Leighwood Fields is a development of 3, 4 & 5 bedroom homes in rural Surrey, close to the centre of Cranleigh, where you will find a high street of independent shops and cafés, outstanding schools and green spaces.

The design of the homes has been fabulous, a tried and tested design layout from Berkley Homes.
The layout of the roads is great with great verges and wide roads. Good off street parking , however perhaps a few more Guest parking bays could have been made abatable.
The gardens include some magnificent old Oak Trees with some wild grass growing around the base of these trees.
Property management is under Berkley at this stage , well managed for the “common areas” although as residents we need to interact with them to make sure weeds and certain areas are well groomed . Overall good service.
Berkley sales team have been excellent, however after sales is really problem, no feedback or sense of urgency. We have brought this to managements attention, however months have past without certain problems being resolved . Pity when one pays a premium !

Location, location location.
Can beat Leighwood fields . close to the main shopping areas and then Knowle Park and open park under development next to our doorstep . Transport although not on a Rail link, quick access to Guilford via excellent bus services and then we have the Downs Link, great for cycling and walking Could one ask for more

Look at you parkings in any new development

How has the building management responded to any problems or issues you have raised:

They do respond but don’t follow the problems through, poor planning and no feedback as to when your problems will be sorted out. Perhaps an automated IT system would help.

Nice Homes Close to High Street

The design of the houses are very nice although I would say the gardens are on the smaller side for comparable developments in the area. The playground could be more substantial but to be fair, most of the neighbours don’t have small children. It’s hard to comment on property management but usually these builders are quite good whilst on site. Once they are off site I wonder how responsive they will be.

So far everything is quite good. Very close to the high street, which is great. There is also the downs link for long walks.

I feel I was well informed before I moved in so no further insights.

How has the building management responded to any problems or issues you have raised:

Yes they have. I have been happy with responses so far.

All around the property is well designed. Good size bedrooms, bathroom, the kitchen could be larger. The heating system is electrically which raises a bit of concern about the bill. Nice idea with the solar panels. The connection to internet is alright but I wish the property to have plugs for network in all bedrooms and let’s not forget about TV plugs in bedrooms.

There’s a small OneStop very close, 15-20 minute walk from Sainsbury’s and town centre. There’s also close to a bus station. There are good size parking available, bin collection is regularly, it’s a quiet pe except some very noisy activities on Tuesday morning between 4 and 5 in the morning at the nearby deposit.

The design has been thoughtful within the restrictions of limiting the size of plots to maximise the number of houses. All front gardens have been planted tastefully.
Snagging complaints have mainly been dealt with in a very timely manner and show house staff have been exceedingly helpful.
Contacting emergency property management out of hours could be improved.

Please tell us what you like and dislike about this area:

Excellent location. So convenient for access on foot to local shops on the high street including M&S food, supermarkets, butcher, fishmonger, bakery, handyman’s, furniture stores and post office. Plenty of hairdressers, barbers, dentists and Health Centre in this village.
Large area for football, cricket green and rugby club with golf on outskirts of village.
Transport by bus to local villages plus Guildford and Horsham where train services are available.
Parking in village is adequate but restrictions exist on the development.
Parking for at least 2 cars on drive and small designated parking areas for visitors. Parking is not allowed on the development roads which are narrow to slow down traffic.
Bin collections are on specified days and to date no problems with collections. In fact recycling collection has been outstanding considering the amount of boxes resulting from all the new arrivals on this development.
No traffic noise since it is mainly residential.
Lovely residents throughout who keep in touch with Leighwood
Fields development app.

How friendly all the locals and neighbours would be and how convenient the shops.

What is the best feature of your home:

The downstairs space, light and finishing especially lovely windows and bifolds
