small and impractical for getting people in and out of car on both sides. Not enough parking spaces. The builds were done well in general and site manger is great.

Not enough local convenience shops. Could be closer to Farnham for train station and the shops there

The truth about the pull in bays Olin front of the magnolias which the sales man told us where not for parking – after the purchase we found this was a lie. It’s not what we wanted having a parking bay in front of the house

Yes but not very efficiently. Sent a letter but no enforcement which makes it pointless
